A Bradenton mailing address does not put a home in the City of Bradenton. The city covers about 14.3 square miles of land, and much of what people call Bradenton, including the SR-64 corridor and Lakewood Ranch, is unincorporated Manatee County. The difference shows up on your tax bill, your utility bill and your permits.
Which ZIP codes reach into the city
The Census Bureau's 2020 ZIP-to-place file shows only four ZIPs overlapping city land: 34205 (about 64% of the ZIP's land is inside), 34208 (about 33%), 34209 (about 33%) and 34210 (about 7%). ZIPs 34202, 34203, 34207, 34211 and 34212 have no city land at all. ZIP areas are approximations, so treat this as a first filter, not an answer.
How to check a specific address
Look the parcel up on the Manatee County Property Appraiser's search, which the city's own utility billing page points to. The tax district on the record decides it: district 0021 is the City of Bradenton. Do this before you offer, because the district drives the numbers below.
Property tax
The 2025 total rate was 18.4092 mills inside the city (18.3658 proposed for 2026), against 13.3100 in the base unincorporated district. Most county addresses sit in a fire district instead: 13.8100 in North River, 14.1600 in East Manatee, 14.5161 in Southern Manatee and 14.6100 in Cedar Hammock. Water, sewer and trash
Inside the city, the City of Bradenton supplies water, sewer and stormwater and collects trash twice a week and yard waste weekly. As an example on the city's FY2026 rates, a home with a 3/4-inch meter using 5,000 gallons a month pays about $83 for water, sewer and stormwater before taxes. The city requires a $135 deposit, and only property owners can open a water account. Unincorporated addresses are served by Manatee County Utilities instead, and the city charges customers outside its limits about 25% more.
Permits, impact fees and flood rules
City homes deal with the city's building division; county homes with Manatee County Development Services, which also runs the floodplain search tools and the Community Rating System discount for unincorporated areas. County impact fees on new building apply only outside city limits. The city is a separate flood insurance community, so ask the city about its own rules for a home inside the line.

Downtown and the Manatee River (34205)
Typical value $267,283, down 1.8%, the smallest fall of any Bradenton ZIP. Most of this ZIP is inside city limits. It holds the Bradenton Riverwalk, a 2.03-mile park between the Green and DeSoto bridges, the Village of the Arts and LECOM Park, spring training home of the Pittsburgh Pirates. Expect older homes, so budget for four-point and roof checks.
West Bradenton toward Palma Sola (34209)
Typical value $388,529. Zillow's West Bradenton area is $442,407, Tidewater Preserve $536,970 and Palma Sola Park $631,388. Robinson Preserve, De Soto National Memorial and HCA Florida Blake Hospital are here, and Manatee Avenue West runs out to Anna Maria Island. Only about a third of the ZIP is inside the city, and bayfront streets need close flood checks.
Cortez Road and the southwest (34207, 34210)
Typical values $207,138 and $274,788; 34210 fell 6.2%, the sharpest drop of any Bradenton ZIP. Zillow's Bayshore Gardens area is $218,821. IMG Academy sits in 34210, and the historic fishing village of Cortez is on Cortez Road at the bridge to the island. Almost all of this area is unincorporated.
East of downtown and the Braden River (34208, 34203)
Typical values $321,768 and $370,198. Zillow areas here run from Braden River Lakes ($350,712), Peridia ($359,793) and Village Green ($374,380) to Sabal Harbour ($401,902), Creekwood ($404,428) and Elwood Park ($413,878). Part of 34208 is inside the city; 34203 is all county, so check the district on each parcel.
SR-64 east and the Lakewood Ranch edge (34212, 34201)
Typical values $519,003 in 34212 and $619,110 in 34201, the highest in Bradenton's ZIP list. Zillow's Heritage Harbour area is $390,722, Rosedale $580,845, Greyhawk Landing $647,539 and Mill Creek $648,836. Builders including Pulte and Ryan Homes are active off SR-64, all outside city limits. Pulte puts Tampa International about 55 minutes from its Reagan Landing community. Zillow's South Bradenton area ($177,063), West Samoset ($254,418), Samoset ($266,868) and River Isles ($277,765) sit well below the city typical. South Bradenton also fell furthest, down 9.5% in a year. A lower price often comes with an older home, so weigh roof, wiring, flood zone and insurance before comparing payments.
Anna Maria Island
West of Bradenton, the island has three cities, each with its own 2025 millage: Anna Maria 14.3491, Holmes Beach 14.6891 and Bradenton Beach 15.0320. Helene's surge hit the island hard, so storm history, elevation and rebuilding rules matter more here than anywhere on the mainland. Search the address on FEMA's Flood Map Service Center for its zone. For unincorporated homes, Manatee County's floodplain search also shows the base flood elevation and any compliance warnings. The county's Community Rating System status cuts flood premiums by 25% inside high-risk zones and 10% outside them.
