The city lists 18 locally designated historic districts and 46 individually designated sites. Exterior changes there need a certificate of appropriateness: minor work can be approved by staff, while major work goes to the Historic Preservation Board. If you plan new windows, a second story or a pool, ask the city planning division which review level applies before your inspection period ends.
Price against the right comparison

Look past the millage to the non-ad valorem charges: solid waste, stormwater and any community development district. Addresses inside the Downtown Development Authority pay an extra 0.97 mills (2025 rate) on top of the city total. Clematis Street, Rosemary Square (opened as CityPlace in 2000), the Mandel Public Library at 411 Clematis Street and the Brightline station at 260 Quadrille Plaza Drive, with trains to Boca Raton, Fort Lauderdale, Aventura, Miami and Orlando. Mostly condos and apartments. Typical value $596,955, up 7.6%.
The south-end historic districts
El Cid, Flamingo Park, Grandview Heights, Prospect Park and Southland Park are National Register districts built mostly in the 1910s and 1920s, with Mediterranean Revival, Mission and bungalow houses. They hold the city's highest values: El Cid $3,573,235 and Prospect Park and Southland Park $2,299,563.
Northwood
North of downtown, Old Northwood was developed in 1920 to 1927 and has about 320 historic buildings; Northboro Park and Northwood Hills are separate districts nearby. Values run from $353,208 in Northwood Hills to $974,059 in Old Northwood.
Near the airport and Southern Boulevard
Vedado and Central Park sit north of Southern Boulevard close to Palm Beach International Airport. Vedado was largely built out with one-story homes in 1947 to 1957. Typical values were $493,789 and $761,048.
Lower-priced areas
Palm Beach Lakes ($426,691), Spencer Lakes ($332,759) and the Villages of Palm Beach Lakes ($265,446) sit well below the city typical, and all three dipped slightly or held flat over the year. Flood zone and elevation
The city faces the Lake Worth Lagoon, across from the barrier island of Palm Beach. Look up the FEMA flood zone for the parcel and ask for any elevation certificate. Most homeowners policies do not cover flood, according to FEMA's FloodSmart, so price a separate policy even outside a high-risk zone.
Insurance
Florida Office of Insurance Regulation data reported as of September 30, 2024 put the average homeowners premium in Palm Beach County at $6,614, above Broward ($6,290) and Miami-Dade ($6,045). How commission works after August 2024
Since August 17, 2024, many agents must sign a written agreement with a buyer before touring homes. The National Association of Realtors says the compensation in that agreement must be clearly defined, such as a flat fee or a percentage, and cannot be open-ended. Commission is negotiable and not set by law. A buyer can still ask the seller to contribute toward the buyer's agent fee as part of the offer.
