How expensive is Fort Myers?
Housing is cheaper than the Florida typical, but running costs are not. Zillow's typical Fort Myers home value of $305,650 in August 2026 was about 19% below the Florida figure of $375,470, and the typical rent of $1,745 was below Cape Coral's $1,949. Against that, Lee County homeowners pay some of the higher insurance premiums in the state, and the city's property tax rate is higher than most of its neighbors.

Housing costs in Fort Myers
Buying a home
At Freddie Mac's 7.03% 30-year rate, principal and interest on the $305,650 typical home is about $1,836 a month with 10% down and $1,632 with 20% down. Prices vary widely by ZIP code, from $198,758 in 33907 to $439,078 in 33913 (Zillow, August 2026). Across the metro, 21.2% of listings had a price cut, so the asking price is often a starting point.
Renting
Zillow's typical rent was $1,745 in August 2026, down 1.1% on the year. The ACS put the city's median gross rent, which includes utilities paid by the tenant, at $1,765 in 2024. Renters insurance is cheap next to homeowners cover: Citizens reported an average HO-4 premium of $293 in Lee County.
Property tax
The 2025 total millage in the City of Fort Myers was 16.5034 mills. On an assessed value of $305,650, that works out to about $5,044 a year without homestead. With homestead, the first $25,000 is exempt from all levies and a further $25,722 from non-school levies in 2025, which brings the estimate to about $4,344. Homeowners and flood insurance
Citizens Property Insurance reported an average HO-3 homeowners premium of $3,322 in Lee County, with a recommended 7.5% cut to $3,072 for policies from June 1, 2026 to May 31, 2027. Condo unit owners (HO-6) averaged $1,459. Private insurers price differently, and Florida's Office of Insurance Regulation approved rate cuts for several companies in September 2026. Flood cover is separate: FEMA's FloodSmart says most homeowners policies do not cover flood, and almost a third of flood claims come from outside high-risk zones. HOA fees and CDD assessments
Many newer communities in and around the city carry a community development district (CDD) assessment on the tax bill as well as HOA dues. In the Arborwood CDD, which the City of Fort Myers created in 2004, the 2026/2027 budget sets gross yearly assessments from $349.72 for a villa or townhome in Marina Bay and Botanica Lakes to $1,695.04 for some multifamily units in Somerset. Everyday costs in Fort Myers
Electricity
Lee County is split between Florida Power and Light and the Lee County Electric Cooperative (LCEC), so check the seller's or landlord's last bill. FPL put its typical 1,000 kWh residential bill at $136.64 in August 2026 and $128.45 in September, after a one-time storm cost refund. On its October 2026 rate sheet, 1,000 kWh works out to about $133 before taxes and fees. LCEC lists $145.67 for 1,000 kWh. Summer air conditioning usually pushes use above 1,000 kWh.
Water, sewer and trash
Inside city limits, water and sewer come from the City of Fort Myers; ask for a recent bill, because the city's rate pages could not be checked for this guide. In unincorporated areas served by Lee County Utilities, rates from July 1, 2026 include a $12.44 water service charge, $4.68 administrative charge and $4.45 per 1,000 gallons for the first 6,000 gallons, plus $23.16, $4.67 and $7.96 per 1,000 gallons for sewer. At 5,000 gallons a month that is about $107. Check the property tax bill for solid waste or stormwater lines as well.
Groceries and food
MIT budgets $4,603 a year for food for one adult in Lee County and $8,440 for two adults. Eating out adds to that.
Transportation and gas
AAA's average for regular gas in the Fort Myers-Cape Coral metro was $4.431 a gallon on September 26, 2026, a few cents above the Florida average of $4.396. MIT's transportation budget is $8,779 a year for one adult. LeeTran buses cost $1.50 a ride, but most households rely on a car.
Healthcare
MIT budgets $3,235 a year in medical costs for one adult and $7,641 for two adults. Gulf Coast Medical Center, a 699-bed hospital, is in Fort Myers.
Childcare
MIT's childcare estimate for Lee County is $9,560 a year for one child and $18,522 for two in a single-adult household. Get quotes from licensed providers near your commute, since prices vary by age and hours.
Internet and phone
MIT allows $1,767 a year for internet and mobile service for one adult, or about $147 a month. Check which providers serve a specific address before you sign a lease or contract.
Taxes in Fort Myers
Sales tax: 6.5%
Florida's 6% state rate plus Lee County's 0.5% discretionary surtax, which the Department of Revenue lists as running from January 1, 2019 to December 31, 2028.
No state income tax
Florida has no personal income tax, so wages, pensions and retirement withdrawals are taxed only at the federal level.
Property tax and early payment
Bills go out in November, and the Lee County Tax Collector takes 4% off if you pay in November. On the estimates above, that trims about $174 from a homesteaded bill. The 2026 additional homestead exemption rises to $26,411 with inflation. A proposed constitutional amendment on the November 3, 2026 ballot would raise the homestead exemption for non-school taxes to $150,000 in 2027 and $250,000 in 2028 and cut the cap on non-homestead assessment increases from 10% to 5%.
