Most building activity with a Davenport name sits along the US 27 and I-4 corridor toward the Osceola County line, in the 33837, 33896 and 33897 ZIPs. Polk County as a whole permitted 6,725 single-family homes in 2025 and 1,336 units in buildings of five or more, according to the Census Building Permits Survey. That was down from 8,514 single-family homes in 2024, a drop of about 21%, so builders are selling standing inventory as well as starting new homes.

Only about 6.5% of ZIP 33837's land is inside the City of Davenport, and 33896 and 33897 have no city land at all (2020 Census). A new subdivision marketed as Davenport is usually permitted, inspected and taxed by Polk County. Confirm it on the parcel record before you sign.

Amenities include a pool, cabana, playground and ponds. The model address is 1128 Mountain Flower Lane, and Highland describes the site as about 16 miles from Walt Disney World.

Aspire at Canter Creek (K. Hovnanian)

Single-family homes from the low $300s, according to K. Hovnanian's Davenport page, which notes prices may include a lot premium. The builder does not publish the ZIP on its hub page.

The verified entry point is K. Hovnanian's mid $200s. At $250,000 with 10% down and the Freddie Mac rate of 7.03%, principal and interest would be about $1,500 a month, before tax, insurance, HOA and CDD.

Single-family homes

Verified starting prices run from the low $300s to $326,900. That puts base models under $350,000, but lot premiums, upgrades and elevation choices often push the contract price higher. Ask for a fully optioned price, not the base.

Under the schedule effective January 1, 2025, a single-family detached home in unincorporated Polk pays an educational fee of $14,338, a transportation fee of $4,103 in District A, $4,000 in B or $3,185 in C, and smaller fees for parks ($1,864), corrections ($662), law enforcement ($578), fire rescue ($377), library ($188) and EMS ($153). In District A that totals about $22,263.

What Florida law makes the builder tell you

Under section 190.048 of the Florida Statutes, the first sale contract for a home in a community development district must carry a bold notice, just above your signature, that the district may levy taxes or assessments on top of county and other local taxes.

A CDD usually has two parts: a debt assessment that repays the bonds for roads, water lines and amenities, and an operations charge. Both appear on the county tax bill as non-ad valorem assessments. The HOA bills separately. At Geneva Landings, for example, Highland lists HOA dues of $100 a year plus a CDD.

A homesteaded $338,572 home in unincorporated Polk owes about $3,858 a year in 2025 ad valorem tax, against about $5,708 inside city limits, before any CDD. If you plan to rent the home to guests, you won't have homestead: the bill is about $4,377 in the county. According to the Polk County Tax Collector, stays of six months or less also owe the 5% tourist development tax.
