What is the Venice housing market doing right now?

Prices are falling slowly and rents are flat. Venice's typical value fell 3.9% in the year to August 2026, faster than Sarasota (2.7%) and the metro (3.1%). Zillow's typical rent rose 0.5% to $2,147. Metro inventory was 18% lower than a year earlier, and homes went under contract a little faster, so the market is less one-sided for buyers than it was in 2025. The figures in the grid above that are marked as metro cover the whole North Port-Sarasota-Bradenton area, not Venice alone.

What the ten-year trend shows

2016 to 2020: slow, steady gains

The typical value rose from $256,541 in August 2016 to $285,198 in August 2020, gains of 0.5% to 4.0% a year.

2020 to 2022: the surge

Values jumped 25.6% in the year to August 2021 and 35.2% in the year to August 2022, reaching $484,405. That is a 70% rise in two years.

2022 to 2026: four years of declines

Values slipped 2.8% in 2023, 6.0% in 2024, 11.4% in 2025 and 3.9% in 2026. The largest fall came in the year that included Hurricanes Helene and Milton. Today's $377,207 is still 47% above 2016 and 5.3% above five years ago, so long-term owners have kept most of their gains, while a home bought at the typical 2022 value is worth less today.

Days to pending

Homes took about 91 days on average to go under contract in August 2026, down from 97 a year earlier. That is roughly three months, so plan your move or your carrying costs around it.

Sale-to-list ratio

Homes sold for about 95.8% of their final list price in July 2026, up from 95.1% a year earlier. On a $400,000 list price that is about $16,900 below asking on average.

Price cuts

24.9% of listings had a price cut in August 2026, down from 27.2%. Sellers are pricing a little closer to the market, but one in four still overshoots.

Inventory

There were 8,868 listings in August 2026 against 10,844 a year earlier, down 18%. Falling supply is the main reason the decline has slowed.

Median sale price

The metro median sale price was $421,000 in July 2026, up from $401,167 a year earlier. A rising median can sit beside a falling typical value when more higher-priced homes close.

By ZIP code

The three Venice ZIPs sit close together: 34292 at $394,439 (down 4.5%), 34285 at $373,503 (down 4.7%) and 34293 at $364,664 (down 3.4%). Most of 34285 is inside city limits, while most of 34292 and 34293 is unincorporated Sarasota County with a lower tax rate, which matters when you compare homes at the same price. The two higher-priced neighborhoods held up better than Pinebrook and East Venice Ave, where values fell 6.1% and 8.7%. Gateway/Waterway, the lowest-priced, fell the same 3.7% as The Island.

Condos and townhouses

Florida Realtors counted 522 townhouse and condo closings in the metro in August 2026, up 16.8% on the year, at a median of $309,225, up 4.1%. Single-family homes

Metro single-family closings reached 11,467 in 2026 through August, up 7.2%, according to Florida Realtors. More closings with softer prices usually means buyers are active but price-sensitive.

New construction

Sarasota County permitted 4,283 single-family homes in 2025 across all its jurisdictions, including North Port and Venice. M/I Homes lists homes at Vistera of Venice, off Laurel Road, from $479,990. What is driving demand in Venice

Population is still growing

The Census Bureau estimated the City of Venice at 30,477 residents in July 2025, up from 25,473 at the 2020 base, about 19.6% growth, and up 2.0% in the latest year. North Port next door grew from 75,009 to 96,551 over the same period. Growth has not stopped prices falling.

Most homes are owner-occupied

About 80% of occupied homes in the city were owner-occupied in the Census Bureau's 2020 to 2024 survey, higher than 77% across Sarasota County.

Local pay trails local prices

The Bureau of Labor Statistics put the metro's median annual wage at $47,440 in May 2025, and the metro unemployment rate was 5.0% in July 2026 (preliminary). The typical Venice home costs about eight times that median wage, which limits how far prices can climb on local pay alone.

Rent vs buy

At 7.03%, principal and interest on the typical home with 10% down is about $2,265 a month, against typical rent of $2,147. Add tax and insurance and owning costs more each month, so buying makes more sense the longer you stay.

No official ranking exists, but Zillow's August 2026 data shows the Florida metros where values still rose: Wauchula led with 2.0%, then Pensacola at 1.4% and Tallahassee and Key West at 1.1%. Statewide the typical value fell 1.5%.

Where are housing prices dropping in Florida?

The November 2026 property tax vote

Amendment 3 would raise the non-school homestead exemption and halve the yearly cap on non-homestead assessments, from 10% to 5%, if 60% of voters approve. Either result changes the cost of owning in Venice.
