Confirm the jurisdiction on the tax bill
Many homes marketed as Bonita Springs are not in the city. Lee County's 2025 millage book lists City of Bonita Springs districts separately from the Village of Estero and from unincorporated land served by Bonita Springs Fire. The city levies 0.8470 mills only inside its limits, so look up the parcel's district with the Lee County Property Appraiser before you budget.
Pull the Hurricane Ian record
The National Hurricane Center's Ian report found maximum surge of 8 to 12 feet above ground in Estero, Bonita Beach, Bonita Springs and North Naples, with the surge also pushing up the Imperial River and into Estero Bay. Ask what flooded, what was replaced and whether permits were closed. Lee County's FEMA maps took effect on November 17, 2022, so check the zone on the current map, not an old listing.
Quote insurance while you can still walk away
Citizens' average HO-3 premium in Lee County was $3,322, with a recommended cut to $3,072 for policies from June 1, 2026. Flood cover is separate. Get both quotes, plus a wind mitigation report, during your inspection period.

Bonita Springs, Estero or Naples? Why the boundary matters
The City of Bonita Springs had an estimated 57,634 residents in July 2025, per the Census Bureau, and covers 41.0 square miles, 35.3 of them land. The postal name reaches further than that.
Estero is its own village
Estero, directly north, is a separately incorporated village of 38,365 people (Census, 2025). Builders often market Estero homes as near Bonita Springs: Toll Brothers' Bonita Springs page lists Summercrest as Estero. Estero's 2025 main-district millage was 13.0214, against 12.7970 in the city.
Unincorporated Lee County
The millage book also carries an unincorporated Bonita Springs Fire district. Homes there take county rules and permits and pay no city millage. The Lee County senior exemption is $50,000 on county millages, while the city's own version is $25,000 on city millage.
The Collier County line

Bonita Beach and Little Hickory Island
The barrier-island strip reached by Bonita Beach Road and Hickory Boulevard. It holds Bonita Beach Park and, at the south end, the 342-acre Barefoot Beach Preserve. Expect homes built up on raised foundations, condos and the highest surge exposure.
Downtown and the Imperial River
The Imperial River runs through the downtown district to Estero Bay. Older homes and infill sit here; check flood history street by street.
The US 41 corridor
Gated golf communities, condos and shopping line the Tamiami Trail between Estero and the county line. Association fees vary widely.
