Ponte Vedra is unincorporated, so there is no city government; the name covers two ZIP codes and several distinct places. Zillow put ZIP 32082, the beach side, at $851,499 in August 2026, up 2.0%, and ZIP 32081, which includes Nocatee, at $660,149, down 1.5%. Ponte Vedra Beach district or Nocatee CDD
Most older Ponte Vedra Beach parcels are in the Ponte Vedra municipal service district, taxed at 13.7150 mills in 2025. Nocatee's St. Johns County homes pay the base county rate of 13.4686 plus a Tolomato CDD charge, which for FY 2027 runs from $599.06 a year for operations alone up to $3,538.63 with debt service. Oceanfront, Intracoastal or inland
Beachfront streets, marsh and Intracoastal lots and inland golf communities differ in flood risk, insurance and buyer pool. Some streets also carry special levies: parcels in the South Ponte Vedra Boulevard dune and beach restoration unit pay an extra 2.0000 mills, for a 2025 total of 15.5252.
Resale or new build

South Ponte Vedra and the GTM Reserve
The southern part of Ponte Vedra Beach borders the Guana Tolomato Matanzas National Estuarine Research Reserve, more than 76,000 acres of estuary and coastal habitat with a visitor center at 505 Guana River Road. Homes near the reserve sit close to the ocean or tidal rivers, so flood checks come first.
