Moving costs to budget for
The biggest moving costs are the move itself, your first months of housing and the insurance you must have in place before closing. Lifestyle and pros and cons are on the is Fort Myers a good place to live page; this guide covers logistics.
Hiring a mover
Get at least three written quotes based on an in-home or video survey. For a move within Florida, the mover must be registered with the Florida Department of Agriculture and Consumer Services, show "Fla. Mover Reg. No." or "Fla. IM No." in its advertising and carry liability cover of at least $10,000 per shipment. Moves from another state fall under federal rules, so check the mover with the Federal Motor Carrier Safety Administration as well.
Vehicle and license fees
The Lee County Tax Collector lists a $225 initial registration fee for each vehicle new to Florida, an $85.75 electronic title transfer from out of state and $28.00 for a standard plate, plus the annual registration tax. An original Class E driver license costs $54.25. For one car and one driver, that is about $393 before registration tax.
Utility deposits
Lee County Utilities charges a $70 water deposit and a $125 sewer deposit for a single-family account, and pays interest on them each September. Ask FPL or LCEC whether a deposit applies when you open the electric account.
Insurance before closing
Your lender will need proof of homeowners insurance, and flood insurance in high-risk zones, before closing. Citizens Property Insurance reported an average HO-3 premium of $3,322 in Lee County in its 2026 filing, so get quotes as soon as you are under contract.
Temporary housing
If you rent first, Zillow's typical Fort Myers rent was $1,745 a month in August 2026. Ask what the landlord requires up front, such as a security deposit and advance rent, before you commit.
A moving timeline, stage by stage
Two to three months out
Pick target areas using the Fort Myers neighborhoods guide, get pre-approved and book movers. Look up flood and evacuation zones for the addresses you like, because they drive insurance costs. If you can choose, avoid moving at the peak of hurricane season, which runs from June 1 to November 30.
One month out
Set up electricity, water and internet for your move-in date, start school enrollment online if you have children, and gather the documents on the Lee County Tax Collector's list for a Florida driver license.
Moving week
Photograph the home at move-in, read the meters, find the main water shut-off and electrical panel, and store a copy of your insurance policies somewhere you can reach from your phone.
First 10 days
Buy Florida auto insurance from a Florida-licensed agent, then title and register your vehicles at a Lee County Tax Collector office. Out-of-state vehicles need a VIN verification on form HSMV 82042.
First 30 days
Get your Florida driver license and surrender your old one. Register to vote or update your address at the same visit.
First 60 days
Update your address with banks, your employer, the IRS and any retirement plan, and move prescriptions to a local pharmacy. Ask your insurer for a wind mitigation inspection if you did not get one before closing, since the report can lower your premium. If you kept a home in another state, check how its rules treat part-year residents, because your Florida homestead depends on this being your permanent residence.
By March 1
If you owned and lived in the home on January 1, file for homestead with the Lee County Property Appraiser by March 1.
Setting up utilities in Fort Myers
Which company serves you depends on the exact address, so ask the seller or landlord for recent bills before you move.
Electricity: FPL
If your address is on Florida Power and Light, its typical 1,000 kWh residential bill was $128.45 in September 2026, after a one-time storm cost refund, and $136.64 in August. Start service online with the address and move-in date.
Electricity: LCEC
Other addresses are served by the Lee County Electric Cooperative, a member-owned cooperative. LCEC lists $145.67 for 1,000 kWh a month, including a $20.00 customer charge. You can start, stop or move service online.
Water and sewer: City of Fort Myers
Inside city limits, ask whether water and sewer come from the City of Fort Myers utility. We could not confirm the city's current rates and deposit for this guide, so ask the seller for a recent bill and call the city's utility billing office before move-in.
Water and sewer: Lee County Utilities
Some unincorporated areas are served by Lee County Utilities. From July 1, 2026, a single-family home using 5,000 gallons a month pays about $39 for water and $68 for sewer, including service and administrative charges. Start service through the county's start, stop and transfer page.
Trash, recycling and stormwater
Check the last property tax bill for solid waste or stormwater lines, which can be billed there as non-ad valorem assessments rather than monthly, so you are not surprised in November. Ask the seller or landlord which day collection runs.
Internet and phone
Providers vary by street, so enter the exact address on each provider's site before you sign a lease. MIT's budget for internet and mobile service in Lee County is $1,767 a year for one adult.
Driver license, car registration and voting
Florida driver license within 30 days
New residents must get a Florida driver license within 30 days of moving. Book an appointment with the Lee County Tax Collector, whose main office is at 2480 Thompson Street, Fort Myers. The license must be Real ID compliant, so bring the full document list the tax collector publishes.
Title and register vehicles within 10 days
You have 10 days to title and register a vehicle once you establish residency. Bring your out-of-state title or lender details, proof of Florida insurance and the completed VIN verification, which a tax collector employee, Florida notary or law enforcement officer can sign.
Register or update your address online at RegisterToVoteFlorida.gov, at a Lee County elections office or by calling (239) 533-8683. The deadline for the November 3, 2026 general election, which includes the City of Fort Myers general election, is October 5.
Filing for homestead in Lee County
Who qualifies
You must own the home and make it your permanent residence by January 1 of the tax year. The property appraiser may ask for your Florida driver license, vehicle registration and voter registration as evidence, which is another reason to handle those early.
When and how to file
File with the Lee County Property Appraiser by March 1. The office offers a simplified online application for US citizens whose current Florida ID shows the property address, and a separate route for joint owners and permanent residents. Late applications may only be granted for the following year.
What it saves
On a $305,650 home inside city limits, homestead lowers the estimated 2025 tax from about $5,044 to about $4,344, saving roughly $700 a year. It also caps future increases in assessed value at 3% a year under Save Our Homes. Our Florida homestead exemption guide explains portability if you are moving from another Florida home.
The 2026 ballot and new arrivals
A proposed amendment on the November 3, 2026 ballot would raise the homestead exemption for non-school taxes to $150,000 in 2027 and $250,000 in 2028. As written, people who are not Florida residents on December 31, 2026 would get the existing exemption at first and the larger one from their fifth year. If timing matters to you, check the result and the rules with the property appraiser. The Lee County property tax guide tracks it.
Hurricane preparation for new residents
Know your evacuation zone
Lee County uses five evacuation zones, A to E, based on storm surge, and may order Zone A out before the weather arrives. Look up your address on the county's evacuation zone map as soon as you have a home.
Sign up for AlertLee
AlertLee is the county's emergency notification system for evacuation orders and other warnings. Register every phone in the household.
Shelters and pets
Lee County runs public shelters, a pet-friendly shelter during mandatory evacuations and a special medical needs program. LeeTran will take you and a dog or cat to the pet-friendly shelter if the pet is in a crate or carrier.
Buy flood insurance early
FEMA's FloodSmart notes that most homeowners policies do not cover flood and that almost a third of flood claims come from outside high-risk areas. Buy cover well before a storm is forecast, and ask the agent exactly when the policy takes effect. In unincorporated Lee County, policies in A, AE and V zones get a 25% discount through the Community Rating System.
Harden the home
My Safe Florida Home offers free wind mitigation inspections and up to $10,000 in grants for approved upgrades such as roof work and impact windows and doors. A wind mitigation report can also lower your premium. See the Florida hurricane insurance guide.
Getting around once you arrive
Flying in and out
Southwest Florida International Airport (RSW), southeast of the city, handled a record 11,154,458 passengers in 2025. Delta, Southwest, United, American and JetBlue carried the most passengers in December 2025. Page Field, south of downtown, is a general aviation airport rather than an airline airport, so book commercial flights into RSW.
Buses
LeeTran charges $1.50 a ride on fixed routes and $0.75 on the beach trolley, and sells 3-day, 7-day and 31-day passes. Riders 65 and older, riders with disabilities and full-time students can get discounted fares. Most households still need a car, and the Census Bureau's survey puts the average commute for city workers at about 25.5 minutes.
Tolls and bridges
The Sanibel Causeway from Punta Rassa charges a $6 toll for island-bound vehicles. Several bridges cross the Caloosahatchee to Cape Coral and North Fort Myers, so test your commute across the river at rush hour if you will work on the other side.
Property checks newcomers often miss
Flood disclosure from the seller
Florida Statutes section 689.302 requires a seller of residential property to give you a flood disclosure at or before signing the contract, stating whether they know of flood damage during their ownership, flood insurance claims or federal flood assistance such as FEMA aid. Read it alongside the flood zone.
CDD disclosure on new homes
On an initial sale in a community development district, section 190.048 requires a bold disclosure above your signature that the district can levy assessments on top of county taxes. Find the amount on the district's budget or the parcel's tax bill. See the Fort Myers new construction guide for examples.
Your tax bill will not match the seller's
A homesteaded seller's assessed value is capped, and the cap ends when the home sells. Budget from the purchase price and the 2025 city millage of 16.5034, not from the seller's last bill.
Enrolling children in Lee County schools
The School District of Lee County enrolls new students online. The steps are: gather the required registration documents, including proof of residence, immunization records and a physical exam; create or sign in to a Focus Parent Portal account; complete the online enrollment; then submit a school choice application ranking your preferred schools. Students who do not get their first choice during open enrollment are placed on a waitlist, which is reviewed at the start of the year and at the ends of the first and second quarters. Student Enrollment can be reached at (239) 337-8247, and the district office is at 2855 Colonial Boulevard. Assignment depends on the choice process and your address, so confirm options with the district rather than relying on a listing. If you arrive in the middle of the school year, ask Student Enrollment how the choice application and waitlist apply to late registrations, and have immunization and physical exam records ready so registration is not held up.

Common questions
Is Fort Myers worth moving to?+
It can be if your budget covers insurance and you are ready for hurricane season. Zillow's typical home value was $305,650 in August 2026, below the Florida figure of $375,470, Florida has no state income tax, and Lee County is still gaining residents. The trade-offs are storm exposure, heat and falling home values.
What is the 50% rule in Fort Myers Beach?+
It is the FEMA substantial improvement and damage rule used by local flood ordinances: if repairs or improvements to a building in a flood zone cost 50% or more of its market value, the whole structure must be brought up to current floodplain rules. Lee County applies it in unincorporated areas, and the Town of Fort Myers Beach and City of Fort Myers run their own floodplain offices, so ask the right one.
Why are people moving away from Fort Myers?+
Census estimates show Lee County still gained a net 8,603 people from other US areas in the year to July 2025, though far fewer than the 28,000 or so a year in 2021 and 2022. The Census does not collect reasons, but insurance costs, storm repairs and falling home values are the pressures most often cited.
How much do I need to make to live in Fort Myers?+
MIT's Living Wage Calculator puts the pre-tax income needed in Lee County at $52,525 a year for one adult with no children and $111,230 for two working adults with two children. Keeping Zillow's typical $1,745 rent at 30% of gross income takes about $69,800 a year.
How long do I have to get a Florida license after moving to Fort Myers?+
New residents have 30 days to get a Florida driver license and 10 days to title and register vehicles, according to the Lee County Tax Collector. An original Class E license costs $54.25, and vehicles new to Florida pay a $225 initial registration fee plus title, plate and registration charges.
When do I file for homestead in Lee County?+
File with the Lee County Property Appraiser by March 1 for the year in which you owned and lived in the home on January 1. US citizens whose Florida ID shows the property address can use the simplified online application. Applications filed after March 1 may only be granted for the following year.
