St. Petersburg is the largest city in Pinellas County, with a Census estimate of 264,033 residents in July 2025, and Pinellas is Florida's most densely populated county at about 3,465 people per square mile of land. Very little land is left to build on, so almost every purchase is a resale, a condo or an infill rebuild. The decisions that move your outcome are specific to this city.
Which part of the city fits your budget
The spread inside one city is wide. Zillow's typical value in ZIP 33701, which covers downtown, was $742,292 in August 2026, while ZIP 33709 sat at $267,044. A local agent can tell you which blocks in a ZIP trade near the top of that range and which trade near the bottom, and why: water frontage, elevation, lot size, age of the roof and whether the house flooded in 2024.
How to price against a market that has cooled
St. Pete values peaked in 2024 at $394,449 (August) and have since slipped about 10%. Comparable sales from 2022 or 2024 can mislead in both directions. An agent should pull closed sales from the last three to six months on your street or building and adjust for condition, especially post-storm repairs.
What a home will really cost to own
In this city, insurance, flood cover and condo fees can move your monthly cost as much as the price does. A good agent gets you to quotes and documents before your inspection period starts, not after.

Freddie Mac's 30-year average was 7.03% in the week of September 24, 2026. At that rate, principal and interest on the city's typical $354,074 home comes to about $2,127 a month with 10% down or $1,890 with 20% down, before taxes, insurance and any association fee. Your lender's figure will differ with your credit and loan type.
Look up flood zone and storm history by address
Hurricane Helene pushed a record 6.67 feet of water above high tide at the Clearwater Beach gauge in September 2024, and the National Hurricane Center counted two surge deaths in St. Petersburg. Two weeks later Hurricane Milton dropped 20.40 inches of rain at a site near St. Petersburg, the highest total reported anywhere in that storm. Check the FEMA flood map, the Pinellas County flood map site and the seller's disclosure for every property you consider.
Get insurance quotes during your offer period
Citizens Property Insurance, the state-backed insurer, reported an average multi-peril homeowners (HO-3) premium of $2,993 for its Pinellas County policies in its 2026 rate filing. A private quote can be higher or lower depending on roof age, wind mitigation features and elevation. Ask for the four-point and wind mitigation reports the seller already has.
Read condo documents before you commit

Use the market data in your offer
In July 2026, homes across the metro sold for about 97.0% of their final list price, and 31.2% of listings in August had a price cut. Those numbers support an offer below asking on homes that have sat, and a quick, clean offer on the ones that are priced right.
Check permits for post-storm work
Many St. Pete homes were repaired after Helene and Milton. Ask the seller for permits and final inspections on roof, drywall, electrical and mechanical work, and have your agent or attorney confirm there are no open permits on the parcel. Unpermitted repairs can hold up insurance, a later sale and, where damage was large, the substantial damage review described below.

The typical St. Pete value is $40,375 below its August 2024 level. Listings priced off peak-era neighbors tend to become part of the 31.2% that cut their price. A realistic list price is the fastest route to a sale at about 97% of asking.

St. Petersburg address or City of St. Petersburg? Why it matters
A St. Petersburg mailing address does not always mean the City of St. Petersburg. Pinellas County has 24 municipalities plus unincorporated areas, and each carries a different property tax rate. The 2025 total for the City of St. Petersburg (district SP) was 19.9197 mills, or about $1,992 for every $100,000 of taxable value.
Unincorporated Lealman
Lealman, between St. Pete and Pinellas Park, is unincorporated and sits in the Lealman fire district, with a 2025 total of 21.0528 mills. Zillow tracks it as West and East Lealman, with a typical value of $273,829 in August 2026.
Separate small cities inside the St. Pete area
Gulfport (17.4930 mills), South Pasadena (18.6422), Kenneth City (18.1745) and St. Pete Beach (15.8285) are their own cities with their own services and rules. A listing may say St. Petersburg while the parcel is in one of them.
The Pinellas Park Water Management District

St. Petersburg areas at a glance
Figures below are Zillow's typical home values for August 2026 and the change on a year earlier. They blend every home type, so a neighborhood with many condos can read lower than its single-family streets.
Downtown
Zillow's Downtown value was $922,535, up 2.5%. Expect high-rise and mid-rise condos, walkable streets and waterfront parks, with association fees and building finances as the main checks.
Historic Old Northeast
Just north of downtown, with a typical value of $976,002 (down 1.5%). Mostly older single-family homes on a street grid, several close to the bay, so flood zone and elevation vary block to block.
Snell Isle, Venetian Isles and the bayfront islands
The city's priciest waterfront areas: Snell Isle at $1,310,863 (down 5.3%), Venetian Isles at $1,349,427 (down 1.0%) and Yacht Club Estates at $1,345,334 (down 5.3%). Seawall condition, dock permits and flood insurance history deserve the most scrutiny here.
Kenwood, Crescent Lake and Euclid-St. Pauls
Central neighborhoods of older bungalows and cottages: Historic Kenwood $534,715 (up 1.4%), Crescent Lake $721,159 (up 2.5%) and Euclid-St. Pauls $619,241 (up 0.8%). Many homes pre-date modern codes, so plan for roof, electrical and plumbing checks.
West side: Jungle Prada, Old Pasadena and Pasadena on the Gulf
Toward Boca Ciega Bay, Jungle Prada was $721,752 (up 4.3%), Old Pasadena $707,110 (up 2.2%) and Pasadena On The Gulf $434,704 (up 2.0%). Low-lying streets near the water carry the storm-surge questions.
South side: Lakewood and Greater Pinellas Point
Lakewood was $434,892 (up 3.8%) and Greater Pinellas Point $395,339 (up 2.0%), two of the few areas with gains. Lake Maggiore, nearby, was $262,694 (down 4.7%).
Northeast: Shore Acres and Gateway
Shore Acres, a low-lying waterfront area, was $435,610 (down 2.2%). Up by the Gandy Boulevard corridor, Carillon was $499,111 and Gateway $273,475, and ZIP 33716 had the city's lowest ZIP value at $160,983 (down 6.1%), a level that usually points to condos and townhomes.
Mid-city: Disston Heights, Meadowlawn and Central Oak Park
Established single-family streets at more modest prices: Disston Heights $361,135 (flat), Meadowlawn $349,662 (down 1.8%) and Central Oak Park $340,785 (down 0.5%). These sit close to the city's typical value.

Local property checks before you commit
Run these four checks on any St. Pete address, ideally before your offer and certainly before the inspection period ends.
Flood zone, elevation and substantial damage rules
Look the address up on the FEMA Flood Map Service Center and Pinellas County's flood map site, which also holds elevation certificates on file. Florida floodplain rules say that when repairs or improvements pass a set share of a building's value, the whole building must meet current flood code, which can mean elevating or replacing it. Pinellas County sets its threshold at 49% of structure value for unincorporated areas. The City of St. Petersburg runs its own floodplain program, so confirm the city's threshold with its building department, and ask whether a storm-damaged house has been through that review.
Insurance and flood cover
Get a homeowners quote and a separate flood quote. National Flood Insurance Program policies have a 30-day waiting period, so do not leave flood cover to closing week. Pinellas has 51,759 NFIP claims on FEMA's record, second in Florida after Miami-Dade.
Property tax after you buy
Your bill resets to market value after a sale. The seller's bill may reflect years of the Save Our Homes cap, so do not assume it carries over. File for homestead with the Pinellas County Property Appraiser by March 1 if the home is your main residence.
Condo and HOA finances
Ask for the last two years of budgets, the reserve study and board minutes. Special assessments after the 2024 storms and state safety rules can run to thousands of dollars per unit.
