What is the Davenport housing market doing right now?
Short version: values are edging down, sales are slow, and more sellers are cutting prices, but fewer than a year ago. These are Zillow's August 2026 figures for Davenport, Florida (Polk County), with sale speed measured across the Lakeland-Winter Haven metro.
- Typical home value: $338,572, down 3.6% in a year and up 16.3% over five years.
- Typical rent: $1,992 a month, up 1.3% in a year.
- Metro days to pending: about 80 days on average, down from 84 a year earlier.
- Metro sale-to-list ratio: about 97.4%, up from 97.2%.
- Metro listings with a price cut: 26.8%, down from 27.8%.
- Metro inventory: 5,152 homes, down 7.2% from 5,549.
Davenport still costs more than its Polk neighbors. Haines City was at $293,072 and Winter Haven at $272,484. That gap is why many buyers compare all three before choosing.
What the ten-year trend shows
Zillow's August values show a place that roughly doubled in price, spiked, and has spent four years giving some of it back.
2016 to 2020: steady gains
The typical value rose from $187,601 in 2016 to $246,145 in 2020, gains of 6% to 8% a year. Davenport was then a smaller city of 9,297 people at the 2020 Census base.
2020 to 2022: the surge
Values jumped to $291,009 in 2021 and $384,743 in 2022, a 56% rise in two years.
2022 to 2026: a slow give-back
Each August since has been lower: $374,564, $369,649, $351,053, then $338,572. The total fall from the peak is about 12%. Anyone who bought in 2022 with a small down payment may have little equity today, which is worth knowing when you see a listing priced near its 2022 purchase price.
Sale speed, price cuts and inventory across the metro
Zillow reports these four measures for the Lakeland-Winter Haven metro, which covers all of Polk County, not for Davenport alone. Davenport's own numbers will differ, especially for vacation-rental homes.

About 80 days on average in August 2026, compared with 84 a year earlier. This is a mean, so a few stale listings pull it up. A well-priced home can still go under contract in weeks.
Sale-to-list ratio
About 97.4%. On a $340,000 list price that is roughly $8,800 below asking on average, before any seller credits.
Price cuts
26.8% of listings had a cut, down one point from 27.8%. Roughly one seller in four overpriced at first.
Inventory and sale price
Inventory fell 7.2% to 5,152 homes, and the metro median sale price held at $298,333 for a second year. Fewer listings with a flat sale price suggest the market is stabilising rather than sliding faster.

The three Davenport mailing ZIPs moved in the same direction but by different amounts. Very little of this area is inside the City of Davenport: about 6.5% of 33837's land, and none of 33896 or 33897, according to 2020 Census geography.
33837: $333,572, down 3.7%
The ZIP that contains the city itself. It mixes older homes near the city core with newer subdivisions in unincorporated Polk, so values vary with age and whether the parcel pays city taxes.
33896: $352,143, down 4.2%
The priciest and the weakest over the year. It overlaps the Four Corners, Poinciana and Loughman census areas near the Osceola line, close to the Osceola County line.
33897: $341,893, down 2.9%
The smallest drop of the three. It is unincorporated and overlaps the Four Corners area. Zillow's Loughman neighborhood, also unincorporated, was at $346,611, down 2.9%.
Resale, new builds and vacation rentals
New construction keeps supply coming

Vacation-rental homes trade on income
Homes in rental-oriented communities are priced by buyers who look at booking income, furnishings and the county's 5% tourist development tax on stays of six months or less. Ask for the rental history and the tourist tax account before you treat any projected income as real.
Townhomes
Builders offer townhomes at lower starting prices than detached homes. K. Hovnanian lists townhomes at Aspire at Canter Creek from the mid $200s against single-family homes from the low $300s.
Rent vs buy in Davenport
At the Freddie Mac 30-year rate of 7.03% (week of September 24, 2026), buying the typical $338,572 home with 10% down means principal and interest of about $2,033 a month. With 20% down it is about $1,807. Add property tax, insurance and any HOA or CDD charge. Typical rent is $1,992, so renting is cheaper month to month unless you plan to stay several years. Check when the home last sold and for how much. A 2022 purchase listed near its old price is likely to need a cut, because the typical value is about 12% lower now.
Tax district, not mailing city
A Davenport address in unincorporated Polk paid 12.9291 mills in 2025; one inside city limits paid 19.3579. On the same price, the city home can cost well over $1,000 a year more in tax, so compare listings on the full monthly cost.
Rental permissions
If the listing mentions short-term rental income, confirm the community documents allow it. If it does not, confirm they don't forbid what you plan.
Is now a good time to buy a house in Davenport?
It is a better time to negotiate than in 2021 or 2022. Prices are lower, one listing in four has been cut, and builders are competing for the same buyers. Amendment 3 on the November 2026 ballot
If approved, it would raise the non-school homestead exemption to $150,000 in 2027 and $250,000 in 2028 and cut the non-homestead assessment cap from 10% to 5%. That would lower tax bills and could support demand.
Population growth
Davenport grew from 9,297 people in 2020 to an estimated 18,110 in July 2025, about 95%, against 67% in Haines City and 24% in Winter Haven.
