Horton is selling gated neighborhoods with amenities and an HOA. D.R. Horton: Cove at West Port, Tradition series

The larger homes at Cove at West Port start from $342,990 for a one-story, four-bedroom plan of at least 1,828 square feet with a two-car garage. The sales office is at 1421 Mableton Drive, Port Charlotte, FL 33953. D.R. Horton describes the community as gated, with a clubhouse, resort-style pool, pickleball and bocce courts, a fitness room and a dog park. Its own financing example includes an HOA payment, so ask for the current dues in writing.

D.R. Horton: Cove at West Port, Express series

A newer phase of the same community sells the builder's lower-priced Express homes from $277,990, with three or four bedrooms, two baths and from 1,328 square feet. The model is at 1409 Mableton Drive. Ask whether Express and Tradition homes share the same HOA, amenities and any district charges.

D.R. Horton: Driftwood Bay

Driftwood Bay, at 1432 Harmon Drive in 33953, starts at $259,990 for one-story Express homes of about 1,300 to over 1,700 square feet with three to five bedrooms and a two-car garage. D.R. Horton lists finishes such as quartz counters, stainless appliances and smart home technology, and points to its access to US 41 and I-75.

Holiday Builders: scattered lots across Port Charlotte

Holiday Builders lists Port Charlotte homes from $252,000, in plans from 1,060 to 2,709 square feet with three or four bedrooms. It sells three collections (Inspire, Value and Cornerstone) and will build on its own homesites or on a lot you already own. Its two sales centers are on Westchester Boulevard (941-740-5474).

Adams Homes: Port Charlotte homesites

Adams Homes builds on scattered homesites in Port Charlotte from the high $300s, in one-story plans of 1,540 to 2,330 square feet with three or four bedrooms and two- or three-car garages. It also builds on lots buyers bring.

Adams Homes: Gulf Cove

In Gulf Cove, which Adams lists as a Port Charlotte community, it also prices homes from the high $300s, with plans from 1,755 to 2,330 square feet. Adams markets Gulf Cove as a waterfront area; if a lot is on a canal, check its flood zone and any seawall before pricing the house.

Maronda Homes: land included, no HOA or CDD

Maronda builds Signature and Premier series homes from 1,443 to 3,579 square feet with three to six bedrooms on homesites it buys for you, and says its Port Charlotte pricing includes the land with no HOA or CDD fees. A move-in-ready Drexel plan at 22500 Provance Avenue (33954) was listed at $379,900 for 1,988 square feet, three bedrooms and two baths.

Nearby in Punta Gorda: Sea Cove and Seagrass

Just south, D.R. Horton sells Sea Cove, a gated community of twin villas near Jones Loop Road from $259,990 (three bedrooms, about 1,500 square feet), and Seagrass, gated single-family homes from $289,990 with three to five bedrooms. Two kinds of charges can come with a new home here. An HOA collects dues for the community's amenities and common areas. A community development district (CDD) is a local government that funds roads, drainage and utilities with bonds, then bills owners on the property tax bill. Which districts exist in Charlotte County

The Charlotte County Property Appraiser's 2025 list of taxing authorities includes West Port CDD, alongside Tern Bay, Heritage Oak Park, Babcock Ranch, Coral Creek, Harbor Village, Coral Lakes, Island Lake Estates, Eagle Creek, Starling and several others. The Department of Revenue reports that independent special districts in the county levied about $31.6 million in non-ad valorem assessments for 2025-26, almost all of it under the community development category.

Scattered-lot homes usually skip both

Homes built on individual lots in the original Port Charlotte subdivisions generally have no HOA, and Maronda states its Port Charlotte homes carry no HOA or CDD fees. The trade-off is that there are no shared amenities and no deed restrictions controlling what neighbors build or park.

What to ask before you sign

Ask the builder whether the lot is inside a CDD, the current annual debt and operations assessment, how many years remain on the bonds and whether the debt can be paid off early. Ask for the HOA budget and what the dues cover. Read the CDD disclosure in the contract before your deposit becomes non-refundable.

Insurance

Ask the builder in writing whether you can bring your own inspector before insulation and drywall go in. This is when framing, wind straps, plumbing and electrical runs can still be seen.

Final inspection and walk-through

A county certificate of occupancy confirms code compliance, not finish quality. Hire an independent inspector before the builder's walk-through and put every item on the punch list.

Warranty and the 11-month check
