What it costs to live in Lakeland: a monthly example

Before you compare individual homes, anchor your budget to the typical Lakeland home and rent. The table uses Zillow’s August 2026 figures and the Freddie Mac 30-year average rate of 7.28% (week of October 1, 2026).

CostMonthlyBasis
Typical rent$1,722Zillow Observed Rent Index, Lakeland, August 2026 (+1.7% in a year)
Mortgage, 10% down$1,909Principal and interest on $279,000 over 30 years at 7.28%
Mortgage, 20% down$1,697Principal and interest on $248,000 over 30 years at 7.28%

Buying the typical Lakeland home ($310,000) with 10% down costs about $1,909 a month in principal and interest alone, 10.8% more than typical rent. Property tax, homeowners and flood insurance, HOA or CDD fees and mortgage insurance come on top, and in Florida they can add several hundred dollars a month. Get quotes for the actual address before you compare renting and buying.

Illustrative calculation, not a loan offer. Rates, taxes and insurance depend on the property and the borrower.

Moving costs and choosing a mover

Interstate movers

If you are moving from another state, your mover is regulated federally. Check its USDOT number before you book, get written estimates from at least three companies, and ask whether each estimate is binding. On a non-binding estimate, federal rules require the mover to deliver your goods if you pay up to 110% of the estimate at delivery; any balance above that is billed later.

Movers within Florida

If you are moving from elsewhere in Florida, the mover must be registered with the Florida Department of Agriculture and Consumer Services under state law. Ask for the registration number and a signed written estimate.

What to budget for

Beyond the truck or the moving company, list storage, temporary housing, travel, pet transport, utility deposits and connection fees, the vehicle registration fee, and the cost of any repairs you need to make before you move in. Keep a cash cushion for the first month, since deposits and fees arrive before your first paycheck or sale proceeds do.

A moving timeline for Lakeland

  1. Eight weeks or more before: collect written moving estimates, check each mover's registration, and decide whether to rent first or buy.
  2. Four to six weeks before: book the mover, arrange temporary housing if dates may not line up, and gather school records, immunization records and a recent physical for children.
  3. Two weeks before: call Lakeland Electric (or the provider for your address) to schedule service, and set up internet and trash.
  4. Move week: photograph meter readings, confirm the keys and access, and keep documents with you.
  5. First 30 days: get your Florida driver license, title and register your vehicles, register to vote and enroll children.
  6. By March 1: file for the homestead exemption if you owned and lived in the home on January 1.

Setting up utilities in Lakeland

Lakeland Electric: electric and city utilities

Lakeland Electric handles electric and water service. To start service, call Customer Service at (863) 834-9535, Monday to Friday, 7:30 a.m. to 6 p.m. You must be over 18 and provide two forms of identification, your address and the start date. Same-day service is available if you call before 4 p.m.

Fees and deposits

Lakeland Electric lists a $20 connection fee for scheduled requests and $40 for same-day. Deposits listed are $150 for electric, which may be waived with acceptable credit or payment history, $30 for water, $35 for wastewater, $15 for solid waste and recycling and $10 for stormwater.

Outside the Lakeland Electric area

Many Lakeland mailing addresses are outside the city, and Lakeland Electric publishes a service area map. Check it, and ask the seller or landlord for a recent bill to see who provides electric, water and trash. In unincorporated Polk County, trash is handled by Polk County Solid Waste and Recycling, (863) 284-4319.

Natural gas and internet

Peoples Gas is Florida's largest natural gas utility, but not every home has gas service, so check whether the address has a gas line before you call. Look up internet providers by exact address and book installation before move day.

Driver license, vehicle registration and voter registration

Driver license

Florida law requires a new resident who takes a job or enrolls children in a Florida public school to get a Florida driver license within 30 days, and the same deadline applies to a spouse or dependent who drives. Bring your current license and identity documents to a driver license office.

Title and registration

To title a vehicle that has never been titled in Florida, you need the out-of-state title or other proof of ownership and a verification of the vehicle identification number. The VIN check form can be completed by a law enforcement officer, a licensed dealer or a Florida notary public. Budget for a $225 initial registration fee on most cars and light trucks registering in Florida for the first time, on top of the usual tag and title fees, and move your insurance to a Florida policy.

Voter registration

You can register to vote or update your address at the driver license office when you apply for your license. Registration closes 29 days before each election, so register early if an election is coming.

Filing for the homestead exemption in Polk County

Who qualifies

If you own the home and it is your permanent residence on January 1, you can apply for the homestead exemption, which can reduce the taxable value by up to $50,000. Florida law lets a county waive the yearly renewal once an exemption is granted, so ask the appraiser how renewal works there.

When and where to file

File with the Polk County Property Appraiser by March 1 of the year you qualify. Missing the deadline can waive the exemption for that year, although the law allows a late application in limited circumstances. Ask the appraiser which proof of residency it accepts, and get your Florida driver license and vehicle registration done first so the address details match.

Save Our Homes and portability

Once a homestead is granted, Save Our Homes limits yearly increases in its assessed value to 3% or the change in the Consumer Price Index, whichever is lower. If you are moving from another Florida homestead, ask about portability, which can let you transfer some of that saved value to the new home.

See Polk County property tax for how the bill is built.

Hurricane preparation for new Lakeland residents

Know your zone and your building

Florida's Know Your Zone guidance says evacuation zones, low-lying flood-prone areas, mobile homes and unsafe structures are the most likely to be evacuated during a hurricane. Look up your zone as soon as you have an address, and if you are buying a manufactured home, plan where you would go.

Check flood risk and insurance

Look up the parcel on the FEMA Flood Map Service Center, and ask your insurance agent whether you need flood coverage and when a new policy would take effect. Standard homeowners policies generally exclude flood, so do this before hurricane season rather than when a storm is forecast.

Strengthen the house

My Safe Florida Home offers free wind-mitigation inspections and grants of up to $10,000 to eligible homeowners. A wind-mitigation report can also document features that lower your premium.

Build a supply kit

Use the state's disaster supply kit checklist for water, food, medication, documents and power. Hurricane season runs from June 1 to November 30, so a move in late spring or summer means building the kit in your first weeks.

Enrolling in Polk County Public Schools

Find your zoned school

Polk County Public Schools, which runs more than 150 schools, assigns schools by address. Use the district's Zone Finder, or look at its school options for magnet, choice and charter programs.

Gather documents

The district asks for a government-issued ID for the parent, a medical information form and proof that the child meets Florida's entrance and immunization requirements. State law requires a school-entry health exam performed within one year before enrollment and a Florida certification of immunization.

Complete the form and visit

Fill out the district's Student Entry Form, then call your zoned school to schedule a visit to finish registration. Florida requires school attendance from age 6 until 16.

Your first-month checklist

  1. Change your mailing address and forward your mail.
  2. Confirm electric, water, wastewater, trash and internet are in your name.
  3. Get your Florida driver license within 30 days of starting work or enrolling children.
  4. Title and register your vehicles and switch to a Florida insurance policy.
  5. Register to vote at the driver license office.
  6. Enroll children through Polk County Public Schools.
  7. Look up your evacuation zone and flood zone, and build a supply kit.
  8. Book a wind-mitigation inspection and review your insurance.
  9. Put March 1 in your calendar for the homestead application.
  10. Find a local doctor, dentist and pharmacy, and transfer prescriptions.

How do you choose where to live in Lakeland?

Before comparing homes, write down the trips and routines your location needs to support. Include work, healthcare appointments, shopping, visiting family and the activities you want to keep doing.

Test routes at the times you would use them. A map gives a distance, but a visit helps you assess the street, access, parking and how the property fits your routine. If you are moving from outside Florida, give yourself time to investigate a specific home's insurance and maintenance needs.

Turn preferences into a usable shortlist

  • Separate essential requirements from features you could compromise on.
  • Set a purchase budget alongside a comfortable ongoing monthly cost.
  • Decide how you will view properties if you cannot attend in person.
  • Identify what must happen with your current home or lease before you move.

For a property shortlist, use the Lakeland neighborhood and area comparison. Compare historic districts and the cash needed for the home you want.

Should you rent first or buy before relocating?

Renting first gives you time to test an area through ordinary weekdays before choosing a home to purchase. Include the cost of a second move, storage and the rental agreement in that decision. Buying before arrival may suit a move with a settled budget and well-researched location, but you need a reliable way to assess the property from a distance.

Compare both against your actual deadline. If you must start work in six weeks and have not visited shortlisted areas, a temporary arrangement may give you more room to investigate than a rushed purchase. This is a planning example, not a suggested purchase timetable.

  • Price temporary housing and storage before assuming a short stay will be inexpensive.
  • Check the overlap between your current housing costs and the new arrangement.
  • Decide what you need to inspect in person before committing to a purchase.
  • Allow for a possession date that differs from the day you expect to arrive.

What costs should you budget for when moving to Lakeland?

Purchase costs and moving costs are separate. Temporary accommodation, storage or a gap between possession dates can change the amount of cash you need available.

Budget itemWhat to check
Purchase and financingDeposit, lender estimates and the cash needed at closing.
Property ownershipProperty-specific insurance quotes, tax estimates and association obligations.
The physical moveWritten moving quotes, storage, travel and access requirements.
Timing gapsTemporary accommodation and overlapping housing costs.
After arrivalUtility setup, immediate repairs and a cash reserve.

If the move depends on selling, compare your available cash with estimated sale proceeds. Keep money needed before closing separate from proceeds that have not yet arrived.

What should you check at the specific property?

Build your budget around the address you are considering. Request current association documents where relevant, ask for property-specific insurance quotations and investigate known repair needs. A city-wide average cannot answer those questions for an individual house.

Check flood information as a separate step. FEMA’s FloodSmart guidance explains that most homeowners insurance does not cover flood damage and links to the Flood Map Service Center. Discuss the address, coverage and cost with an insurance professional rather than treating a map designation as a guarantee.

If you are comparing a Lakeland mailing address with another location, confirm the relevant local jurisdiction before relying on municipal service information. Keep the records, quotes and unanswered questions for each property together so you can compare the same costs.

Moving and selling at the same time?

Explain both sides of your move in your enquiry so the conversation starts with the right constraints.

How should you sequence a move to Lakeland?

  1. Clarify your constraints. Note work dates, lease terms and commitments attached to your current home.
  2. Prepare your buying position. Discuss financing where relevant and decide what evidence or advice you need before making an offer.
  3. Research and view. Compare properties against the same priorities, and keep a record of unresolved questions.
  4. Coordinate the transactions. Review contractual deadlines, possession and any dependency on another sale with the professionals involved.
  5. Confirm moving arrangements. Match bookings and handovers to confirmed dates, with a contingency for changes.

How can you prepare for viewings from out of town?

Give your agent a written shortlist of essential features and ask what a remote viewing can show. Request a clear look at the approach, adjoining setting, layout and visible condition. Save questions that need an inspector or another qualified professional instead of expecting a video call to answer them.

Bright Florida Homes brings relocation questions back to the agent relationship: who can attend, what information you will receive and how decisions are handled while you are away. The Lakeland agent hub covers the broader comparison of service and agreement terms.

If you also need to sell, begin with your current home’s likely proceeds and timing. Our valuation guide is specifically for a Lakeland home. A property elsewhere needs evidence from its own market.

What should you ask a Lakeland relocation agent?

Ask how they handle remote viewings, what they need from you before arranging tours, and who will coordinate updates when you are out of town. Explain any need to sell first rather than leaving it until you find a property.

For property records, start with the Polk County Property Appraiser. Use City of Lakeland resources for relevant municipal information, checking whether the address is within the city's jurisdiction.

The Lakeland agent-finding hub helps you compare the working relationship as well as the properties.

YOUR QUESTIONS ANSWERED

Questions about moving
to Lakeland, FL.

Is it cheaper to rent or buy in Lakeland?+

At a 7.28% rate, principal and interest on the typical Lakeland home with 10% down is about $1,909 a month, versus typical rent of $1,722 (Zillow, August 2026), before taxes and insurance. Buying usually makes more sense the longer you plan to stay.

How do I set up electricity and water in Lakeland?+

If the address is in Lakeland Electric's service area, call Customer Service at (863) 834-9535 with two forms of ID, the address and your start date. Lakeland Electric lists a $20 connection fee, or $40 for same-day service, and deposits including $150 for electric, which can be waived with acceptable credit.

How long do I have to get a Florida driver license after moving to Lakeland?+

Florida law requires a new resident who takes a job or enrolls children in public school to get a Florida driver license within 30 days, and the same applies to a spouse or dependent who drives. You can register to vote at the driver license office at the same visit.

When do I file for homestead in Polk County?+

File with the Polk County Property Appraiser by March 1 of the year you qualify. You must own the home and make it your permanent residence as of January 1. The exemption can reduce taxable value by up to $50,000, and it brings the Save Our Homes cap on yearly assessment increases.

What do I need to enroll my child in school in Lakeland?+

Polk County Public Schools asks you to find your zoned school, gather a government-issued ID, a medical information form and proof of Florida's entrance and immunization requirements, complete a Student Entry Form, and then visit the school. State law requires a health exam within one year before enrollment.

Do I need flood insurance in Lakeland?+

It depends on the property, and standard homeowners policies generally exclude flood. Look up the address on the FEMA Flood Map Service Center, ask your agent for a flood quote, and ask when a new policy would take effect. Your lender will tell you if the loan requires flood coverage.

Can I rely on the seller’s monthly housing costs?+

Use them as background, then obtain estimates for your situation. Your financing, insurance and tax position may differ. Check association obligations and planned expenses in the relevant documents rather than budgeting from the mortgage payment alone.

How do I assess a commute before moving?+

Test the exact route at the times you expect to travel and include the trips you make during a normal week. Keep travel assumptions tied to the address and schedule. A city-to-city distance is not a dependable door-to-door journey time.

What should I arrange before the moving truck arrives?+

Confirm possession and access, utilities, delivery restrictions and who holds the keys. Keep essential documents and items with you. Ask your moving provider how date changes affect the booking before relying on an unconfirmed handover.
