For many buyers, yes, with conditions. St. Cloud gives you a lot of new housing, a lakefront city center and prices below Oviedo and Winter Park, inside a metro of nearly 3 million people with 1.5 million jobs. It asks you to accept one of the longest commutes in the Orlando suburbs and to check every home for flood history, CDD charges and whether it is really inside city limits.

Pros of living in St. Cloud

1. Prices below the north and east suburbs

Zillow's typical value of $389,676 sits well below Oviedo ($505,623), Winter Park ($464,563) and Winter Garden ($566,535), and close to Apopka ($394,175). 2. A large supply of new homes

Osceola County permitted 5,085 single-family homes in 2025, more than Orange County's 4,221 despite having about a third of the population, according to the Census Building Permits Survey. Builders with St. Cloud communities include Highland Homes, Ashton Woods, Lennar, D.R. Horton, M/I Homes and Pulte. 3. Life on East Lake Toho

The city sits on East Lake Tohopekaliga, so boating, fishing and lakefront walks are part of everyday life in a way most Orlando suburbs cannot offer. Lakefront homes are scarce and carry a premium, so ask a local agent where public lake access is closest to the homes you are considering.

4. More room to negotiate

Every St. Cloud ZIP code lost value over the past year, from 2.1% in 34773 to 4.0% in 34771. Across the Orlando metro, about 28% of listings had a price cut in August 2026 and homes sold for about 97.3% of list price in July. Buyers have more leverage than in 2021 and 2022, and builders are competing for the same buyers.

5. No state income tax

Florida has no personal income tax, which offsets some of the higher property and sales taxes. On a $100,000 household income, that can be several thousand dollars a year compared with states that tax wages.

6. Access to Lake Nona and Orlando jobs

The Orlando metro had 1,508,300 nonfarm jobs in August 2026 (BLS, preliminary). The newer communities on the north side of St. Cloud are closest to the Lake Nona area: Highland Homes places The Crossings about 7.5 miles from Lake Nona and 28 miles from downtown Orlando.

7. A high share of owner-occupied homes

About 72.5% of occupied homes in St. Cloud are owner-occupied, according to the 2020-2024 American Community Survey, compared with 65.3% for Osceola County and 56.8% for Orange County. That reflects a housing stock dominated by single-family subdivisions rather than apartment complexes.

8. Mild winters

NOAA's 1991-2020 normals for Orlando International Airport, the nearest long-record station, show a January average high of 71.8°F and low of 49.5°F. Outdoor time on the lake and on trails peaks from November to April.

9. A major airport and rail to South Florida

Orlando International Airport handled about 57.7 million passengers in 2025, the busiest in Florida, with more than 170 destinations. Brightline trains leave from the airport for South Florida, about 3.5 hours to Miami.

10. A growing city with services following

St. Cloud's population rose from 59,090 in 2020 to 74,960 in July 2025, according to Census estimates. Growth brings new schools, shops and roads to the area over time, though usually after the rooftops arrive.

Cons of living in St. Cloud

1. Long commutes

Two-thirds of St. Cloud workers (66%) spend 30 minutes or more getting to work each way, according to the Census commuting table, the highest share among the 20 Orlando suburbs we ranked in our best suburbs of Orlando guide. Winter Park's share is 28%. Test your drive at rush hour before you buy.

2. No commuter rail

SunRail does not serve St. Cloud. The nearest stations are on the Orange County side of the line, so daily travel is by car for almost everyone. Toll roads add cost: E-PASS saves up to half compared with pay-by-plate rates on CFX roads.

3. Values are falling

The 3.3% one-year drop is steeper than Orlando's 1.4% and matches Kissimmee's 3.2%. The heaviest fall, 4.0%, was in 34771, where builders keep adding supply. If you may sell within a few years, factor in that new homes nearby can cap resale prices.

4. Rain flooding near lakes and creeks

St. Cloud is inland, so storm surge is not the threat; rain is. The National Hurricane Center's report on Hurricane Ian (2022) records 10 to 20 inches of rain across central and eastern Florida, major flooding along Shingle Creek and other waterways in Osceola County, and about 4,100 damaged structures in the county. FOX 35 reported more than 1,700 flooded homes in Osceola, and the county has funded a $3 million flood study with the Army Corps of Engineers.

5. Hurricanes, wind and power loss

Inland storms still bring wind, tornadoes and long outages. The NHC's Hurricane Milton report (2024) records 14.83 inches of rain at a cooperative site near Orlando, hurricane-force gusts in central Florida and 45 tornadoes statewide. 6. Heat, humidity and summer storms

Average highs are 90.8°F in June, 92.0°F in July and 91.6°F in August at the Orlando airport station, and June is the wettest month with 8.05 inches of rain. Afternoon thunderstorms are near-daily in summer.

7. Higher taxes and extra charges on new homes

Inside city limits the 2025 millage was 17.8989, above Kissimmee's 17.4114 and far above the unincorporated Osceola base of 13.8543. Sales tax in Osceola is 7.5%, the highest of the three Orlando counties. Many new communities add a CDD assessment and HOA dues on top, so compare total yearly costs, not price alone.

8. Rent is high next to local wages

Zillow's typical St. Cloud rent of $2,262 is above Orlando's $1,896 and Kissimmee's $1,914, largely because the rental stock is newer single-family homes. The metro's median annual wage was $46,630 in May 2025 (BLS), so a single earner on the median would spend more than half of gross pay on typical rent.

This is the pleasant season: January averages a high near 72°F, rain is light at about 2 to 2.5 inches a month, and evenings are cool enough for outdoor dining and time on the water. Occasional cold fronts bring nights in the 40s.

May to October

Summer highs run in the low 90s, humidity is high, and rain comes in short, heavy afternoon storms, totaling 6 to 8 inches a month. Plan outdoor errands for the morning and expect higher electric bills for air conditioning.

Hurricane season

The Atlantic season runs June 1 to November 30. In St. Cloud the practical preparations are drainage around your home, a flood policy if you are near water, secured outdoor items and a plan for several days without power.

Getting around

Life is car-based. The main routes are US 192, which links St. Cloud with Kissimmee, Florida's Turnpike to the west and Narcoossee Road running north toward Lake Nona. Many commuters use CFX toll roads; LYNX buses charge $2.00 a ride, but service is limited compared with Orlando.

Electric, water and trash

Inside city limits, OUC runs the city's electric system and sends the electric bill, while the City of St. Cloud bills water, wastewater, reclaimed water, stormwater and solid waste. Budget for two monthly statements. Outside city limits, providers vary by parcel, so ask the seller for recent bills.

Insurance

Homeowners premiums depend on the roof, the age of the home and its wind features more than the ZIP code. Newer homes built to current code usually quote lower. Is $60,000 enough to live in St. Cloud?

Census estimates put St. Cloud at 74,960 people in July 2025, up from 59,090 at the 2020 base and 70,885 in 2024. That growth of about 27% in five years is among the fastest in the Orlando area and follows the builders: new subdivisions offer larger, newer homes for less than similar homes closer to Orlando.

Why some people leave

The commonly cited reasons are the ones in the cons list: commute times, insurance and flood costs, and rising total monthly costs once CDD and HOA charges are included. Falling values since 2022 also mean some owners who bought at the peak cannot sell for what they paid.

Schools in St. Cloud

Public schools are run by the School District of Osceola County. Zoning is set by address and changes as new schools open, so never rely on a listing's claim. Builders name the schools they expect: Highland Homes, for example, lists Hickory Tree Elementary, Narcoossee Middle, Nova Lakes High and Harmony High for The Crossings. Confirm zoning with the district and look up each school's grade on the Florida Department of Education's school grades page.

Is St. Cloud a good place to retire?

It depends on your budget, healthcare needs and how much a newer home and lake access matter to you, and there are a few caveats. Florida has no tax on retirement income, and homestead caps limit yearly increases in assessed value to 2.7% for 2026.
