Lennar, D.R. Horton, Pulte and Taylor Morrison in Florida: the short answer
All four are large public builders with long track records in Florida, and all four sell through on-site sales teams in master-planned communities. They differ in where they build, what kind of buyer they design for and how their warranties are structured. This guide compares them using only what each builder publishes on its own website and in its annual report. We don't rank builders on quality: build quality varies by community, crew and year, so judge the specific home with an independent inspection.

Pulte's average price is its company-wide figure for 2025; its Florida segment averaged $573,000. Headquarters are the principal executive offices given in each company's latest annual report. Lennar is the only one of the four based in Florida.

Where Lennar builds in Florida
Lennar was founded as a Miami homebuilder in 1954 and still has its headquarters in Miami. Its Florida website is organized into ten areas: Jacksonville and St. Augustine, Ocala, Orlando, Tampa and Manatee, Sarasota and Manatee, the Space Coast around Melbourne, the Treasure Coast, Palm Beach, Miami, and Naples and Fort Myers. Its 2025 annual report adds that it expanded on Florida's Gulf Coast. Florida sits in its East segment with New Jersey and Pennsylvania.
Homes and prices
Lennar sells mainly under the Lennar name, with its Everything's Included approach, which it says puts premium features in its homes as standard rather than as paid options. It adds that most of its homes include home automation technology and energy-efficient materials and systems. It targets first-time, move-up, active adult, luxury and multi-generational buyers, and markets NextGen multi-generational designs in Florida. In 2017 it acquired WCI Communities, a builder of luxury homes in Florida. Nationally, Lennar delivered 82,583 homes in fiscal 2025 at an average price of $391,000, down from $423,000 a year earlier.

Where D.R. Horton builds in Florida
D.R. Horton describes itself as the largest US homebuilder by homes closed, a position it says it has held since 2002. Its 2025 annual report lists 15 Florida markets in its Southeast region: Cape Coral and Fort Myers, Deltona and Daytona Beach, Gainesville, Jacksonville, Lakeland, Miami and Fort Lauderdale, Ocala, Orlando, Palm Bay and Melbourne, Panama City, Pensacola, Port St. Lucie, Tallahassee, Tampa, Sarasota and Punta Gorda, and West Palm Beach. That gives it the widest Florida footprint of the four, including the Panhandle.
Homes and prices
D.R. Horton markets almost everything under its own name and focuses on first-time and first move-up buyers, with entry-level, active adult and luxury homes in some markets. About 84% of its 2025 home sales revenue came from detached homes, the rest from townhomes and duplexes. Company-wide, homes range from about 1,000 to 4,000 square feet and from $250,000 to more than $1,000,000, and it closed 84,863 homes at an average of $370,400 in fiscal 2025. Its Southeast region's revenue fell 21% that year, mainly because it closed fewer homes in Florida.

Where PulteGroup builds in Florida
PulteGroup reports Florida as a segment of its own, which makes it the only one of the four to publish Florida-specific results. Pulte Homes lists ten Florida areas on its site: Fort Lauderdale, Fort Myers, Jacksonville, Lakeland, Naples, Orlando, Palm Beach, Sarasota, Tampa and the Treasure Coast. In 2025 the Florida segment closed 7,442 homes at an average of $573,000, on revenue of $4.26 billion, and controlled 60,194 lots at year-end.
Brands and homes
PulteGroup sells under several names. Its brands serve first-time, move-up and active adult buyers, and Del Webb is the brand for active adult communities, many of them age-restricted to buyers 55 and over. DiVosta's website lists only Florida communities, with luxury homes in Fort Lauderdale, Fort Myers, Naples, Palm Beach, Sarasota and the Treasure Coast. Pulte warranty
Pulte's national limited warranty covers materials and workmanship for one year, plumbing, electrical and HVAC systems for two years, certain water infiltration and internal leaks for five years, and structural elements for ten years. It transfers to later owners who take title within the coverage period.

Where Taylor Morrison builds in Florida
Taylor Morrison's East segment includes five Florida markets: Jacksonville, Naples, Orlando, Sarasota and Tampa. It is the smallest of the four by homes delivered, with 12,997 closings nationally in 2025 and $7.8 billion of home closings revenue. Its title company, Inspired Title, handles closings for its Florida buyers.
Brands and homes
It builds for entry-level, move-up and resort lifestyle buyers under the Taylor Morrison and Esplanade names; Esplanade is its resort lifestyle brand. It also builds rental communities under the Yardly name, with projects in Orlando, Sarasota and Tampa among other markets, so some Taylor Morrison-built homes near you may be rentals rather than for sale.

Its annual report describes a one-year limited warranty on workmanship and materials, a two-year limited warranty on certain systems such as electrical and cooling, and a ten-year limited warranty on structural defects, plus third-party coverage where FHA or VA lenders require it.

Compare the total monthly cost

Is Lennar a good home builder in Florida?
Lennar has built in Florida since its founding in Miami in 1954 and is one of the largest builders in the country by deliveries. Its Everything's Included homes suit buyers who want standard features chosen for them rather than a long options list. Whether a particular Lennar home is a good buy depends on the community, the price against nearby resales, and the result of your own inspection, which is true of every builder here.
Why do some buyers complain about Lennar and other big builders?
We don't assess builder reputations. What the builders' own filings show is scale: Lennar and D.R. Horton each delivered more than 80,000 homes in their latest fiscal year, almost all built by subcontractors, so individual experiences vary by community, crew and year. D.R. Horton's and Lennar's annual reports both note that they rely on subcontractors for construction. Protect yourself the same way with any builder: independent inspections, a written punch list before closing and warranty requests filed on time.
What is the lawsuit against Lennar?
There isn't a single lawsuit. Lennar's annual report says it is a defendant in various claims and lawsuits over homes it sold, most commonly alleging that homes weren't built to plans, specifications or building codes, and that it doesn't consider their volume unusual given the number of homes it delivers. For a specific case, search the court records in the county concerned. Florida law requires written notice to the builder before most defect lawsuits.

Are new homes from big builders cheaper than resale homes in Florida?+
Not necessarily. Builders often use incentives such as mortgage rate buydowns or paid closing costs rather than price cuts, and new communities more often carry CDD assessments and HOA dues. Compare the full monthly cost of a new home with nearby resale homes, and ask your agent for recent sales in older phases of the same community.
