How are home sale
net proceeds calculated?

Estimated net proceeds = sale price − mortgage payoff − agent compensation − other selling costs − repairs and buyer credits.

The calculator applies the compensation percentage to the entered sale price. It then subtracts that amount and the remaining dollar inputs. Each cost should appear once. If a settlement estimate already includes a buyer credit, do not enter that credit again under repairs.

With the starting inputs, $350,000 minus $180,000, $17,500, $6,000 and $4,000 equals $142,500. This is a worked example using editable assumptions. It is not a quote for a Florida closing.

Which payoff and selling
costs should you enter?

Use a payoff quote for the expected payment date. The Consumer Financial Protection Bureau explains that a payoff can differ from the current balance because it includes interest through that date and may include unpaid fees. Include any other secured debts that must be paid from the sale in your estimate.

Enter the compensation in your proposed agreement, rather than treating the example percentage as a standard fee. Other selling costs should reflect your transaction and contract, including the amounts you agree to pay on a buyer's behalf.

For example, reducing the sale price by $10,000 does not always reduce net proceeds by exactly $10,000 when some costs are calculated as a percentage. Adjust the input and compare the result before deciding what you can commit to your next purchase.

The $25,000 increase from the middle to the top price adds $23,750 to proceeds because the percentage-based cost also rises. Your actual costs may behave differently. Replace the assumptions with the amounts applicable to your agreement.

What does this estimate
leave out?

The result only subtracts what you enter. Check for transaction-specific charges, tax prorations, association amounts, additional liens and any amounts you agree to pay on the buyer’s behalf. Put applicable closing charges into other selling costs unless you have already included them elsewhere.

It does not calculate income tax, moving expenses or the costs of your next purchase. It also does not distinguish between money paid before closing and amounts deducted at closing. If you enter repairs already paid, the result describes your estimated sale outcome after those costs, rather than the exact wire you would receive.

A negative result means the entered deductions exceed the sale price. Review the figures with the people handling your transaction before assuming the sale can proceed on those terms.
