Is Lehigh Acres a good place to live? The short answer
For value, yes. For convenience, it depends on where you work and how often you want the beach. Four numbers frame the decision:
- $279,720: Zillow's typical Lehigh Acres home value, August 2026.
- $1,831: Zillow's typical monthly rent, down 1.8% in a year.
- 5.8%: how far the typical value fell over the past year, after peaking at $323,084 in August 2024.
- 132,353: residents counted by the Census Bureau (ACS 2020 to 2024), with no city government. Lee County runs permits, roads and zoning.

Pros of living in Lehigh Acres
1. The lowest home prices among nearby Lee County cities
At $279,720, Lehigh's typical value sits below Fort Myers ($305,650), Cape Coral ($335,825) and Bonita Springs ($502,803) on Zillow's August 2026 figures. With 10% down at 7.03%, principal and interest on that typical home is about $1,680 a month, against about $2,017 in Cape Coral.
2. Rent below Cape Coral and Bonita Springs
Zillow's typical Lehigh rent of $1,831 is $118 a month under Cape Coral ($1,949) and far below Bonita Springs ($2,428). Fort Myers is slightly cheaper at $1,745, so the rent advantage is mainly against the coastal cities.
3. New single-family homes under $300,000
Lehigh is one of the few places in the metro where builders still advertise new detached homes from the $200,000s. In September 2026, Maronda listed its Signature series from the $249s, Holiday Builders from $271,500 and D.R. Horton's Express homes from $282,990. 4. Many lots with no HOA or CDD
Because much of Lehigh was platted decades ago as individual lots, a lot of homes sit outside any homeowners association. Maronda, for example, markets its Lehigh homes with no HOA or CDD fees. You get fewer rules on parking, fences and paint colors, though also no association to maintain shared areas.
5. A lower property tax rate than Lee's cities
The 2025 total rate in the Lehigh Acres Fire district was 10.9125 mills, or 11.5125 with the Lehigh street lighting charge. That is below the 12.7970 total in Bonita Springs, the lowest of Lee County's six cities. Fire and water-control assessments are billed separately on top, so compare full bills, not just millage.
6. No state income tax
Florida has no personal income tax, and the sales tax in Lee County is 6.5% (6% state plus a 0.5% county surtax). If you are moving from a state with income tax, that difference can cover part of the insurance bill.
7. Inland from the Gulf
Lehigh sits east of Fort Myers, away from the coast. Lee County sets its five evacuation zones (A to E) by storm surge risk, and the Hurricane Ian report from the National Hurricane Center does not list Lehigh among the surge-hit areas. Inland does not mean risk-free: wind and heavy rain still reach you, so check your own address's flood and evacuation zone.
8. Long-run price growth
Even after two years of declines, Lehigh's typical value is 25.1% above August 2021 and more than double the $135,483 of August 2016. That is history, not a forecast, but it shows the area has held more of its pandemic gains than Cape Coral, which is up 3.5% over five years.
9. An international airport in the metro
Southwest Florida International Airport (RSW), run by the Lee County Port Authority, handled a record 11,154,458 passengers in 2025. For anyone who travels for work or family, a large airport in the same county is a real advantage.
Cons of living in Lehigh Acres
1. Longer drives to jobs, beaches and shopping
Maronda describes Lehigh as about 12 miles east of Fort Myers, and most of the metro's larger employers, hospitals and the Gulf beaches are to the west. Time your commute at rush hour before you commit, because a lower price can be eaten by fuel and time.
2. Well and septic on many lots
The Florida Governmental Utility Authority runs Lehigh's public water system, but many lots use a private well and septic system. You become responsible for pumps, water testing, filters and septic maintenance, and a failed drainfield is an expensive repair. FGUA's online map lets you check service by address.
3. Drainage and flooding on low lots
Lehigh is flat, and water moves through a network of swales and canals. Some lots sit in FEMA flood zones and some in zone X; the difference changes your insurance and, for new homes, how high the floor must be. Look up the address on the FEMA Flood Map Service Center and ask how the street handled heavy rain.
4. Prices are still falling
The typical value fell 5.8% in the year to August 2026, and every one of Lehigh's six ZIP codes dropped, from 4.1% in 33972 to 9.6% in 33973. If you may need to sell within a few years, a falling market is a real risk.
5. Insurance costs

6. Local incomes trail the county
Median household income in Lehigh was $66,890 in the ACS 2020 to 2024, against $76,107 for Lee County. Metro wages are modest too: the BLS put the Cape Coral-Fort Myers median annual wage at $46,780 in May 2025.
7. Construction and empty lots around you
Scattered-lot building means the vacant lot beside you may get a house next year, with the noise, trucks and change of view that come with it. If privacy matters, look at homes backing onto canals or preserved land and confirm that land cannot be built on.
8. Long, hot, wet summers
NOAA's 1991 to 2020 normals for Fort Myers show about 120 days a year at 90°F or hotter, and June through September each average roughly 9 to 10.4 inches of rain. Air conditioning runs most of the year, which shows up on the electric bill.
What Lehigh Acres is like day to day
Winter and spring
From November to April the weather is dry and mild, with January highs around 75°F at the Fort Myers station. This is the busiest season on the roads across Lee County.
Summer and hurricane season
Summer brings daily afternoon storms, and roughly two-thirds of the year's rain falls from June to September. Hurricane season runs June 1 to November 30. Know your Lee County evacuation zone and keep shutters or impact glass ready.
Getting around
Lehigh is laid out for driving. Lee Boulevard is the main commercial road, where D.R. Horton and Holiday Builders both have sales centers. LeeTran runs the county bus system; check its current routes if you rely on transit.
Things to do

Job counts
The Cape Coral-Fort Myers metro had 311,300 nonfarm jobs in August 2026 (preliminary), a little below 316,100 in May. Few of those are in Lehigh itself, so most working residents commute west.
Unemployment
The metro unemployment rate was 5.2% in July 2026 (preliminary, not seasonally adjusted), up from 4.9% in May.
Wages
BLS data for May 2025 put the metro's mean annual wage at $60,050 and the median at $46,780. Those are individual wages, not household incomes, and they matter when you size a mortgage or rent.
What salary do you need to live in Lehigh Acres?
MIT's living wage calculator for Lee County (updated February 2026) sets the pre-tax income needed to cover basic costs at $52,525 a year for one adult with no children, $83,389 for one adult with one child and $111,230 for two working adults with two children. Lehigh's lower housing costs mean you can do better than those county averages on rent or a mortgage.
Is $50,000 enough to live in Lehigh Acres?
For one person, it is tight. Zillow's typical rent of $1,831 is $21,972 a year, about 44% of a $50,000 gross income, well above the usual 30% guideline. Sharing, a smaller home or an older rental makes it workable.
Is $70,000 enough?
Usually yes for buying. Principal and interest on the typical $279,720 home with 10% down is about $1,680 a month, 29% of a $70,000 gross income. Add roughly $220 a month in property tax with homestead and $256 for insurance at the Citizens average, and housing reaches about 37%, so budget carefully.
What the tax bill looks like
If the assessed value matched Zillow's typical $279,720, the ad valorem tax at 10.9125 mills would be about $3,052 without homestead. Why people come
Lee County grew from 760,827 people in 2020 to 875,607 in 2025 on Census estimates, a rise of about 15%. The Census Bureau does not publish annual estimates for Lehigh because it is not a city, but builder activity shows where much of the new housing lands: Lee County permitted 9,962 single-family homes in 2025, and Lehigh's platted lots give builders ready sites. Price is the main draw.
Why some people leave
Falling values, insurance bills and long drives are the common reasons. Owners who bought near the 2024 peak may owe close to what the home is now worth, which makes moving harder.
Owners and renters
The ACS counts 27,618 owner-occupied and 11,852 renter-occupied homes in Lehigh, a 70% ownership rate against 74.3% for Lee County. Expect rentals on many streets, and investor buyers competing for lower-priced homes.

Lehigh's typical home costs $56,105 less than Cape Coral's. At 7.03% with 10% down that is about $337 a month less in principal and interest.
Lots and utilities

Government and taxes
Cape Coral is a city with its own council and millage. Lehigh has no city layer, which keeps its rate lower but leaves decisions with the county commission.
Location and water access

It can be a low-cost base, but check the practical side first. Lee County gives an additional senior exemption of $50,000 on county millage to owners who meet the age and income limits, on top of homestead, and homestead's Save Our Homes cap limits yearly assessment rises (2.9% for 2025). Against that, a private well and septic system is ongoing work, and hospitals, specialists and the airport are a drive away, so time those trips before you buy.
