Riverview is a 48-square-mile unincorporated community in southeastern Hillsborough County that added more than 36,000 residents between the 2010 and 2020 censuses. Its typical home costs less than in neighboring Apollo Beach, but that growth has brought traffic.

1. Lower prices than the neighbors

Riverview's typical value is about $74,600 below Apollo Beach's $438,180, and ZIP 33578 came in at $335,346 in August 2026. Townhomes and older resales go lower still.

2. Rents have stopped climbing

Zillow's typical rent slipped 0.4% over the year to $2,129, while rent in Apollo Beach rose 4.9%. Renters have more room to negotiate a renewal.

3. New homes to choose from

Builder sites in September 2026 listed Lennar's Gladesong from $337,490, Pulte's Spencer Glen from $400,990 and Homes by WestBay's larger homes at Triple Creek from the $660s. 4. Hospitals inside the community

AdventHealth Riverview and St. Joseph's Hospital-South are both in Riverview, so emergency care and many specialist services are close by.

5. Four I-75 exits and a direct route to Tampa

I-75 runs along the western edge with exits 246, 250, 254 and 256, and US 301 parallels it. Downtown Tampa is about 12 miles northwest via US 301 and the Selmon Expressway.

6. River, trails and nature preserves

The Alafia River runs through the north of Riverview, and Bell Creek Nature Preserve is within the community. Alafia River State Park in Lithia, a reclaimed phosphate mine, has 20 miles of hilly hiking and horse trails, mountain bike trails and a $5 vehicle fee.

7. No state income tax

Article VII of Florida's constitution prevents the state from taxing residents' income. In Hillsborough County you pay 7.5% sales tax: the 6% state rate plus three half-cent county surtaxes.

8. College campuses close to home

Hillsborough Community College runs a campus at The Regent in Winthrop Village, and Cooley Law School has a campus near Falkenburg Road.

9. A wide range of subdivisions and prices

Zillow's August 2026 neighborhood values ran from about $303,000 in Magnolia Park to $645,379 in Creekside. That spread lets you trade size, age and amenities against price without leaving the area.

Cons of living in Riverview

1. Growth has outpaced the roads

The census count rose from 71,050 in 2010 to 107,396 in 2020, a 51% jump, and the 2024 one-year survey estimate was 115,462. Nearly all of that traffic funnels onto I-75 and US 301 at peak hours. Ask the county about planned road work near the home you want.

2. Long commutes

Riverview workers averaged a 34.8-minute commute in the 2024 American Community Survey. If you work in Westshore or across the bay, drive it at rush hour before you buy.

3. CDD fees in many subdivisions

A community development district adds charges to the tax bill. In Triple Creek, the 2025-2026 schedule shows $2,566.94 to $4,536.41 a year per lot, including $2,154.22 for operations. Budget for it alongside HOA dues, and read the CDD fees guide.

4. Flooding near the Alafia River

After the 2024 hurricanes brought river flooding, Hillsborough County extended evacuation Zone A inland along the Alafia for 2026. Homes near the river or its creeks need a flood zone check, claim history and, ideally, an elevation certificate.

5. Insurance adds up

Citizens Property Insurance's average HO-3 premium in Hillsborough County was $2,918 in its 2026 rate filing. Flood insurance is a separate policy, and your quote depends on the roof, the construction and the zone.

6. Hotter summers inland

At the Plant City station, average highs run 92.9°F to 93.8°F from June to August, and about 34.2 inches of rain falls from June to September, 61% of the 56.1-inch annual total. Inland areas also get the occasional freeze: about three nights a year at or below 32°F.

7. Prices are still sliding

Zillow's typical value is 13.5% below its August 2022 level of $420,206, and every ZIP fell over the past year. If you might need to sell within a few years, that matters.

8. Resale competes with builders

Builders were advertising price cuts of $30,000 on some move-in-ready homes and reduced mortgage rates in September 2026. That helps buyers, but it can make resale homes slower to sell.

October and November

Highs fall from 87.3°F to 80.9°F and November is the driest month at 1.76 inches. Hurricane season ends November 30.

Getting around

Riverview is built for driving. US 301 is the main north-south local road, with I-75 to the west for longer trips and the Selmon Expressway toward downtown Tampa. The county's HART buses also run free evacuation service to shelters when orders are issued.

Things to do

Alafia River State Park is the big outdoor draw, with mountain biking, riding, a campground, and canoeing and fishing on the river's South Prong. Bell Creek Nature Preserve is closer to home. Brandon, which borders Riverview to the north, adds shopping, and downtown Tampa is 12 miles away for sports and concerts.

For a single adult or a couple without children, yes by MIT's standard. The $2,129 typical rent would use 31.9% of $80,000 in gross income, a little above the usual 30% guide. Buying the $363,568 typical home with 10% down at 7.03% costs about $2,184 a month in principal and interest, 32.8% of that income, or about 40.1% with roughly $490 a month of homesteaded property tax. For a single parent with two children, $80,000 falls short of MIT's $105,721.

What income makes Riverview comfortable?

Comfortable has no official definition. As arithmetic: holding the typical rent to 30% of gross pay needs about $85,160 a year, and holding the typical home's principal, interest and homesteaded tax to 30% needs about $106,960, before insurance, HOA and any CDD. A townhome or a home in 33578 lowers both numbers.

Why people are moving to (and leaving) Riverview

Riverview had 51% more residents in 2020 than in 2010, and the Census Bureau's one-year survey put the population at 115,462 in 2024. The 2020 census counted 38,926 housing units, with homeowner vacancy of just 2.2%.

The county picture is changing. Hillsborough's net domestic migration swung from a gain of 15,791 in the year to July 2022 to losses of 10,825 and then 15,620 in the two years to July 2025. International arrivals and natural increase have kept the county's population edging up, to 1,574,115 in 2025.

The Census Bureau does not record why people move. Traffic, insurance and prices that are still above 2020 levels are the pressures most often weighed against the draws listed above.

Is Riverview a good place to retire?

Riverview has healthcare close by and prices below many coastal options, but we did not find an age-restricted 55+ community inside Riverview in builder listings checked for this page. What to weigh:

  • Healthcare: AdventHealth Riverview and St. Joseph's Hospital-South are both in the community.
  • Taxes: Florida does not tax retirement income, and homestead removes up to $50,000 of assessed value and caps later increases at 3% or CPI, whichever is lower.

Start by ZIP, then narrow to subdivisions:

  • 33569 ($389,637) and 33579 ($384,249) sit near the middle of Riverview's price range.
  • 33578 ($335,346) is the lowest-priced ZIP and has new-build options such as Lennar's Gladesong and Pulte's Spencer Glen.
  • Higher-priced subdivisions include Creekside ($645,379), Shadow Run ($581,173) and Waterleaf ($458,683).
  • Boyette, on the east side, had Zillow values from $357,347 to $410,100 across its subdivisions.

How to judge a Riverview subdivision

Because Riverview is really a collection of subdivisions, compare them the same way each time. Look up the parcel on the Hillsborough County tax collector's site to see whether a CDD line appears and how large it is. Check the HOA budget, the reserve balance and any planned special assessment. Put the address into the county's HEAT tool and FEMA's flood map. Then look at resale history: how long homes in that subdivision took to sell over the past year, and at what share of asking price. Riverview makes sense when these trade-offs work for your household:

  • Monthly total: have you added CDD, HOA, insurance and flood cover to the mortgage payment?
  • Commute: have you timed the drive to work on a weekday morning?
  • Flood: is the home near the Alafia or a creek, and what is its flood and evacuation zone?
  • New or resale: have you compared a builder's incentive with a resale's lower remaining bond debt?
  • Growth: do you know what is planned on nearby vacant land?
  • Income: does your household income clear MIT's living wage with savings to spare?

A practical test before you commit: spend one weekday in the area. Drive from the subdivision you like to your workplace at 7:30 a.m., come back at 5:30 p.m., visit the nearest grocery store and pharmacy, and drive past the vacant land around the entrance. Then ask the HOA manager or CDD district office for the current budget and next year's proposed assessment. One day of that kind of homework answers more than any ranking can.
