Clearwater home prices over ten years
Zillow's typical Clearwater value was $181,800 in August 2016. Ten years later it is $342,820, an 88.6% increase. Almost all of that gain came in two bursts: a 23.0% jump in the year to August 2021 and another 24.4% in the year to August 2022.
From 2022 to 2024 the number barely moved, holding between $374,048 and $374,755. Then it fell 8.0% in the year to August 2025, to $344,831, a drop that lines up with the 2024 hurricane season, rising insurance costs and a large condo market working through new state inspection and reserve rules. The latest year shows a much smaller slip of 0.6%.
Are home prices dropping in Clearwater, Florida?
Yes, but slowly now. The steep part of the decline was 2024 to 2025. The most recent year's 0.6% fall is smaller than Florida's statewide 1.5% drop (Zillow's state typical value was $375,470) and smaller than the metro's 1.5% fall. Prices in some Clearwater ZIP codes are still rising while others fall faster, as the table below shows.
Rent is flat too
Zillow's typical Clearwater rent was $1,963 in August 2026, down 0.9% in a year. For comparison, the principal and interest on a home at the typical value, with 10% down at Freddie Mac's 7.03% rate, is about $2,059 a month before tax and insurance.

Homes took about 70 days on average to go under contract in August 2026, up from 69 days in July. That is a buyer-paced market by recent Florida standards.

The typical home sold for 97.0% of its final list price in July 2026, a little better than 96.8% the month before. Expect negotiation of around 3% from the last asking price on an average listing, more on stale ones.
Price cuts
About 31.2% of listings had a price cut in August 2026, down from 33.1% in July. Nearly one seller in three is still adjusting to what buyers will pay.
Inventory
The metro had 22,040 listings in August 2026, down from 24,036 in July. A falling count through late summer is seasonal, but the level still gives buyers choice.
Median sale price
The metro median sale price was $369,667 in July 2026, up from $359,000 in June. It covers every home that sold in the region, so it runs above Clearwater's typical value.

Where prices are holding
The central and southern mainland ZIPs, 33756 and 33764, edged up, and 33765 was flat. These are the ZIPs where most single-family resale homes change hands.
Where prices are falling fastest
33763 dropped 6.5% and 33762 dropped 4.4%. A lower typical value often reflects a larger share of older condos and smaller units, which is the segment under most pressure statewide. Check what is actually selling on your street before you read a ZIP number as a verdict.
By Zillow neighborhood
Among Zillow's Clearwater neighborhoods, the highest typical values in August 2026 included Countrypark ($851,896), Sand Key ($780,248), Coachman Ridge ($732,629) and Clearwater Beach ($723,352). Hillcrest (+6.0%), Sunset Highland (+5.5%) and Clubhouse Estates (+4.4%) posted some of the biggest gains, while Mission Hills (-12.3%) and Imperial Cove (-11.1%) fell most.
Clearwater Beach vs the mainland
The barrier islands are priced like a different market. ZIP 33767 is about twice the citywide typical value, and a 10% down payment on $698,520 at 7.03% is about $4,195 a month in principal and interest alone.
The beach is also where the 2024 storms hit hardest. Helene's surge reached 6.75 feet above the high-tide line at a USGS sensor on Clearwater Beach, and the Clearwater Beach tide gauge set a record for its data going back to 1973. Listings there can differ widely in condition after the 2024 storms. Ask for flood history, the elevation certificate and an insurance quote before you compare a beach price per square foot with a mainland one.
Condos, houses and new builds
Condos

Single-family homes
Mainland houses are where values have held best. Newer roofs, documented wind features and a location outside high-risk flood zones all help with insurance and resale.
New construction

Luxury and waterfront homes
The top of the market is concentrated on the islands and a few mainland pockets. Countrypark, Sand Key, Coachman Ridge and Clearwater Beach all had Zillow typical values above $720,000 in August 2026. Sand Key and Clearwater Beach slipped about 2% in a year, while Coachman Ridge rose 3.5%, so the premium segment is not moving as one. Where are housing prices dropping in Florida?
The steepest declines among larger Florida cities in Zillow's August 2026 data were in Lee County: Lehigh Acres (-5.8%), Fort Myers (-5.0%) and Cape Coral (-3.9%), with Bradenton and Kissimmee both down 3.2%. Is now a good time to buy a house in Clearwater?
For a buyer with a long horizon, conditions are better than they were in 2022 to 2024. Prices are below the peak, about 70 days on average to pending means little competition on most listings, and nearly a third of sellers have already cut. Use that to ask for repair credits, rate buydowns or closing cost help.
The costs that changed are ownership costs, not price. Get an insurance quote, confirm the flood zone and read condo reserve documents before you commit. Renting vs buying at today's numbers
At the typical value, principal and interest with 10% down at 7.03% is about $2,059 a month, close to the typical rent of $1,963 before you add tax, insurance and dues. Owning pays off only if you plan to stay long enough to recover closing costs and ride out a flat market. If you expect to move within a few years, renting first while you learn the neighborhoods, and their flood maps, is a reasonable choice.

If you need to sell, the market will take a well-priced home, but not at 2024 prices. Price from sales in the last few months, have a pre-listing inspection and a clear storm and permit file ready, and plan for roughly ten weeks to a contract.
