Check the canal before you pay for it

Port Charlotte was laid out by the General Development Corporation from the 1950s, and its canals differ widely. Before you pay a waterfront premium, find out the route and distance to Charlotte Harbor, any fixed bridge clearance, the water depth at low tide and the condition and age of the seawall.

Use the slow market

Compare with a new build

Zillow's typical value fell 4.6% over the year to August 2026 and is 22.9% below August 2022. A price set from a neighbor's 2023 sale will sit. Ask your agent for closed sales from the last three months and for the price history of homes that did not sell.

Remove financing obstacles before you list

Murdock and the county center (33948)

The northwest part of Port Charlotte where State Road 776 meets US 41 is known as Murdock, and the Charlotte County Administration Center is on Murdock Circle. ZIP 33948's typical value was $261,967, down 4.4% on the year.

Central Port Charlotte and the Olean Boulevard area (33952)

The lowest-priced ZIP, at $217,324, includes HCA Florida Fawcett Hospital on Olean Boulevard. Expect a wide range of home ages and conditions, so roof age and flood zone matter as much as the ZIP.

West Port and newer building (33953)

D.R. Horton is building Cove at West Port and Driftwood Bay in 33953, and a West Port community development district appears on the county's list of taxing authorities. The ZIP's typical value was $309,502, down 5.5%, the largest fall in Port Charlotte.

Northern Port Charlotte (33954)

ZIP 33954, where Maronda Homes has built on scattered lots, had a typical value of $299,399 and the smallest decline in the city, 3.0%.

Gulf Cove and the western ZIPs (33981, 33946)

Adams Homes lists Gulf Cove as a Port Charlotte waterfront community. ZIP 33981 had a typical value of $340,586 and 33946, the highest in the area, $512,006.

Local property checks before you commit

Flood zone and elevation

Look up the address on FEMA's Flood Map Service Center and ask for an elevation certificate. A lender will require flood insurance in a special flood hazard area, and even outside one, a flood policy is worth pricing on low canal lots. The Florida flood zones guide explains each zone.

Hurricane history of the house

Hurricane Ian made landfall near Punta Gorda in September 2022 and destroyed at least 200 homes in Charlotte County. Ask whether the home had storm damage, what was repaired, whether permits were closed and whether any insurance claims were paid.

HOA and CDD charges

Homes on scattered lots in the original subdivisions often have no HOA (Maronda markets its Port Charlotte homes as having none), but newer gated communities do, and some sit inside community development districts. Read the latest tax bill for CDD lines and ask for the HOA budget and any special assessments.

Water, sewer and flat charges

Confirm whether the home is on county water and sewer or on a well and septic system, and check the tax bill for fire, solid waste and stormwater assessments, which are billed on top of the millage.

How commission works after August 2024

Under the rules NAR adopted in August 2024, buyers sign a written agreement with their agent before touring homes, and it must state the agent's compensation as a clear figure, not a range. Offers of compensation to buyer agents can no longer be advertised on the MLS, though sellers can still offer it or cover buyer costs in the contract. Commission is negotiable and not set by law.

On balance they are not: Census estimates show Charlotte County gained 7,400 people from domestic migration in the year to July 2025 and grew 16.3% since 2020.
