How we picked and ranked the suburbs
This guide covers 20 cities and communities around Orlando that have both a Zillow home value series and Census data, in Orange, Seminole, Lake and Osceola counties. It also answers the related search, the best places to live near Orlando.
The ranking averages three ranks. Value to income: Zillow's typical home value in August 2026 divided by the Census median household income for the same place. Five-year change in the typical value. One-year change to August 2026. A suburb near the top is both attainable for local earners and holding value. We also show the share of workers with a one-way commute of 30 minutes or more, from the Census survey, because commute time is the biggest day-to-day difference between these suburbs.
This is not a verdict on schools, safety or quality of life. The top two are very small towns, so read their entries before you treat the order as a recommendation.

West Orange and Lake County suburbs
1. Oakland
A small town on the south shore of Lake Apopka, just west of Winter Garden, Oakland tops the ranking because incomes are high relative to prices and values kept rising. With 3,646 residents it has very few homes for sale at any time, and the median home was built in 2009.0. You get the West Orange Trail and Winter Garden's downtown next door, and a longer drive to central Orlando.
Numbers: $568,862 typical home value in August 2026, +1.5% on the year and +29.1% on five years and typical rent was $2,179. Median household income is $152,195, and 55% of workers commute 30 minutes or more each way.
2. Windermere
The Town of Windermere is tiny, with 3,086 residents, but many homes with a Windermere mailing address are in unincorporated Orange County around the Butler Chain of Lakes. The town posted the biggest five-year gain in this group and has the highest median income ($177,778). Check whether a home is inside town limits, because that changes the tax bill and the rules you live under.

7. Ocoee
Ocoee is a west Orange County city between Apopka and Winter Garden on SR 429 and the Turnpike. It costs less than Winter Garden, with a similar income profile, which gives it a good value-to-income score. Prices fell -1.4% over the year. About 53% of workers commute 30 minutes or more, so check your own drive at rush hour.

8. Dr. Phillips
Dr. Phillips is an unincorporated Orange County community in southwest Orlando, around the Bay Hill and Sand Lake Road area near the theme parks. It had one of the strongest five-year gains here. 9. Apopka
Apopka is northwest of Orlando in Orange County, with newer subdivisions along SR 429 (the Wekiva Parkway) and near Wekiwa Springs State Park. It has one of the better value-to-income ratios and 78% owner-occupancy. Its five-year gain was below most of the list. A 55% share of long commutes reflects its distance from downtown and the job centers south of I-4.

12. Montverde
Montverde is a small Lake County town on Lake Apopka's western shore, north of Clermont, with just 2,249 residents. Its typical value is the second highest in this list and it posted a strong five-year gain, but price-to-income is the highest here, so it ranks mid-table. Zillow does not publish a rent figure. 13. Winter Garden
Winter Garden is the best-known west Orange suburb, with a walkable downtown on the West Orange Trail and a large share of new housing. It is expensive against local income, which is why it ranks 13th despite a strong five-year gain. About half of workers commute 30 minutes or more. 15. Groveland
Groveland is a Lake County city south of Clermont, where most housing is recent (median year built 2010.0). It has one of the best value-to-income ratios in this list and 87% owner-occupancy, but prices fell -3.4% over the year and 61% of workers commute 30 minutes or more. See our Groveland guide.

16. Clermont

North and east suburbs: Winter Park to Oviedo
3. Oviedo
Oviedo sits in east Seminole County near the University of Central Florida and the Central Florida Research Park. It ranks third on a strong five-year gain and steady prices over the past year. Most of the city is suburban single-family housing from the 1990s and 2000s. If you work downtown, the commute is mainly by car via SR 417, since SunRail does not serve Oviedo.

4. Maitland
Maitland borders Winter Park and Orlando's north side, with a SunRail station and office parks along I-4. It had the strongest one-year price change of any suburb here, and only 32% of workers commute 30 minutes or more, one of the lowest shares. Owner-occupancy is low at 44% because the city includes many apartments. Our Maitland guide has more.

5. Winter Park
Winter Park is the established choice closest to downtown: older homes on brick streets, Park Avenue's shops, Rollins College and a SunRail station. Only 28% of workers commute 30 minutes or more, the lowest share in this list. Prices rose 1.5% over the year. The trade-off is age: the median home was built in 1976.0, so ask about roof, electrical and plumbing updates before you insure.

6. Lake Mary
Lake Mary is north of Orlando on I-4 in Seminole County, with a SunRail station and corporate offices around Heathrow and the Lake Mary Boulevard corridor. 10. Longwood
Longwood is a Seminole County city between Altamonte Springs and Lake Mary, with a SunRail station. Values were up 0.3% over the year. It ranks lower on value to income because local median income is modest against prices. Homes are older on average (median year built 1983.0).

11. Winter Springs
Winter Springs is in central Seminole County, between Oviedo and Longwood, with the Cross Seminole Trail running through it. It sits near the middle on every measure. The median home was built in 1989.0, and 76% are owner-occupied. Its Town Center has shops and restaurants, and the drive to downtown Orlando is mostly via SR 417 or SR 434.

14. Altamonte Springs
Altamonte Springs is the lowest-priced suburb in this list, on I-4 just north of Orlando with a SunRail station and a regional mall. Its housing is mostly older condos, townhomes and houses (median year built 1983.0), and only 43% of homes are owner-occupied. It is a practical option if you want to be close in on a smaller budget; check condo association finances carefully.

17. Sanford
Sanford is the Seminole County seat on Lake Monroe, at the north end of the suburbs, with a SunRail station and Orlando Sanford International Airport. It is one of the more affordable suburbs, with a historic downtown. Only 34% of workers commute 30 minutes or more. Prices fell -2.1% over the year.
Numbers: $340,196 typical home value in August 2026, -2.1% on the year and +19.4% on five years and typical rent was $1,836. Median household income is $66,891, and 34% of workers commute 30 minutes or more each way.
18. Casselberry
Casselberry is a small Seminole County city on US 17-92 between Winter Park and Longwood. It is one of the cheaper close-in suburbs, with older homes (median year built 1983.0) around several lakes. Value to income is on the high side because local incomes are modest.
Numbers: $345,383 typical home value in August 2026, -1.4% on the year and +20.5% on five years and typical rent was $1,866. Median household income is $62,447, and 42% of workers commute 30 minutes or more each way.
South suburbs: Osceola County
19. St. Cloud
St. Cloud is an Osceola County city on East Lake Tohopekaliga, southeast of Orlando. New communities to its south and east have pushed growth. It has the highest share of long commutes in this list (66%), and prices fell -3.3% over the year, which is why it ranks near the bottom.
Numbers: $389,676 typical home value in August 2026, -3.3% on the year and +16.9% on five years and typical rent was $2,262. Median household income is $83,174, and 66% of workers commute 30 minutes or more each way.
20. Kissimmee
Kissimmee is the Osceola County seat, south of Orlando near the tourism corridor, with a SunRail station. It ranks last here because typical values are high relative to local income and prices fell -3.2% over the year. Its typical value is still below the metro figure of $383,445. Check short-term rental rules in any community you consider.

Planned communities Zillow does not rank as cities
Some of the most searched areas around Orlando are planned communities or unincorporated areas without their own Zillow city series, so we list them separately with the Census and developer figures we could verify.
Horizon West
Horizon West is an unincorporated area of southwest Orange County, south of Winter Garden and west of Windermere, built out as a series of planned villages. The Census Bureau counted 67,416 residents in its 2020-2024 survey, with a median household income of $127,335 and a median year built of 2014, the newest housing of any area in this guide. Homes carry Winter Garden, Windermere or Orlando addresses, and many pay CDD assessments. Zillow's typical value for ZIP 34787, which covers Winter Garden and part of Horizon West, was $570,875. Lake Nona
Lake Nona is inside Orlando's city limits, southeast of Orlando International Airport. Its developer describes it as spanning 17 square miles next to the airport, with a medical city, town center and several residential neighborhoods. Zillow's typical value in August 2026 was $586,269 in Lake Nona Central (down 2.4% on the year) and $715,622 in Lake Nona South (down 0.2%). Minneola
Minneola is a Lake County city on Lake Minneola just north of Clermont. The Census Bureau's survey shows 16,598 residents, a median household income of $110,902 and 82% owner-occupancy. Celebration
Celebration is an unincorporated planned community in northwest Osceola County near Walt Disney World. The Census survey counts 13,667 residents with a median household income of $96,242 and a median year built of 2004. Zillow does not publish a separate city series for it in our data, so compare recent sales and the community's HOA and special district charges on the tax bill.

Which suburbs have the shortest commutes?
In the Census survey, the lowest shares of workers commuting 30 minutes or more were Winter Park (28%), Maitland (32%) and Sanford (34%). The highest were St. Cloud (66%), Groveland (61%) and Montverde (58%). Winter Park, Maitland, Longwood, Lake Mary, Sanford and Kissimmee all have SunRail stations.
Where are the cheapest suburbs near Orlando?
The lowest typical values here were Altamonte Springs ($291,026), Sanford ($340,196), Casselberry ($345,383) and Kissimmee ($355,971). They have older housing or lower local incomes, so compare total monthly costs including insurance and any HOA fees.
How to choose an Orlando suburb
Drive the commute at rush hour
I-4, SR 429, SR 417 and the Turnpike carry most suburban commutes, and tolls add up. Drive your route on a weekday morning before you commit.
Price the whole monthly cost
Principal and interest at the 7.03% average rate (Freddie Mac, September 24, 2026) with 10% down is about $2,479 a month on Ocoee's typical home and $3,403 on Winter Garden's. In most suburbs, slightly. In the year to August 2026, 14 of the 20 suburbs in this guide saw Zillow's typical value fall, with Groveland down 3.4% and St. Cloud down 3.3%. Maitland rose 2.0%, and Oakland and Winter Park rose 1.5%. Every suburb is still up over five years.
Which Orlando suburbs are on SunRail?+
SunRail has stations in Sanford, Lake Mary, Longwood, Altamonte Springs, Maitland, Winter Park and Kissimmee, as well as downtown Orlando and several stops to the south. Oviedo, Winter Garden, Clermont and Apopka have no station, so most commutes from those suburbs are by car on toll roads.
