Venice home prices and market speed
The typical Venice home is worth about $377,200, down 3.9% on a year ago. Across the North Port–Sarasota metro, for-sale inventory is 18.2% lower than a year earlier. Prices are flat to slightly down and most homes sell below list price, so buyers have room to negotiate. Sellers do best pricing from recent closed sales rather than from older list prices.
| ZIP code | Typical home value | 12-month change |

What a local agent helps you decide in Venice
The City of Venice had an estimated 30,477 residents in July 2025, up from 25,473 at the 2020 Census base, but many homes with a Venice address sit outside city limits. That changes your tax rate, utilities and permits.
Which side of the city line a home sits on
A local agent should confirm the taxing district on the parcel before you write an offer, not after.
How to price in a falling market
Zillow's typical Venice value has fallen four years running, from $484,405 in August 2022 to $377,207 in August 2026. You need closed sales from the last three to six months on similar homes, which a local agent can pull from the MLS.
What the home will cost to own after the storms
Hurricane Milton made landfall on Siesta Key in October 2024, just north of Venice, and the National Hurricane Center put the worst surge, 6 to 9 feet, from Venice south to Boca Grande. Insurance, flood cover and repair history now matter as much as price.
Buying a home in Venice: the checks that matter
Run the full monthly payment, not just the price
At the Freddie Mac average of 7.03% for a 30-year loan (week of September 24, 2026), principal and interest on the typical $377,207 Venice home are about $2,265 a month with 10% down and $2,014 with 20% down. Add property tax, homeowners and flood insurance, and any HOA or district fee. Our Venice cost of living guide breaks those lines out.
Use the slow pace in your offer
Across the North Port-Sarasota-Bradenton metro, 24.9% of listings had a price cut in August 2026 and homes sold for about 95.8% of list price in July. That leaves room to ask for repairs, credits or a lower price, especially on homes that have sat longer than the metro average. The Venice housing market page tracks those numbers.
Get insurance quotes during the inspection period
Ask for a four-point and wind mitigation report as soon as your offer is accepted, and get homeowners and flood quotes before your inspection period ends. Our wind mitigation guide explains the credits.
Check the flood zone and the storm file
Look up the address on FEMA's Flood Map Service Center, ask the seller for an elevation certificate, and ask what water came in during Helene and Milton. Venice took several feet of surge from Helene less than two weeks before Milton arrived. Ask for permits and invoices for any repairs since 2024.
Compare new construction east of I-75
Builders are active east of I-75. M/I Homes, for example, lists single-family homes in the gated Vistera of Venice community from $479,990 (1,763 to 3,762 square feet), one mile east of I-75. Ask whether the lot is inside city limits and whether a district bills on the tax roll. Our CDD fee guide explains the disclosure rule.
Selling a home in Venice
Price for 2026, not 2022
Zillow's typical value is 22% below the August 2022 peak, and Venice fell faster than Sarasota in the last year (3.9% against 2.7%). Price from recent closed sales.
Plan for about three months to contract
Metro homes took about 91 days on average to go pending in August 2026, down from 97 a year earlier. Build that into your moving dates and your carrying costs.
Have the storm and insurance file ready
Gather permits, invoices, a recent wind mitigation report and your current premiums before listing, because buyers' insurers will ask. Our seller disclosure guide covers flood rules.
Know your net before you choose a price
Commission, title, doc stamps, any credits and your payoff come off the top. Run the numbers in our seller net proceeds calculator before you sign a listing agreement.
Venice address or City of Venice? Why it matters
The City of Venice covers about 15.9 square miles of land, and the Census Bureau's 2020 ZIP-to-city file shows how little of the Venice mailing area that is.
Which ZIP codes reach into the city
About 76% of ZIP 34285's land is inside city limits. Part of the 34275 ZIP, which is shared with Nokomis, is also in the city and makes up about 42% of the city's land. Only about 8% of ZIP 34292 and well under 1% of 34293 are in the city, so most homes there are in unincorporated Sarasota County, as is Nokomis to the north.
Property tax
On the 2025 roll, the City of Venice total was 14.9292 mills against 11.4737 in unincorporated Sarasota County. That is about $1,493 against $1,147 for each $100,000 of taxable value. The Sarasota County property tax guide breaks down each levy.
Utilities and permits
Inside the city, water, sewer and trash come from the City of Venice, which bills solid waste on the water and sewer bill. Outside, check the seller's bills. Permits follow the same line.
How to check an address
Search the parcel on the Sarasota County Property Appraiser's site and read the taxing district, or look at the last tax bill. The mailing city on a listing does not tell you.
Venice areas at a glance
Zillow tracks five neighborhoods inside Venice. Values below are Zillow's typical home value for August 2026 and the change over a year.
The Island ($514,173, down 3.7%)
The historic center laid out by planner John Nolen in the 1920s, reached by bridges over the man-made Intracoastal Waterway. Locals call it Venice Island, and it has the highest typical value of the five.
Northeast Venice ($499,810, down 4.8%)
The second-highest typical value of the five, close behind The Island. Ask for HOA budgets and check for any district charges on each parcel's tax bill.
Pinebrook ($280,429, down 6.1%) and East Venice Ave ($278,571, down 8.7%)
Both sit close to $280,000, roughly $100,000 below the citywide typical value. East Venice Ave posted the steepest fall of the five, so compare recent closed sales street by street.
Gateway/Waterway ($216,417, down 3.7%)
The lowest typical value of the five, well below the citywide figure. If you buy a condo here or anywhere in Venice, read the association documents carefully; our Florida condo buying guide explains milestone inspections and reserves.
Nearby places to compare
North of the city are Osprey and Nokomis, then Sarasota. To the south and east are North Port and Port Charlotte. Wellen Park, often marketed with Venice, is a master-planned community of about 9,600 acres that sits mostly inside North Port, not Venice.

- Insurance: written quotes for homeowners, wind and flood before the inspection period ends. Our homeowners insurance guide covers the market.
- HOA, condo and district charges: budget, reserves, special assessments and any CDD line on the tax bill.
- Property tax after you buy: estimate it on your price, not the seller's bill, and file for the homestead exemption by March 1 if it will be your home.
- School zoning: Sarasota County Schools assigns schools by address, and zones change, so check the exact address with the district.
How to choose a Venice real estate agent
Questions to ask before you sign
Ask how many Venice sales they closed in the last year and in which areas, how they price when values are falling, and how they handle insurance and storm questions. Ask for recent closed sales, not listings. Check their license on the state's DBPR lookup.
How commission works after August 2024
Since August 17, 2024, buyers sign a written agreement with their agent before touring homes, and that agreement must state the agent's pay as a set amount or rate. No law sets the rate, so it is open to discussion. Our Florida real estate commission guide explains how the fee is paid and split.
Venice market questions answered
What is the average price of a home in Venice, Florida?
Zillow's typical Venice home value was $377,207 in August 2026. The metro median sale price, which covers North Port, Sarasota and Bradenton, was $421,000 in July. By ZIP, typical values ran from $364,664 in 34293 to $394,439 in 34292.
What is the richest neighborhood in Venice, Florida?
By home values, The Island has the highest Zillow typical value of the five tracked Venice neighborhoods, at $514,173 in August 2026, followed by Northeast Venice at $499,810. For incomes, the Census puts the City of Venice's median household income at $76,755 (2020 to 2024 survey), below Sarasota County's $83,416.
How much does a realtor make off of a $300,000 house?
Only the arithmetic is fixed: 1% of $300,000 is $3,000, so a 2.5% total fee is $7,500 and 3% is $9,000. That goes to the brokerage, may be split with the other side's brokerage, and the agent keeps an agreed share before their own costs.
What is the hardest month to sell a house?
No official source ranks months for Venice. The practical risk is hurricane season, June 1 to November 30, when a named storm can delay inspections, insurance binding and closings.
