Nocatee sits in Ponte Vedra in northern St. Johns County, southeast of Jacksonville. Part of the development lies inside Jacksonville city limits in Duval County, but the developer says every neighborhood still offering new homes is in St. Johns County.

Amenities
Nocatee's amenity list includes the Splash water park (with a zipline), the Spray Park, a Swim Club and Fitness Club, dog parks, a kayak launch, the Nocatee Preserve and the Greenway trail network. There are neighborhood parks such as Crosswater, Seabrook, Twenty Mile and West End, plus a Town Center with shops and restaurants.
CDD and HOA fees in Nocatee
The St. Johns County Tax Collector's 2025 millage sheet lists the Tolomato CDD, the community development district that has run Nocatee amenities such as the Splash water park. CDD assessments appear as a separate line on the property tax bill, and neighborhood HOA dues are billed separately.
- Ask for the current tax bill and look for the CDD line, including any debt service.
- Get the HOA estoppel certificate and the disclosure summary for every association the home belongs to.
- Florida law requires the contract to say, in bold, that a CDD may levy assessments on top of county taxes.

School zoning for 2026-27
Nocatee's zoning list for 2026-27 sends St. Johns County students to one of four K-8 schools, then Nease High School:
- Valley Ridge Academy: Austin Park, the Greenleaf neighborhoods and Woodland Park.
- Palm Valley Academy: Oakwood, Kelly Pointe, Willowcove and most Twenty Mile neighborhoods, including River Landing.
- Pine Island Academy: Crosswinds, West End, Tidewater, Coastal Oaks and several Town Center neighborhoods.
- Sabal Crest Academy: Seabrook Village, Reflections, Coral Ridge and nearby neighborhoods. It opened for 2026-27 with grades K-7, so 8th graders attend Pine Island for that year.
Duval-side homes are zoned to Bartram Springs Elementary, Twin Lakes Middle and Atlantic Coast High. In Florida's 2025-26 grades, Nease, Valley Ridge, Palm Valley, Pine Island, Bartram Springs and Atlantic Coast earned an A and Twin Lakes a B.
