Where new homes are being built in Lehigh Acres
Lehigh Acres was laid out decades ago as individual homesites, and many are still empty. Builders now buy those lots and build on them street by street, so a brand-new house can sit between a 1980s home and a vacant lot. D.R. Horton calls these homes "Spot Lots", Maronda "Scattered Homesites", and Holiday Builders offers to "Build on Your Lot or Ours".
The scale is county-wide. The Census Bureau's Building Permits Survey counted 9,962 single-family homes permitted in Lee County in 2025, with a reported construction value averaging about $294,000 per home. Lehigh does not have its own count because it is not a city, but it is where builders can still offer detached homes under $300,000. Two builders run sales centers on Lee Boulevard: D.R. Horton at 4410 Lee Blvd (33971) and Holiday Builders at 4502 Lee Blvd (33976).
Lehigh Acres new construction builders and prices
Prices below are from each builder's website on September 27, 2026. They change often and usually exclude lot premiums, upgrades and closing costs.
D.R. Horton: Lehigh Acres Spot Lots (Express Series, 33971)
One-story homes with three or four bedrooms from 1,302 square feet, priced from $282,990. The page listed 11 homes, including a 1,498-square-foot home reduced to $309,999 from $317,875, which shows builders are cutting prices on standing inventory.
Maronda Homes: Signature and Premier series (33971)
Maronda builds on your own lot, one of its homesites or a lot it helps you find. Signature homes start in the $249s and Premier homes in the $344s, and Maronda states its Lehigh homes carry no HOA or CDD fees.
Holiday Builders: Cornerstone, Value and Inspire collections (33976)
Plans run from 1,243 to 2,709 square feet, with prices from $271,500. The Cornerstone Collection is the build-on-your-lot option.
ONX Homes: ON Lehigh Acres
ONX markets its Lehigh homes from the $200,000s on its community page. Ask the sales team for the current base price, lot costs and construction method, because we could not confirm a specific figure.
Christopher Alan Homes and Lennar
Christopher Alan Homes has a Lehigh Acres locations page, and Lennar is also building in the area. We could not confirm current prices for either, so ask each sales office for a written price sheet.

For comparison, Zillow's typical value for all Lehigh homes, new and old, was $279,720 in August 2026. Scattered-lot checks: what to confirm before you sign
In a master-planned community, the developer has already solved water, drainage and roads. On a scattered Lehigh lot, each one is a question for your specific address.
Central water or a private well
The Florida Governmental Utility Authority (FGUA) runs the Lehigh Acres water system and has a check-your-service-address map on its Lehigh page. If the lot is outside its service, the builder drills a well. Ask which applies, who pays for the connection or well, and for a water test before closing.
Sewer or septic
Many Lehigh lots use septic systems. In Lee County, the county health department issues septic permits and inspects them, so ask the builder for the permit and the final inspection. Find out the drainfield location before you plan a pool or extension.
Drainage and fill
Lots are often cleared and raised with fill before building. Ask for the lot grading plan, where water will run off, and whether your lot or your neighbour's will take it. A swale that ponds after storms is a warning sign.
Flood zone and floor height
Lee County's FEMA flood maps took effect on November 17, 2022, and new homes must be built to those Base Flood Elevations. Look up the lot on FEMA's Flood Map Service Center and ask the builder for the final elevation certificate, which your insurer will want. The Florida flood zones guide explains each zone.
Road paving and access
Don't assume the street to your lot is finished. Drive to it, check that the road is paved all the way, look at the route out after rain, and ask the builder or Lee County whether the road is county-maintained.
The lots next door
Vacant lots nearby will probably be built on. Check who owns them on the Lee County Property Appraiser site and don't pay a premium for a view that depends on an empty lot.
Impact fees on a new Lehigh Acres home
Lehigh is unincorporated, so every new house pays Lee County's impact fees when the permit is issued. The county's schedule dated May 18, 2023 (confirm the current version on the Lee County fees page) sets these amounts for a single-family detached home:

Why the numbers look low
Road, park and school fees are collected at 52.5% of the adopted base rates (roads $9,996, schools $5,484, parks $1,535). If the county raises that percentage, the cost of building rises with it.
Who pays
On a builder's own lot the fees are normally in the price. If you are building on land you own, ask the builder to show the impact fees, permit fees and any utility connection charges as separate lines in the contract.
CDD and HOA fees on Lehigh new homes
Most scattered-lot homes in Lehigh have no HOA or community development district (CDD). That lowers your monthly bill, but it also means no shared pool, gate or landscaped entrance. Some newer subdivisions in and around Lehigh do have associations, so check each lot.
What the law requires the builder to tell you
Under Florida Statutes section 190.048, the first sale contract for a home in a CDD must include a bold notice that the district may levy taxes or assessments on top of county taxes. Non-ad valorem charges still apply
Even without a CDD, a Lehigh tax bill includes separate fire and water-control assessments, and some areas pay a street lighting rate. Ask for an estimated first full-year tax bill from the builder.
New build or resale in Lehigh Acres: what costs more?
Price and payment
D.R. Horton's $282,990 starting price is only $3,270 above Zillow's typical Lehigh value of $279,720. At 7.03% with 10% down, the principal and interest is about $1,700 a month for the new home and $1,680 for the typical resale. Maronda's Signature series starts lower, in the $249s, about $1,495 a month on the same terms.
Insurance and running costs
A new home built to current code with impact windows or shutters can qualify for wind-mitigation credits, and a new roof removes one of the biggest insurance questions on older Florida homes. See the wind mitigation guide.
Your first tax bill
Florida values property as of January 1. A home finished during the year may be taxed for that year on the land alone, and the next bill jumps once the house is assessed. Budget for the full bill, not the low first one.
What are they building in Lehigh Acres, and is it growing?
Most of the construction is single-family homes on existing lots, from national builders and regional ones. Lee County as a whole grew from 760,827 people in 2020 to 875,607 in 2025 on Census estimates, and Lehigh's supply of cheap platted lots makes it a main destination for entry-level new homes.
Road work
Lee County's transportation projects page lists a roundabout at Buckingham Road and Gunnery Road, with final design plans completed. We could not find an official Lee County project page for Lee Boulevard itself, so check the county's projects list before relying on anything you hear about planned widening or new stores along it.
Commercial projects
New shops and offices in unincorporated Lehigh go through Lee County zoning and permitting. The county's public hearing notices and permit search are the reliable way to see what is planned near a lot.
Inspections, warranties and contracts
Your own inspector
County inspections check code minimums, not workmanship. Hire an independent inspector before drywall and again before closing, and add a well and septic check where they apply. The Florida home inspection checklist lists what to cover.
Warranty and licenses
Get the builder's warranty in writing, with what it covers and for how long. Look up the builder's contractor license, and your agent's license, on the Florida DBPR license search.

Register your agent at the first sales office visit; many builders will not work with an agent introduced later. Horton and Holiday Builders both have sales centers on Lee Boulevard, and Maronda, ONX Homes, Christopher Alan Homes and Lennar also build in Lehigh. Listing portals show many of the same homes. Because homes are on scattered lots, ask each builder for a list of available lots with addresses.
How much is a new home in Lehigh Acres?+
In September 2026, builder sites listed new single-family homes from the $249s for Maronda's Signature series, $271,500 for Holiday Builders and $282,990 for D.R. Horton's Express homes. Larger plans run well above that, with Maronda's Premier series from the $344s. Prices usually exclude upgrades, lot premiums and closing costs.
Do new homes in Lehigh Acres have HOA or CDD fees?+
Most scattered-lot homes do not. Maronda, for example, states its Lehigh homes have no HOA or CDD fees. Some subdivisions do have associations, and Florida law requires a bold CDD disclosure in the first sale contract where a district exists. Every Lehigh home still pays separate fire and water-control assessments on its tax bill.
Do new Lehigh Acres homes use a well and septic?+
It depends on the lot. FGUA runs the Lehigh Acres water system and has an online map to check service by address. Lots outside it get a private well, and many use septic systems permitted by the county health department. Ask the builder which your lot has, and who pays for any connection.
