What the ten-year trend shows
Port Charlotte had one of the sharpest run-ups and pullbacks in Southwest Florida. Zillow's typical home value was $160,020 in August 2016 and $206,533 in August 2020. It then jumped to $346,576 by August 2022, a 67.8% rise in two years. Census estimates show net domestic migration into Charlotte County peaked in that window, at 9,864 people in the year to July 2021.
It has fallen every August since: $335,082 in 2023, $317,210 in 2024, $280,199 in 2025 and $267,275 in 2026. That leaves the typical value 22.9% below the 2022 peak and 15.7% below two years ago, but still 67.0% above 2016 and 2.8% above five years ago. Hurricane Ian struck in September 2022, right at the top of the cycle, and insurance costs have risen since, which is part of the backdrop. The decline has slowed: the latest year's drop of 4.6% is smaller than the 11.7% fall from 2024 to 2025.
Sale times, price cuts and inventory in the Punta Gorda metro
These figures are Zillow's numbers for the Punta Gorda metro, which is all of Charlotte County, not Port Charlotte alone. Each is compared with the same month a year earlier.
Days to pending
Listings took an average of 114 days to go under contract in August 2026, against 118 days a year before. That is a mean, so a few very stale listings pull it up; a well-priced house can move faster, but plan on three to four months.
Sale-to-list ratio
In July 2026 the typical home sold for 95.6% of its final list price, up from 94.9% a year earlier. In dollars, that is a discount of about 4.4%, or roughly $11,800 on a home listed at the typical value.
Price cuts
21.2% of listings had a price cut in August 2026, down from 24.0% a year earlier. Fewer sellers are chasing the market down, which suggests list prices are closer to what buyers will pay.
Inventory
There were 3,089 homes for sale across the metro, down 26.5% from 4,201 a year earlier. That is the biggest change in the data. With a quarter fewer listings, buyers have less to choose from, which is one reason discounts narrowed.
Median sale price
The metro's median sale price was $314,000 in July 2026, up 4.7% from $300,000 a year earlier, even while the typical value fell. The median reflects the mix of homes that sold that month, while the typical value tracks the whole stock.
Rent
Zillow's typical Port Charlotte rent was $1,770 a month, down 2.0% on the year. Falling rent and falling prices together point to a market that is still adjusting after the post-2020 surge.

33954 had the smallest fall, 3.0%, and the strongest Zillow forecast. 33946, the most expensive ZIP, fell 4.4%, in line with the city.
Where values fell most
33953, where D.R. Horton is building in West Port, fell 5.5%, the largest drop. Competition from new homes priced from $259,990 to $342,990 nearby is one factor a seller there has to price against. 33952 and 33980, the two lowest-priced ZIPs, each fell 5.1%.

Zillow does not publish separate Port Charlotte values by home type, so these notes describe what to check in each segment rather than a price trend for it.
Older single-family homes
The median Port Charlotte home was built in 1983, according to the Census Bureau. Pricing in this segment turns on roof age and insurability: a house that fails a 4-point inspection or needs a new roof will sell at a discount or struggle to find a financed buyer.
Canal and harbor homes
Waterfront value depends on the canal's route to open water, bridge clearances, seawall condition and flood zone. Two houses with similar square footage can differ widely on these points, so compare only against homes on the same canal system.
New construction
Builders were listing Port Charlotte homes from $252,000 (Holiday Builders) and $259,990 (D.R. Horton's Driftwood Bay) in September 2026, close to the typical resale value, and D.R.
