1. Set a budget that includes every fee
At the 7.03% average 30-year rate reported by Freddie Mac for the week of September 24, 2026, principal and interest on the $585,199 typical home is about $3,124 a month with 20% down. Add property tax, HOA dues, the stewardship district line on the tax bill and insurance before you pick a price range. If the home will be your permanent residence, file for homestead with the county property appraiser by March 1 of the year after you move in, which also starts the cap on future assessment increases.

Waterside
Built around Kingfisher Lake and the Waterside Place town center, with villages from Bungalow Walk in the $400s to Wild Blue estates above $3 million, mostly with Sarasota 34240 addresses.

Flood zone and drainage
Villages are built around lakes and stormwater ponds, and the Braden River crosses the south of the community. Look up every address on FEMA's Flood Map Service Center and ask for an elevation certificate.
Insurance
