CLEARWATER REAL ESTATE

Find a Clearwater, FL realtor: buy or sell with a local agent

A good Clearwater real estate agent earns their fee on the details this market turns on: flood elevation after Hurricane Helene, insurance quotes, beach versus mainland pricing and whether an address is really inside city limits. Zillow's typical Clearwater home value was $342,820 in August 2026, down 0.6% in a year, and homes across the Tampa-St. Petersburg-Clearwater metro took about 70 days on average to go under contract. Prices are flat to slightly down and most homes sell below list price, so buyers have room to negotiate. Sellers do best pricing from recent closed sales rather than from older list prices.

What a Clearwater agent helps you decide

Clearwater is two markets that share a name. The barrier islands, Clearwater Beach and Sand Key, price like a resort: Zillow's typical value in ZIP 33767 was $698,520 in August 2026. On the mainland, most ZIP codes sit between about $300,000 and $370,000. An agent who works both sides can tell you what a given budget buys in each and what it costs to own there.

The questions that matter most here are practical. Did the home flood in 2024? What is its elevation relative to the flood map? Is the roof young enough to insure? Is the condo association funded for its required inspections and reserves? A local agent will know where to pull those answers before you are under contract, not after.

Pricing is the other job. With the metro sale-to-list ratio at 97.0% in July 2026 and about 31.2% of listings taking a price cut, the gap between an asking price and a closing price is real. Your agent's comparable sales, not the list price, should anchor your offer or your listing.

Buying a home in Clearwater: what to check

Price the whole monthly cost first

Principal and interest are only part of it. At 2025 rates, Clearwater's city millage is 19.3522, so each $100,000 of taxable value costs about $1,935 a year before exemptions. Add homeowners insurance, flood insurance where needed and any condo or HOA dues. Our Pinellas County property tax guide walks through a full bill.

Ask for the storm history in writing

Helene's surge in September 2024 reached 6.75 feet above the high-tide line at a USGS sensor on Clearwater Beach, and the Clearwater Beach tide gauge set a record for its data back to 1973. Ask the seller whether water entered the home, what was repaired and under which permits. Florida's seller disclosure rules set out what they must tell you.

Check the elevation certificate

Pinellas County keeps elevation certificates on file for many properties through its flood map service center. Compare the home's lowest floor to the base flood elevation; that relationship drives flood premiums and rebuilding rules. Our Florida flood zones guide explains the zones.

Get insurance quotes during the inspection period

Order a four-point and wind mitigation inspection early so insurers can quote against real data. A newer roof and documented wind features can move the premium a long way, as our wind mitigation guide shows.

Read the condo documents closely

Many beach and mainland listings are condos. Ask for the milestone inspection and structural reserve study status and any special assessments voted or proposed; see our milestone inspection guide.

Use the slower pace to negotiate

Metro inventory was 22,040 listings in August 2026, down from 24,036 a month earlier, but still enough choice that repair credits and closing cost help are normal requests.

Selling a home in Clearwater

Price against recent sales, not last year's peak

Zillow's typical Clearwater value peaked near $374,755 in August 2024 and was $342,820 two years later. Buyers and their agents know this, so a price anchored to 2022 to 2024 sales tends to sit. Your agent's comparable sales from the last few months are the right starting point; the Clearwater housing market page has the full trend.

Plan for about ten weeks to a contract

Across the metro, listings took about 70 days on average to go pending in August 2026. Budget your carrying costs, and your next purchase, around that pace.

Put the storm file together before you list

Gather repair invoices, permits, insurance claim records and any elevation certificate. Buyers will ask, and a complete file shortens the inspection negotiation.

Estimate your net

Deduct commission, the seller's usual Florida closing costs and any credits you expect to give. Our Florida closing costs guide lists who pays what.

Clearwater address or City of Clearwater? Why it matters

Plenty of homes with a Clearwater mailing address sit in unincorporated Pinellas County. The difference shows up in three places.

Property tax

For 2025, City of Clearwater parcels pay 19.3522 mills in total. Unincorporated parcels in the Clearwater fire district pay 17.4229. Inside the Downtown Development Board area, the total rises to 20.3222. On $300,000 of taxable value, the gap between the county district and the city is about $579 a year.

Rebuilding and flood rules

Pinellas County applies its own substantial damage rule in unincorporated areas and tells city residents to contact their city for its plan. The rules that apply after a storm depend on which government issues your permit.

How to check

The district code on the TRIM notice or tax bill settles it. Ask your agent to confirm it for any address you are serious about.

Local property checks before you commit

Flood zone and flood insurance

Look up the address on FEMA's Flood Map Service Center and Pinellas County's flood map site. A lender will require flood insurance in a high-risk zone, and NFIP policies have a 30-day waiting period, so start early.

Homeowners insurance

Get a real quote before you waive inspection contingencies. Our Florida homeowners insurance guide covers what drives the price.

HOA and condo charges

Ask for the budget, reserves, any special assessments and the rules on rentals and pets.

Schools

Confirm school assignment for the exact address with Pinellas County Schools; state grades are published by the Florida Department of Education.

How to choose a Clearwater real estate agent

Questions to ask before you sign

  • How many Clearwater sales have you handled in the last year, and how many on the beach versus the mainland?
  • Which lenders, inspectors and insurance agents do you use for coastal homes?
  • How do you check flood history and elevation before an offer?
  • For sellers: what is your pricing plan if there are no offers in the first 30 days?

Buyer agreements and commission

Since August 2024, buyers sign a written agreement with their agent before touring homes. It states how much the agent will be paid and who pays. Commission is negotiable; a seller may offer to cover some or all of it, but nothing is fixed.

Verify the license

Look up any agent on Florida's DBPR license search before you sign anything. We never name a "best" agent; we introduce you to one who fits your search.
