Apollo Beach is an unincorporated community in southern Hillsborough County, not a city, so there is no city hall, no city millage and no city building department. County rules apply everywhere. What changes from street to street is the water: the Census Bureau counts about 11% of the community's 22.3 square miles as water, and the canal system dredged from the 1950s onward runs an estimated 55 miles to Tampa Bay.

Hillsborough County redrew its hurricane evacuation zones for the 2026 season. Zone A now reaches farther inland along the coastline, including more of Apollo Beach, and inland parts of Apollo Beach south of Big Bend Road were added to Zone E. The evacuation zone is not the same as the FEMA flood zone that decides whether a lender requires flood insurance, so check both for the address.
Ask for the seawall and dock history

Francis Corr began building the first 50 homes between US 41 and Golf and Sea Boulevard in 1958, and his family carried on dredging canals and developing the area for decades. MiraBay
A waterfront community, where the district began repairing about 30,000 feet of seawall in 2020, whose common areas, roads, stormwater system and amenities are owned and run by the Harbor Bay Community Development District, which covers about 765 acres. The district's FY 2026 debt service table runs from $279.81 a year for a townhome to $1,119.24 for a 100-foot lot under one bond series, and some lots carry a second series plus operating assessments.
Waterset

North Ruskin and the US 41 corridor
The Census Bureau's Apollo Beach area includes North Ruskin in its northern part, and US 41 runs through the middle. Newer communities such as Taylor Morrison's Indigo Creek, where the builder advertises lake views and no CDD fees, add new single-family homes away from the canals.

Hillsborough County's coastal flood maps were updated effective October 7, 2021, replacing maps from 2008, and the county offers a Flood Zone Comparison Viewer to see what changed for an address. The county says its Community Rating System Class 4 rating brings a 30% discount on National Flood Insurance Program premiums in unincorporated areas from October 1, 2026. Mainly manatees and the power station that draws them. Tampa Electric's Big Bend Power Station on the community's northern edge returns warm water to the bay, and manatees gather there in cold weather. Tampa Electric runs the free Manatee Viewing Center at 6990 Dickman Road, open daily from November 1 to April 15, with a boardwalk, a 50-foot observation tower and an education building.
Are there still manatees at Apollo Beach?
