LEHIGH ACRES REAL ESTATE

Find a Lehigh Acres, FL realtor: buy or sell with a local agent

A Lehigh Acres realtor should know three things most agents in the region don't need to: how to check a platted lot for water, sewer and drainage, how county rules apply in a place with no city government, and how to price a resale against brand-new homes a few streets away. Zillow's typical home value in Lehigh Acres was $279,720 in August 2026, down 5.8% in a year, and homes across the Cape Coral-Fort Myers metro took about 119 days on average to go under contract. Bright Florida Homes is not a brokerage; we can introduce you to a local agent who works these checks every week.

Prices are flat to slightly down and most homes sell below list price, so buyers have room to negotiate. Sellers do best pricing from recent closed sales rather than from older list prices.

What a Lehigh Acres agent helps you decide

Lehigh Acres is a huge grid of mostly single-family lots in eastern Lee County, with new homes going up next to houses from several decades back. That mix makes pricing and due diligence harder than the low entry price suggests. A good local agent earns their fee on four decisions.

New build or resale

Builders such as D.R. Horton, Maronda Homes and Holiday Builders sell homes on scattered lots across Lehigh, with published starting prices in the $249,000 to $283,000 range in September 2026 (see our Lehigh Acres new construction guide). A resale has to compete with those, so an agent should compare the two on total monthly cost, not list price alone.

Which lot and utility setup you are buying

Some Lehigh streets are served by central water from the Florida Governmental Utility Authority (FGUA); many lots rely on a private well and septic system. The answer changes inspections, insurance questions and long-term costs, so your agent should confirm it for each address before you write an offer.

How far the 2024 peak has faded

Zillow's typical Lehigh value peaked at $323,084 in August 2024. At $279,720 it is about 13% below that, yet still 25.1% above five years ago. Comparable sales from the last three to six months matter more than anything older.

Owner-occupier or rental

The Census Bureau counts 11,852 renter households in Lehigh Acres, 30% of occupied homes (ACS 2020 to 2024). Many listings will be tenant-occupied or bought as rentals, which affects showings, lease handover and the price an investor will pay.

Buying a home in Lehigh Acres: the checks that matter

Most of these checks are free and take a few minutes online. Do them before you are under contract, not during the inspection window.

Confirm water and sewer service by address

FGUA runs the Lehigh Acres water system and publishes a check-your-service-address map on its Lehigh Acres page. If the lot is not on central service, ask the seller for the well and septic permit history and any recent pump-out or water test, and budget for a septic inspection alongside the home inspection. In Lee County, septic permitting and inspections sit with the county health department, not a city.

Check the flood zone and drainage

Look the address up on the FEMA Flood Map Service Center. Lee County's current maps took effect on November 17, 2022, so an older survey or listing note may show the wrong zone. Walk the street after heavy rain if you can, and ask how water drains from the lot to the nearest swale or canal.

Get insurance quotes in the offer period

Citizens Property Insurance put its average HO-3 premium in Lee County at $3,322, with a recommended cut to $3,072 for policies from June 1, 2026. Quotes vary with roof age, wind features and flood zone, so get two before your inspection period ends. Our Florida homeowners insurance guide covers the factors.

Use the metro data in your offer

In July 2026, homes across the metro sold for 95.4% of list price on average, and 21.2% of listings had a price cut. Those are metro figures, but they give you room to negotiate on price, repairs or closing costs, especially on homes that have sat for more than the metro's 119-day average.

Budget for closing costs

At 7.03% (Freddie Mac, week of September 24, 2026), the principal and interest on Zillow's typical $279,720 home is about $1,680 a month with 10% down. Taxes, insurance and closing costs come on top; see our Florida closing costs guide.

Selling a home in Lehigh Acres

Price against new construction, not just resales

Buyers can often get a new three- or four-bedroom home with a builder warranty for under $300,000 in Lehigh. If your home is priced near that, you need a clear reason to choose it: a larger lot, a newer roof, central water, a pool or a lower insurance quote. Metro inventory fell to 10,537 listings from 13,144 a year earlier, which helps, but pricing still decides how long you wait.

Have the utility and permit paperwork ready

Pull your well and septic records, roof and wind mitigation reports, and permit history before listing. Buyers' insurers and lenders ask for them, and having them up front keeps a contract from stalling.

Know your net before you pick a price

Florida sellers usually pay documentary stamp tax on the deed plus commission and closing costs. Run your numbers through our seller net proceeds calculator and read the Florida seller disclosure guide before you sign a listing agreement.

No city hall: what unincorporated Lehigh Acres means for you

Lehigh Acres is a Census-designated place of 132,353 people (ACS 2020 to 2024), not a city. There is no mayor, city council or city tax. Lee County handles permits, code enforcement and roads, and the county commission makes zoning decisions.

Your tax bill uses county and district rates

For 2025, the Lee County Property Appraiser lists a total of 10.9125 mills in the Lehigh Acres Fire district and 11.5125 mills where the Lehigh Acres street lighting charge also applies. Parts of Lehigh fall into other fire districts with higher totals. The Lehigh Acres fire district levies no millage, so fire and water-control charges appear as separate non-ad valorem lines. Ask for the seller's latest bill to see every line.

Permits and records go through the county

Open permits, additions and code cases are Lee County records. Your agent or title company should check them for every address, particularly on older homes with additions or converted garages.

The Lee County property tax guide shows how these rates compare with Cape Coral, Fort Myers and Bonita Springs.

Lehigh Acres areas at a glance

Zillow tracks six Lehigh Acres ZIP codes, and the value table above shows each one. There is no official neighborhood map with named districts, so agents tend to describe homes by ZIP, road and lot type.

Lowest-priced ZIP: 33936

33936 had the lowest typical value in August 2026 at $236,962, down 7.0% in a year. Lower prices can reflect older homes, smaller houses or lots without central utilities, so compare like with like.

Highest-value ZIP: 33972

33972 had the highest typical value at $313,454 and the smallest one-year drop, 4.1%. Newer and larger homes pull the figure up, so check what sold on the street, not just the ZIP average.

Largest one-year fall: 33973

33973 fell 9.6% to $278,975, the steepest drop of the six. Sellers there need the sharpest pricing; buyers may find more room to negotiate.

The Lee Boulevard corridor

Lee Boulevard is the main road for new-home sales: D.R. Horton's sales center is at 4410 Lee Blvd (33971) and Holiday Builders' at 4502 Lee Blvd (33976). That is where you will see the most resale-versus-new competition.

Local property checks before you commit

  • Flood: unincorporated Lee County is in FEMA's Community Rating System, which gives 25% off NFIP flood premiums in A, AE and V zones and 10% in X zones. Our Florida flood zones guide explains each zone.
  • Electric provider: LCEC serves parts of Lehigh Acres. Ask the seller for a recent bill so you know which utility and rate apply.
  • HOA or CDD: most scattered-lot homes have neither, but some newer subdivisions do. Check the title commitment and tax bill.
  • Homestead: if you will live there, file with the Lee County Property Appraiser by March 1 after you buy. See the homestead exemption guide.
  • Vacant lots nearby: an empty lot next door can become a new house. Treat views and privacy as temporary.

How to choose a Lehigh Acres real estate agent

We don't rank agents or name a best realtor. These questions separate someone who knows Lehigh from someone who covers the whole county from a distance.

Questions to ask before you sign

How many Lehigh Acres closings have you handled in the past year, and how many were new builds or lots? How do you check whether a lot has central water or a well and septic? How have your recent listings sold against list price, and how long did they take? Have you worked with investors and tenant-occupied homes?

Commission and the buyer agreement

Commission is negotiable and set by agreement, not by law. Since August 2024, buyers sign a written agreement with their agent before touring homes. Our Florida real estate commission guide explains typical terms and what to ask.

Check the license

Search any agent on the Florida DBPR license lookup to confirm an active license and any disciplinary record. If you are also looking in Cape Coral, Fort Myers or Bonita Springs, ask whether the agent works those markets too.

Common questions

Is Bright Florida Homes a real estate brokerage?+

No. Bright Florida Homes is an information and enquiry service. We publish guides on Florida towns and can introduce you to a licensed local agent who works in Lehigh Acres. The agent represents you; we do not list or sell homes, and we don't rank agents or claim any one is the best.

Are home prices dropping in Lehigh Acres?+

Yes, on Zillow's measure. The typical Lehigh Acres home value was $279,720 in August 2026, down 5.8% from a year earlier and about 13% below the August 2024 figure of $323,084. It is still 25.1% higher than five years ago. Values fell in all six Lehigh ZIP codes over the year.

How long does it take to sell a house in Lehigh Acres?+

Across the Cape Coral-Fort Myers metro, homes took about 119 days on average to go under contract in August 2026, down from 125 a year earlier, according to Zillow. That figure covers the whole metro, not Lehigh alone. Add the time from contract to closing, which depends on your financing, inspections and title work.

Do Lehigh Acres homes have city water or wells?+

Both exist. The Florida Governmental Utility Authority (FGUA) runs the Lehigh Acres water system and has a map on its website to check service at an address. Many lots still use a private well and septic system. Ask the seller or builder which the home has, and include a well and septic inspection if it is not on central service.

What is the property tax rate in Lehigh Acres?+

For 2025, total millage in the Lehigh Acres Fire district was 10.9125, and 11.5125 where the Lehigh Acres street lighting charge applies, per the Lee County Property Appraiser's millage book. Some parts of Lehigh are in other fire districts with higher totals. Non-ad valorem charges such as fire and water-control assessments are billed separately, so check the parcel's bill.

Can you recommend the best realtor in Lehigh Acres?+

We don't name a best realtor, because no neutral data can prove one. We can introduce you to a local agent, and you should ask any agent about their recent Lehigh Acres sales, how they check lot utilities and flood zones, and how their listings sold against list price. Confirm the license on the Florida DBPR search.

Is Lehigh Acres cheaper than Cape Coral?+

On Zillow's August 2026 figures, yes. Lehigh Acres' typical home value was $279,720 against $335,825 in Cape Coral, about 17% lower. Typical rent was $1,831 against $1,949. Fort Myers sat in between at $305,650. The gap reflects location, lot types and utilities as much as house size, so compare specific homes.
