Decide city or county
A Kissimmee address can be inside city limits (17.4114 mills for 2025) or in unincorporated Osceola (13.8543 in the main district), and some of the county's special districts run higher. Read the CDD notice
If a contract carries the bold Florida notice that a community development district may levy assessments, ask for the annual debt and operating amounts for that lot and whether the debt can be paid off.
Check rental rules
Osceola County permits short-term rentals only in zoned areas and certain planned developments, and HOAs add their own rules. If you plan to rent, or want quiet full-time neighbors, confirm the zoning with the county (407-742-0200) and read the HOA documents.

Much of the city is served by Kissimmee Utility Authority, whose 2026 residential rate is a $10.17 monthly customer charge plus 12.31 cents per kWh for the first 1,000 kWh, before fuel adjustments and taxes. Water and sewer may come from Toho Water Authority, based in Kissimmee, or another provider, so confirm both for the address.
