Housing costs in Plant City

Buying a home

Zillow's typical Plant City home value was $340,391 in August 2026, down 1.2% on the year and up 21.7% over five years. The table above shows principal and interest at 10% and 20% down at Freddie Mac's 7.03% average; at 10% down that is about $2,044 a month. New homes at D.R. Horton's Farm at Varrea were listed from $315,990 in September 2026, before lot premiums and options. See new construction in Plant City.

Renting

Zillow's typical rent was $1,803 a month in August 2026, down 0.6% over the year and $154 below Tampa. The rental stock is smaller than in Tampa, so compare several listings and ask what is included, such as water, trash, lawn care and pest control.

Property tax

The 2025 total millage inside Plant City was 18.2926, according to the Hillsborough County Property Appraiser, against 19.8428 in Tampa and 18.2515 in unincorporated Hillsborough. Plant City parcels pay the city's own levy of 5.7157 mills and no transit levy. On a $340,391 home that is roughly $5,462 a year with the homestead exemption and $6,227 without, or about $455 and $519 a month, before non-ad valorem charges. Many homes with a Plant City address are outside city limits, so check the parcel. See the Hillsborough County property tax guide.

Homeowners and flood insurance

Premiums depend on the home's age, roof, construction and location, so get quotes on the actual address during your inspection period. Plant City is inland, away from coastal storm surge, but FEMA's FloodSmart notes that most homeowners policies do not cover flood, and heavy rain can flood low-lying land anywhere. Florida sellers must give buyers a written flood disclosure; read it closely.

HOA fees and CDD assessments

Many older in-town homes have no association. Newer subdivisions often carry both an HOA fee and a CDD assessment: Varrea is served by two CDDs, and neither publishes a per-lot figure on its home page. Walden Lake has a community association that funds its gates and guardhouse. Ask for the current fees, any special assessments and the parcel's latest tax bill.

Everyday costs in Plant City

Electricity

Tampa Electric (TECO) serves Hillsborough County and parts of Pasco, Pinellas and Polk. Its residential customers pay $156.43 per 1,000 kWh, or 15.64 cents per kWh, after a storm recovery charge ended in August 2026. TECO has asked regulators to cut that to $154.13 from January 2027. Plant City's summers run hotter than Tampa's, with about 111 days a year at 90°F or higher, so air conditioning drives summer bills. Confirm the provider for the address and ask for 12 months of bills.

Water, sewer and trash

Depending on the parcel, water and sewer may come from a public utility or from a private well and septic system, especially outside city limits. We could not access the city's current rate schedule, so ask the seller or landlord for recent utility bills and check the rates with the city's utility billing office before you commit.

Groceries and food

MIT budgets $4,533 a year for food for one adult in Hillsborough County and $13,267 for two adults with two children, based on a low-cost grocery plan with no eating out. That is slightly below its Florida figure of $4,614 for one adult.

Transportation and gas

Expect to drive for almost everything. MIT budgets $7,966 a year for transportation for one adult in the county. Regular gas averaged $4.466 a gallon in the Tampa metro on September 25, 2026, according to AAA, up from $3.046 a year earlier. A daily commute to Tampa, about 23 miles each way on I-4, adds fuel and vehicle wear.

Healthcare

MIT's medical estimate, covering premiums and out-of-pocket costs, is $2,994 a year for one adult and $10,497 for two adults with two children. South Florida Baptist Hospital, a 147-bed BayCare hospital, is in Plant City.

Childcare

MIT puts childcare at $11,352 a year for one child and $21,809 for two in Hillsborough County. Ask local providers about weekly rates, registration fees and waitlists.

Internet and phone

MIT budgets $1,562 a year for internet and mobile service for one adult. Service options can vary on rural parcels, so check which providers reach the exact address before you buy acreage.

Taxes in Plant City

Sales tax: 7.5%

Plant City shares Hillsborough County's combined 7.5% rate: the 6% state tax plus 0.5% surtaxes for school capital outlay, indigent care and local government infrastructure, according to the Florida Department of Revenue. The infrastructure surtax has been extended to December 31, 2041.

No state income tax

Florida does not tax personal income, so wages, Social Security and retirement income are taxed only at the federal level.

Bills are due from November, with discounts of 4% in November, 3% in December, 2% in January and 1% in February. Paying the estimated $5,462 homesteaded bill in November saves about $218.
