Inside the city or outside it

Many homes with a St. Augustine mailing address are in unincorporated St. Johns County. Across the metro, the typical home sold for about 97.0% of its asking price in July 2026. That average hides a lot. A downtown cottage, an island beach house and a new home in a CDD community should each be priced against sales from the same street or subdivision, not a ZIP-wide median.

What the address has been through

The National Hurricane Center recorded water up to 4 feet above ground in the city during Hurricane Matthew in 2016, especially near the bayfront and the San Sebastian River, and storm surge at the St. Augustine Beach seawalls. An agent who has worked here through recent storms will know which streets flooded and what to ask a seller.

Price the insurance before you commit

Citizens Property Insurance's 2026 rate filing put its average multiperil homeowners premium in St. Johns County at $2,736, recommended to fall 7.4% to $2,533. Private carriers price differently, and flood cover is separate. Get quotes on the exact address during your inspection period.

Budget for your own tax bill

Florida reassesses a home at market value the January after it sells, so the seller's bill is not a guide. The Census median St. Augustine homeowners actually paid was $2,822 a year (ACS 2024 five-year), well below what a new buyer at today's prices can expect inside city limits.

Read the CDD and HOA lines

Newer communities north and west of the city often carry a community development district charge. At Madeira, inside the city, a 50-foot lot pays $2,226.77 a year in CDD operations and debt service for FY 2026-27, on top of HOA dues and county taxes. Expect short-term rentals nearby

The 2020 census counted 18.5% of the city's 8,096 housing units as vacant, a figure that includes seasonal and vacation homes. If you want full-time neighbors, ask the agent to check how many homes on the street are rented by the night, and read the HOA rules on rentals before you offer.

Selling a home in St. Augustine

Metro inventory was 10,754 homes in August 2026, 14.0% fewer than the 12,499 a year earlier, and the share of listings with a price cut fell from 31.7% to 28.4%. Sellers have a little more leverage than last year, but buyers are still choosy.

Plan for close to three months on the market

Zillow's mean time to pending across the Jacksonville metro was about 80 days in August 2026, down from 90 a year earlier. Closing adds more time. Build that into your carrying costs: insurance, utilities, HOA dues and any CDD charge keep running while the home is listed.

Price for the micro-market

Over the year to August 2026, Vilano Beach was the only Zillow neighborhood in the area to rise (3.4%), while Crescent Beach fell 4.1% and ZIP 32092 fell 2.6%. A list price based on the city-wide change will be wrong for most homes.

Historic city and downtown (32084)

The Spanish colonial city founded in 1565, with the Castillo de San Marcos and Flagler College on King Street. ZIP 32084 had a typical value of $348,865. Most parcels here are inside city limits, so expect the higher city tax rate and check the flood zone near the bayfront and the San Sebastian River.

Anastasia Island, St. Augustine Beach and the beach communities (32080)

ZIP 32080 was $538,418. The City of St. Augustine Beach was $590,985, and farther south Butler Beach was $502,978, Crescent Beach $515,062 and Marineland $649,584. These are barrier-island homes, so flood insurance, elevation and evacuation routes weigh heavily.

Vilano Beach

North of the inlet, Vilano Beach had the area's highest Zillow neighborhood value at $715,145 and was the only one to gain over the year. It sits in its own lighting district with a 2025 tax rate of 13.5555 mills.

North St. Augustine (32095)

ZIP 32095 was $498,380. It includes planned communities such as Madeira, a 1,010-acre CDD inside the city with builders listed from the $500,000s to over $1 million.

World Golf Village and the I-95 corridor (32092)

ZIP 32092 was $464,115, down 2.6%. World Golf Village is a 6,300-acre resort and residential development with two golf courses; the World Golf Hall of Fame closed there in 2023 and moved to Pinehurst. Newer communities along this corridor often carry CDD charges.

South St. Augustine (32086)

ZIP 32086, along US 1 South, was $367,850, among the lower-priced parts of the area and home to the tax collector's Dupont Center branch.

Local property checks before you commit

Flood zone and storm history

Look up the FEMA flood zone for the parcel, ask for an elevation certificate and get a flood quote even if the home is outside a high-risk zone. Hurricane Matthew pushed water into parts of the historic city and against the beach seawalls. Our Florida flood zones guide explains the zone letters.

Evacuation zone

St. Johns County's My Evacuation Zone tool gives the zone for any address. Anastasia Island and Vilano Beach are reached by bridge, so know your route before hurricane season, which runs June 1 to November 30.
