Florida housing market at a glance
Florida Realtors publishes statewide sales figures each month from the multiple listing services. The August 2026 report, released on 16 September, is summarized below with the change from August 2025 in brackets.

On Zillow's index, which values all homes rather than only those that sold, Florida's typical home was worth $375,470 in August 2026, -1.5% over the year and +20.3% over five years. The 30-year fixed mortgage rate averaged 7.03% in Freddie Mac's survey on 24 September 2026, up from 6.30% a year earlier.
What the trend shows
Prices have leveled off
Zillow's index peaked in May 2024 and then declined, but sold prices have stopped sliding. The single-family median has risen year over year for six consecutive months, although only by about 1%. Zillow's broader index is still slightly negative, which tells you the gains are concentrated in the homes that sell rather than across the whole stock.
Sales dipped, but only a little
Closed sales were down 1.4% for houses and 1.8% for condos in August, and new pending single-family sales ended a 12-month run of year-over-year gains. Florida Realtors' chief economist, Dr. Brad O'Connor, described the month as a market settling into a steadier pace rather than turning down, and pointed to higher mortgage rates as the reason sales growth slowed.
Inventory is shrinking
The number of active listings fell 13.0% for single-family homes and 11.5% for condos and townhouses. Fewer homes for sale is the main reason prices are holding up despite higher rates. Single-family inventory is now below where it was two years ago.
Homes are selling faster
The median single-family home went under contract in 44 days, a week faster than a year earlier, and sellers received 96.0% of their original list price, up from 94.8%. Condos took a median of 69 days and sold for 93.3% of the original price.
Florida housing market by county
The statewide numbers hide very different local markets. This table shows the 12 counties where Zillow's typical home value rose most in the year to August 2026 and the 12 where it fell most. The full list of all 67 counties, sorted by price, is in our average home price in Florida guide.

The pattern is clear. The steepest declines are on the Southwest Gulf coast (Charlotte, Lee, Manatee, Sarasota, Collier) and around Orlando (Osceola, Lake). The gains are in small, lower-priced North Florida counties and in parts of the western Panhandle.
Regional differences
The figures in this section are Florida Realtors' August 2026 single-family medians for each metro area, with the year-over-year change, plus Zillow's county index where it adds something.
South Florida
The Miami-Fort Lauderdale-West Palm Beach metro had the second-highest single-family median in the state at $658,000, up 2.8%. Palm Beach County's typical value rose 1.2% on Zillow while Broward's fell 2.1%, and Miami-Dade was flat. Tampa Bay
The Tampa-St. Petersburg-Clearwater metro's median was $410,000, up 2.5%, but closed sales fell 7.6%, one of the larger drops among big metros. On Zillow, Hillsborough was down 1.4%, Pinellas 0.8% and Pasco 2.1%. See the Tampa housing market page for local detail.
Orlando and Central Florida
Orlando-Kissimmee-Sanford recorded a $439,000 median, down 0.6%, with sales up 1.5%. Osceola County (down 3.2% on Zillow) and Lake County (down 2.3%) softened more than Orange and Seminole. The Lakeland-Winter Haven metro median was $327,000. More on the Orlando housing market.
Northeast Florida
The Jacksonville metro median was $405,000, up 1.3%, on 1,787 sales. St. Johns County remains the priciest part of the region at a typical $488,938. The Jacksonville housing market page breaks it down by ZIP.
Southwest Florida
This is where values fell most over the year on Zillow's measure, yet sold prices are steadier. Naples-Immokalee-Marco Island had the state's highest median at $760,000 (down 1.0%). Cape Coral-Fort Myers was $380,000 (up 2.7%), North Port-Sarasota-Bradenton $485,000 (up 2.2%) and Punta Gorda $350,000 (up 1.4%). See the Cape Coral and Sarasota market pages.
The Panhandle and Big Bend
Crestview-Fort Walton Beach-Destin posted a $435,000 median, up 4.6%, one of the stronger gains in the state. Panama City was $365,000, Pensacola $332,900 and Tallahassee $349,950, all up modestly.
Space Coast and Treasure Coast
Palm Bay-Melbourne-Titusville was $375,000 (up 2.6%), Port St. Lucie $430,000 (up 1.1%) and Sebastian-Vero Beach $410,000 (up 5.1%, although on 15.7% fewer sales).
North Central Florida and The Villages
Ocala's median was $289,000 and Gainesville's $352,995, both roughly flat. The Villages metro jumped 8.9% to $382,000 on just 140 sales, while Homosassa Springs fell 9.7% to $270,990. Condos, cash buyers and new construction
Condos and townhouses
The condo market is looser than the house market. Months supply was 7.7 against 4.3 for single-family homes, condos took 25 days longer to go under contract, and sellers took a bigger discount off the original price. Pending condo sales have now risen year over year for 13 straight months, so demand is recovering from a low base.
Cash purchases
Cash remains a big part of the market: 5,782 single-family sales (about 27%) and 3,722 condo sales (about 51%) closed without a mortgage in August. Cash buyers are less affected by rate moves, which helps explain why condo prices held up.
New construction
Builders pulled back. Florida issued permits for 111,173 single-family homes in 2025, down from 123,359 in 2024, according to the Census Bureau, though it was still second only to Texas. What is driving the Florida market
Mortgage rates
Rates have stayed between 6% and 7% for much of 2025 and 2026, and the late-September average of 7.03% is higher than a year ago. Florida Realtors attributes the slower sales growth to that rise.
Insurance costs
Florida had the highest average homeowners premium in the country, $2,677 in 2022, in the latest NAIC figures published by the Insurance Information Institute. Insurance is a monthly cost that buyers weigh alongside the mortgage, and it varies sharply by the age, roof and location of a home.
Population and migration
Florida's population reached an estimated 23,379,261 on 1 April 2025, up 1,841,074 since 2020, according to the University of Florida's Bureau of Economic and Business Research. All of that growth came from net migration of 1,942,163 people, since deaths outnumbered births. Florida Realtors notes signs of renewed migration in 2026.
Supply
Active listings are down sharply from a year ago, while new building has slowed. Less supply supports prices even when demand is soft.
Is it a buyer's or seller's market in Florida?
It depends on what you are buying. Florida Realtors treats 5.5 months of supply as a balanced market, with more than that favoring buyers and less favoring sellers.
Single-family homes: tilting toward sellers
At 4.3 months of supply, the statewide house market is below the balanced benchmark. A year ago it was 5.3 months. In counties where Zillow shows values still falling, such as Lee and Charlotte, check the local supply before assuming the same applies.
Condos and townhouses: a buyer's market
At 7.7 months, the condo market still favors buyers, even after supply fell from 9.3 months a year earlier.
Are house prices in Florida dropping?
On Zillow's all-homes index, yes, by 1.5% over the year to August 2026 and about 7% from the May 2024 peak. On sold prices, no: the single-family median rose 1.2% and the condo median 2.8%. Both can be true, because the homes that are selling are not a random sample of all homes.
Why are houses not selling in Florida?
Most are. Single-family homes went under contract in a median 44 days in August, faster than a year ago. Listings that sit are often priced above recent sales, carry high insurance or association costs, or are older condos facing inspection and reserve requirements. With rates above 7%, the pool of buyers who can afford a given price is also smaller.

Zillow expects small gains in Miami (+2.6%), Naples (+2.2%) and Pensacola (+1.1%), and further small declines in Cape Coral (-1.2%), Palm Bay, Port St. Lucie and Lakeland. Its national forecast over the same period is +1.4%. Florida Realtors' view is that affordability challenges are likely to remain while inventory keeps tightening. Forecasts change monthly, so treat them as a direction, not a promise.

Higher mortgage rates, high insurance premiums and a large supply of condos have all weighed on demand since 2024. Prices on Zillow's index are about 7% below their May 2024 peak. In 2026, falling inventory has helped stabilize prices, and Florida Realtors describes the market as settling rather than weakening sharply.
Which Florida counties have the biggest price drops?+
On Zillow's index for the year to August 2026, Charlotte County fell most (-4.9%), followed by Lee (-4.4%), Calhoun (-4.1%), Hendry (-3.9%) and Manatee (-3.4%). The biggest rises were in Taylor (+6.1%), Lafayette (+5.8%) and Hamilton (+5.7%) counties in North Florida.
How long does it take to sell a house in Florida?+
In August 2026 the median single-family home went under contract in 44 days and closed in 84 days from listing, according to Florida Realtors. Condos and townhouses took longer, with a median of 69 days to contract and 109 days to sale. Well-priced homes in low-supply areas sell faster.
