Wikipedia describes Seven Isles as about 315 households and 1,145 residents on nine streets north of Las Olas Boulevard, with the Intracoastal Waterway on its east and north sides and Central Beach across the water. It had the highest Zillow value in the city in August 2026, $4,734,785, up 10.8% over the year. With water on most sides, seawall condition and dock permits matter as much as the house.

Las Olas Isles

The Las Olas Isles Homeowners Association covers the isles along Las Olas Boulevard, including Isle of Palms, Royal Plaza Drive, Coral Way, San Marco Drive, Lido, Bontona, Coconut Isle, Isle of Capri and Mola, and says they represent over 300 households. Zillow's typical value was $3,511,334, up 5.1%. Nearby Nurmi Isles ($4,704,560) and Bay Colony ($4,564,039) sit in the same top bracket.

Harbor Beach

A waterfront neighborhood in the city's southeast corner, next to Port Everglades, represented by the Harbor Beach Property Owners association. Typical value: $2,163,356, up 5.5%. Check the flood zone and elevation carefully on any lot this close to the ocean and the port.

Rio Vista

Wikipedia calls Rio Vista a community of over 1,000 homes next to downtown and one of the oldest in the city, with tree-lined streets, sidewalks and varied architecture; the name means "river view." One of the original forts named Fort Lauderdale stood at Tarpon Bend on the New River between Rio Vista and Colee Hammock. Typical value: $1,992,328, up 5.2%.

Coral Ridge

The Galt Mile Community Association's history explains that after World War II, James S. Hunt and Stephen Calder bought land between the Middle River and the Intracoastal from Arthur Galt and named their development Coral Ridge. Typical value: $1,133,516, up 3.4%. Coral Ridge Isles ($661,193) and Coral Ridge Country Club ($618,132) nearby are priced much lower.

Colee Hammock

A small neighborhood on the New River between downtown and the Las Olas isles, with its own homeowners association. Typical value: $944,949, up 1.4%. Ask the association about any street-level projects before you buy.

Victoria Park

The Victoria Park Civic Association says the neighborhood holds about 30% of the properties on the city's map of historically significant properties, and 494 of the 1,748 residential buildings in Fort Lauderdale built before 1945 that were still standing in 2014. Poinsettia Heights

North of Sunrise Boulevard and west of Federal Highway, next to Lake Ridge and Middle River Terrace. Wikipedia says the original development, called North Ridge, was built by Gill Construction Company right after World War II, in the 1940s and early 1950s. Typical value: $680,448, up 1.4%.

Downtown

The largest downtown in Broward County. Wikipedia notes redevelopment around Las Olas Boulevard since 2002, with new hotels and high-rise condo towers, and the Brightline station is at 101 NW 2nd Avenue. Central Beach

The barrier-island area east of the Intracoastal around the central beach, represented by the Central Beach Alliance. Hugh Taylor Birch State Park is at its north end on Sunrise Boulevard. Zillow's typical value was $555,237, down 1.2%, again weighted by condos. Lauderdale Beach, a Zillow neighborhood nearby, was $1,408,657.

Galt Mile

The Galt Mile Community Association describes the Galt Ocean Mile as lined with high-rise condominiums, and it runs an association office on East Oakland Park Boulevard.
