Where new homes are being built around Apopka
Orange County as a whole permitted 4,221 single-family homes in 2025, worth about $1.56 billion, according to the Census Bureau's Building Permits Survey. Apopka has taken a large share of the county's growth: its population rose from 54,892 in 2020 to an estimated 65,552 in July 2025, about 19%.
Builders market communities under names such as Crossroads at Kelly Park, and SR 429 (the Wekiva Parkway) and SR 414 connect the area to the rest of the Orlando road network. Not every community marketed as "Apopka" is inside the city. Some are in unincorporated Orange County, which changes the impact fees you pay through the price, the tax rate and who supplies water. Crossroads at Kelly Park (Dream Finders Homes)
Single-family homes in two collections: a 40-foot lot series from $379,990 and a 50-foot lot series from $451,990. Dream Finders listed 14 available homes and showed this as its only Apopka community when we checked in September 2026. Ask whether the community has a CDD and what the annual assessment is.
Oak Pointe (D.R. Horton)
D.R. Horton markets Oak Pointe as an Apopka community in Orange County, and it appears in local search results for new Apopka homes. The builder's page did not show a price when we checked, so ask for the current price sheet and the HOA budget.
Wolf Lake Ranch (M/I Homes)
M/I Homes lists Wolf Lake Ranch under its Apopka communities. Its site loads prices dynamically and we could not read them, so request the base price, the included features list and the lot premium for the home you want.
Emerson Pointe (M/I Homes)
A second M/I Homes community marketed in Apopka. Compare it directly with Wolf Lake Ranch on lot size, HOA dues and any CDD, since the same builder may price similar plans differently by location.
Eden Crest (Hartizen Homes)
A smaller builder community that shows up in Apopka searches. Smaller builders can be more flexible on options and closing dates. Check the builder's license and ask for references from buyers who have closed.
Toll Brothers Apopka communities
Toll Brothers publishes an Apopka page for its Orlando-area homes. Its site did not give us a readable price, so ask which features in the model home are upgrades and what the home would cost as shown.
KB Home Apopka communities
KB Home markets homes in the Apopka area. Its site blocked our check, so we cannot confirm current communities or prices. Ask for the address of each community and confirm the tax district.
Wyld Oaks (planned)
Wyld Oaks has been reported as a planned mixed-use development in Apopka. We could not confirm its status, builders or timing from an official source. Ask the City of Apopka's planning department for the approved plan before you rely on anything a sales office says about future shops or roads.

For context, Zillow's typical Apopka value was $394,175 in August 2026: $356,310 in ZIP 32703 and $434,309 in ZIP 32712. A new home priced near the resale average can still cost more each month once CDD and HOA charges are added.
Impact fees: city of Apopka vs unincorporated Orange County
Impact fees are one-time charges paid when a home is permitted. Builders fold them into the price, so they affect what you pay even if you never see a line for them.
Unincorporated Orange County
Orange County's 2026 schedule for a 1,201 to 2,000 square foot single-family home in a suburban area includes $11,588.69 for transportation, $462 for fire, $665 for law enforcement and $2,434 for parks, plus a school fee of $8,829 for a home under 2,000 square feet. That adds up to about $23,979 before water and sewer capital charges.
Inside Apopka city limits
The school impact fee applies countywide, but the City of Apopka sets its own non-school fees and utility connection charges. If you are building on your own lot, ask the city's building division for the fee estimate for your plan before you sign a construction contract.
CDD and HOA fees on Apopka new homes
What the builder must disclose
Under Florida Statutes section 190.048, the first sale contract for a home in a community development district must carry a bold disclosure, above your signature, that the CDD can levy taxes or assessments. Read it, and ask for the dollar figure, not just the notice.
How the charges appear
CDD debt and maintenance assessments usually appear on the property tax bill as non-ad valorem charges. HOA dues are billed separately. Across the Orlando area, the lowest new-home prices tend to be in communities further from the city center. Inspections, warranties and flood checks
Hire your own inspector
Book independent inspections before the drywall goes up and before closing, even though the county or city inspects too. Code inspections check minimum standards, not workmanship.
Warranty terms
Ask for the warranty booklet before you sign, and note what is covered in year one, year two and for structural items. Put any defects in writing to the builder's warranty department.
Flood zone and drainage
Apopka is inland, but Hurricane Ian brought 10 to 20 inches of rain to central Florida in 2022 and flooded rivers in Orange and Seminole counties. Look up the lot on the FEMA Flood Map Service Center and ask how the community's stormwater ponds are maintained.
