Oviedo's 98 single-family permits carried a reported construction value of $28.77 million, about $293,600 per home. That figure is the build cost on the permit, not a sale price: it leaves out land, site work and builder margin. Oviedo also permitted 252 apartment-style units in seven larger buildings, which points to rental supply rather than homes for sale. Countywide, Seminole permitted 893 single-family homes in 2025, compared with 4,221 in Orange and 5,085 in Osceola, so if a large choice of new homes matters most, St. Cloud or Apopka will show far more.

Impact fees, CDDs and HOAs on Oviedo new homes

Impact fees

Seminole County charges impact fees on new homes to fund roads, fire, libraries and utilities. The county's fee page would not load for us, so we are not quoting totals; see the Seminole County impact fee page and ask the builder whether fees are included in the base price. If the community is inside city limits, ask the city about any municipal fees as well.

CDD disclosure

Under Florida Statute 190.048, the first sale contract for a home in a community development district must carry a bold notice, above your signature, that the CDD may levy taxes or assessments. HOA dues
