Where new homes are being built in Ponte Vedra
Ponte Vedra's older beach and golf neighborhoods are largely built out, so new homes come from two sources: the remaining neighborhoods of Nocatee, a large master-planned community with its welcome center at 245 Nocatee Center Way (32081), and a handful of small infill enclaves. The prices below are what the developer and builders listed in September 2026.
Nocatee: Woodland Park
Townhomes listed from the high $300s, the lowest entry price for new construction in Ponte Vedra. Ask which phase is on sale, since newly platted lots may not yet appear on the county tax roll.
Nocatee: West End at Town Center
Floor plans from the high $400s, in the Town Center part of Nocatee. Ask which home types and lots are still available.
Nocatee: Crosswinds
Floor plans from the mid $500s. All 145 Crosswinds parcels on the Tolomato CDD's FY 2027 schedule show the same total charge, $2,088.36, which makes the yearly cost easy to compare.
Nocatee: Seabrook Village
Floor plans from the low $600s on the developer's list. Toll Brothers, one of the builders here, lists its Seabrook Village homes from $749,000 at 2,609 square feet. Existing Seabrook Village Phase 1 parcels pay Tolomato CDD totals of up to $2,271.92.
Nocatee: Reflections at Seabrook
Floor plans from the mid $600s, beside Seabrook Village. Ask the builder which CDD bond series will apply to your lot and how many years of debt payments remain.
Nocatee: Coral Ridge at Seabrook
The developer lists homes from $1.8 million. Coral Ridge parcels already on the CDD schedule pay totals of $2,649.72 to $2,843.94 a year.
Nocatee: River Landing at Twenty Mile
Preserve homesites from the mid $500s for custom homes. Budget for the lot, the build contract, and the CDD and HOA lines, and check the flood zone for each homesite.
Toll Brothers: Haven at Palm Valley
A gated enclave of 20 homes in Ponte Vedra Beach, listed from $1,449,995 with 3,257 to 4,073 square feet, with a gazebo and common space. The builder notes TPC Sawgrass and the Brown Family YMCA nearby.
Toll Brothers: Marsh Harbor
A gated community listed from $1,676,995 with 3,762 to 4,691 square feet, a pool, cabana, pavilion and a dock to the Intracoastal Waterway. Waterfront and marsh-view lots need a careful flood zone and elevation check before you commit.

Nocatee's CDD and other fees on new homes
How the Tolomato CDD bills
Nocatee's infrastructure and amenities are run by the Tolomato Community Development District, which covers parts of both St. Johns and Duval counties. Its charge has two parts on the November tax bill: debt service, which repays bonds for roads and other infrastructure, and operations and maintenance for landscaping and amenities. For FY 2027 (October 2026 to September 2027), the O&M part runs from $599.06 to $998.42 a year depending on lot size, and totals with debt reach $3,538.63.
How long the debt lasts
Each neighborhood is tied to a bond series. The district's schedule shows final payments from 2036 for the 2019A series to 2053 for the 2024 series, which was issued for recently annexed land at 4.87%. Some owners pay the debt off early, which is why neighbors can have very different CDD lines.
New lots are not on the schedule yet
The district notes that lots platted after January 1, 2026 are not yet on the county tax roll and do not appear in its lookup. For a brand-new lot, ask the builder for the expected O&M and debt figures in writing. For an exact payoff on an existing home, the district issues an estoppel letter for $250.
The required contract disclosure
Florida law requires a bold CDD notice immediately above the buyer's signature, in type larger than the rest of the contract. It warns that district taxes and assessments are in addition to county taxes. The Florida CDD fees guide covers the rest.
HOA dues and clubs
HOA dues are separate from the CDD, and gated enclaves outside Nocatee have their own associations. Private beach and golf clubs in Ponte Vedra charge their own membership fees, which are not part of HOA dues.

Which rate applies
Nocatee's St. Johns County neighborhoods are in the Tolomato CDD taxing district at the 2025 base rate of 13.4686 mills; the older Ponte Vedra Beach area is in the Ponte Vedra municipal service district at 13.7150. The first-year bill
St. Johns County values property as of January 1. If your home is finished after that date, the first bill may be mostly land, and the next year's bill will reflect the finished house. Budget for the full amount and file for homestead by March 1 of the year after you move in.
New build or resale in Ponte Vedra
Price against the local market
Zillow's typical Ponte Vedra value was $821,628 in August 2026, with ZIP 32081, which includes Nocatee, at $660,149 and beach-side ZIP 32082 at $851,499. Nocatee's new townhomes and entry homes sit below the ZIP typical, while the gated Toll Brothers enclaves work out to about $445 a square foot for their smallest plans, well above it.
Compare yearly costs
A resale in an older Ponte Vedra Beach neighborhood may have no CDD but an older roof and higher insurance. A new Nocatee home has current wind code but a CDD line of roughly $600 to $3,540 a year. Builder financing offers
Incentives such as rate buydowns are usually tied to the builder's own lender. Price the same loan with an outside lender and compare the total cost.
Inspections, warranties and flood checks
Your own inspector at two stages
Ask the builder, before you sign, to allow your inspector in before the drywall is hung and again before the final orientation. County inspections confirm code compliance; your inspector is looking at workmanship on your behalf.
Warranty dates
Get the warranty document before you sign, note how claims are made and when first-year coverage ends, and schedule an inspection shortly before that date.
Flood and evacuation zone for the lot
Marsh, preserve and Intracoastal lots need a FEMA flood zone check, an elevation certificate and a flood insurance quote. Look up the evacuation zone with St. Johns County's My Evacuation Zone tool.

Sales staff at a model home represent the builder. If you want your own agent, bring them to the first visit, because many builders require the agent to register you then.
