Central Fort Myers and McGregor Boulevard (ZIP 33901)

Typical value $257,066, down 5.4%. This is the city's historic core: downtown on the Caloosahatchee River, and the older streets along McGregor Boulevard, where the Edison and Ford Winter Estates sit at 2350 McGregor. After the Edison Bridge opened in 1931, subdivisions such as Dean Park, Edison Park and Seminole Park were built beyond downtown, and Edison Park includes some of the city's largest older homes. Hurricane Ian's surge flooded downtown streets in 2022: the National Hurricane Center recorded a high water mark of 4.4 feet above ground on the river's southern bank downtown. Check flood history, elevation and any historic district rules before you buy.

Town & River

Typical value $788,141, up 4.4%, the highest on this list and the only Fort Myers-area neighborhood in Zillow's data to rise over the year. It sits in ZIP 33919, and recent listings on Cypress Lake Circle and Deep Lagoon Lane have run into the millions. The wider 33919 ZIP had a typical value of just $243,729, down 7.9%, which shows how far one neighborhood can sit from its ZIP average. For any home on the water, budget for dock, seawall and flood insurance costs, and ask for the elevation certificate.

McGregor

Typical value $320,528, down 7.2%. McGregor is an unincorporated area of 4.1 square miles, almost 42% of it water, along McGregor Boulevard between Whiskey Creek and Iona. Its northwest edge is the tidal Caloosahatchee, and the Cape Coral Bridge crosses from here. Downtown Fort Myers is about 6 miles northeast.

Iona

Typical value $298,170, down 4.5%. Iona covers 10.2 square miles, about 35% of it water in the Caloosahatchee estuary, between Summerlin Road and the river, with McGregor Boulevard running through it. It is about 4 miles from the Sanibel Causeway and 11 miles from central Fort Myers, which puts the beaches and islands close. The Census counted 16,908 residents in 2020, up from 15,404 in 2010. With a third of the area under water, check the flood zone for every address.

Punta Rassa

Typical value $424,716, down 3.4%. Punta Rassa is a 4.5-square-mile point at the east end of the Sanibel Causeway, with San Carlos Bay to the west and the Gulf to the south; nearly 47% of it is water. During Ian a sensor here recorded water 8.37 feet above the average high tide line. Check the elevation certificate and flood zone for any home here, and budget for the $6 causeway toll on trips onto Sanibel.

Whiskey Creek

Typical value $318,817, down 4.6%. A compact 1.6-square-mile area named for the creek on its western edge, bordered by the city to the north, the Caloosahatchee to the west and Cypress Lake to the south. Sitting right on the city line keeps downtown close.

Cypress Lake

Typical value $185,353, down 9.8%, the lowest on this list and one of the steepest falls. Cypress Lake is a 4.0-square-mile unincorporated area about 7 miles south of downtown, between McGregor and Villas, with 13,727 residents at the 2020 census. At this price point, check the roof age, any condo association's reserves and insurance quotes.

Villas

Typical value $202,487, down 8.4%. Villas covers 4.9 square miles on US 41, about 6 miles south of downtown Fort Myers and 9 miles north of Estero. Its population was 12,687 in 2020, up from 11,569 in 2010. Prices sit well below the city typical.

Gateway

Typical value $391,440, down 4.0%. Gateway is a 6.1-square-mile unincorporated area north of Southwest Florida International Airport, close to I-75. Its population grew from 8,401 in 2010 to 10,376 in 2020. Ask about HOA dues and any special district assessment on the tax bill.

Verandah

Typical value $530,951, down 4.3%. Verandah is a private, gated golf community on the Orange River with 36 holes of golf, a resort-style pool, fitness center, tennis and river kayaks. Neal Communities is still selling new homes from the mid $400s. Its ZIP, 33905, had a typical value of $281,518, so Verandah prices sit well above the surrounding area. Three Oaks

Typical value $411,178, down 3.8%. Three Oaks is a small 1.7-square-mile area on the west side of I-75, with the Alico Road exit at its northeast corner and Estero to the south. The interstate runs about 10 miles north to the east side of Fort Myers, which suits commutes to the airport and the south of the county. Its population rose from 3,592 in 2010 to 5,472 in 2020, one of the faster-growing places on this list.

San Carlos Park

Typical value $333,289, down 4.2%. San Carlos Park covers 5.0 square miles east of US 41, bordered by Three Oaks and Estero. It is about 13 miles south of Fort Myers along US 41, and its land drains west through Mullock Creek to Estero Bay. The Census counted 18,563 residents in 2020, the largest of the unincorporated areas profiled here.

Fort Myers Shores

Fort Myers Shores is a 2.5-square-mile area on the south bank of the Caloosahatchee northeast of the city, with State Road 80 on its south edge and State Road 31 on its west. Central Fort Myers (ZIP 33901), around downtown and McGregor Boulevard. You get the river, the Edison and Ford estates and older homes on established lots, with more flood and renovation checks.

Best for waterfront and boating

Town & River, McGregor, Iona and Punta Rassa, all on the Caloosahatchee estuary or San Carlos Bay. Budget for flood insurance, dock and seawall upkeep, and check bridge clearances if you have a boat.

Best for gated golf

Verandah, with 36 holes on the Orange River. Outside the city, Pulte's River Hall Country Club in Alva bundles an 18-hole golf course with ownership.

In unincorporated areas the rate depends on the fire district, and Lee County Utilities or another provider may supply water, so ask who bills for water and sewer. Unincorporated Lee County also earns a 25% flood insurance discount in high-risk zones through FEMA's Community Rating System; city residents should ask the city for its own rating.
