Where new homes are being built around Kissimmee
Builder activity clusters in a few places: several communities with 34744 addresses, including Tohoqua, Kindred and the new Hilliard Isle site off Simpson Road; the Westview and Esplanade master plans, where more than one builder is selling; and Hawks Run in 34746. Nearby St. Cloud has several more. The listings below were on builder websites in September 2026; prices and availability change weekly.
Pulte: Tohoqua (34744)
Pulte lists 19 home designs at 2663 Clear Night Avenue, from $309,990, with two to five bedrooms and two to three-car garages. The builder notes model homes open daily and two completed amenity centers. Tohoqua has its own community development district, which publishes budgets with per-lot debt and operating assessments; ask for the figure for the lot you pick.
Pulte: Hilliard Isle (34744, coming soon)
A new Pulte community at Simpson Road and Pebble Pointe Way, planned with single-family homes and townhomes. When we checked it had no home designs released and an interest list only, which answers the question of whether pre-construction homes are available: yes, but without published prices yet.
Taylor Morrison: Westview and Esplanade at Westview
Taylor Morrison lists Westview from $299,999, with two to six bedrooms and 1,453 to 3,422 square feet, and Esplanade at Westview, described as resort living, also from $299,999, with 1,483 to 4,591 square feet. The Townhomes at Westview, with two-bedroom plans of about 1,180 square feet, were marked as a final opportunity. Ask whether a given Esplanade section has age rules before you assume either way.
Lennar: Westview
Lennar sells townhomes and single-family homes in the same Westview master plan from $314,000, with a clubhouse, pool, dog park and sports courts. Because two builders share Westview, compare the same size home from each: base price, included features and lot premium can differ.
Lennar at Esplanade
Listed from $254,000, the lowest starting price we found, this is a gated master-planned community of villas and single-family homes. Lennar lists a clubhouse with spa treatments, a resort-style pool with an on-site restaurant, a fitness center and pickleball courts. Resort amenities usually mean higher association fees, so get the full fee schedule.
Lennar: Knightsbridge
Single-family homes from $376,000 with a pool, open park space, a volleyball court and walking trails. Lennar places it near Lake Toho and U.S. 17.
D.R. Horton: Kindred (34744)
A new phase of D.R. Horton's Tradition Series at 1848 Southbury Drive, from $339,990, with three to five bedrooms. The builder listed 20 homes for sale, from a 1,504-square-foot, three-bedroom home at $400,000 to a 2,077-square-foot, five-bedroom home at $481,790, with several near $345,990 to $357,990. That range lets you compare price per square foot within one community.
Ashton Woods: Hawks Run (34746)
Single-family homes from $449,990, with 2,226 to 2,899 square feet and three to five bedrooms. The community has an amenity center, pool, dog park, playground and play field. One quick move-in home, the Plant model at 2677 Broadwing Street, was listed for September 2026.

In nearby St. Cloud, Lennar listed Bridgewalk from $361,000, a boating community around Springhead Pond, plus The Glades at Crossprairie and Waterlin. Taylor Morrison's Yardly Bellalago in Kissimmee is a rental community of new homes, not homes for sale.
CDD and HOA fees on new Kissimmee homes
Many new communities in Osceola County were financed with CDD bonds. The district repays them through a debt assessment on each lot, billed on your property tax bill for the life of the bonds, plus a yearly operating assessment. HOA dues are separate and paid to the association. Our Florida CDD fees guide explains the mechanics.
The disclosure you will see
Florida law requires a contract for a home in a CDD to carry a boldface notice, just above the buyer's signature, that the named district may levy taxes or assessments on the property in addition to other government taxes. If you see it, ask for the numbers behind it.
What the numbers look like
District budgets show the scale. The Poinciana CDD, which serves Solivita, set fiscal 2027 gross assessments of $244.74 per unit for operations and $374 per residential unit for debt. Each district is different, so get the figure for your exact lot from the district or the builder's disclosure.
Questions for the sales office
- What is the annual CDD debt and operating assessment for this lot, and when do the bonds mature?
- Can the debt be paid off at closing, and at what amount?
- What are HOA dues now, and what is the budget for the next two years as more homes close?
- Are there amenity, gate or resort fees on top?
Is it cheaper to buy new or resale in Kissimmee?
On price alone, new can look cheaper: several builders start below Zillow's $355,971 typical resale value. The monthly comparison is closer once you add the CDD, fees and taxes.
Total monthly cost
At Freddie Mac's 7.03% 30-year average (week of September 24, 2026), principal and interest with 10% down is about $1,802 a month on a $299,999 home and about $2,138 on a $355,971 resale. Add each home's CDD, HOA, tax and insurance to see which is really lower.
Your first tax bills
The first bill on a new home may reflect only the lot, if the house was not finished on January 1. Budget from your purchase price, not the builder's sample bill. Kissimmee city parcels paid 17.4114 mills for 2025 and the main unincorporated district 13.8543; the Osceola County property tax guide works through a bill.
Incentives
Builders run promotions, such as the September savings event Taylor Morrison was advertising when we checked, and often tie rate or closing cost help to their own lender. Compare the value of the incentive with a lower price from an outside lender before you choose.
Building your own home
We found no current published cost to build on your own lot in Kissimmee. Builder listings give a benchmark: at Kindred, a 1,504-square-foot home at $400,000 works out to about $266 per square foot including the lot. Ask a custom builder for a written estimate, and add land, impact fees and permits.
Inspections and warranties on a new home
Pre-drywall inspection
Hire your own inspector to look at framing, windows, plumbing and wiring before the walls are closed. Ask the builder in writing to allow it.
Final inspection and walk-through
A county certificate of occupancy is not a quality check. Have your inspector review the finished home before the walk-through, and list every item on the punch list.
Builder warranty

Flood and drainage
New subdivisions are built to current standards, but check the FEMA flood zone for the lot and how it drains, especially near creeks and lakes. More than 1,700 homes in the county flooded after Hurricane Ian in 2022, according to FOX 35's report.
Buying new with a local agent
The builder's sales team works for the builder. If you want your own representation, contact an agent before your first model visit, since some builders require the agent to be registered at that visit.
