Where builders are selling new homes in Riverview
Riverview's big building boom came between 2010 and 2020, when its census population rose from 71,050 to 107,396. The two actively selling single-family communities we found with published Riverview addresses, Gladesong and Spencer Glen, are both in ZIP 33578, where Zillow's typical value was $335,346 in August 2026. We checked each builder's own site in September 2026; inventory changes weekly, so confirm with the sales office.
Lennar: Gladesong
A single-family community at 10733 Maple Meadows Lane (33578), listed as actively selling with homes from $337,490 to $376,240. Three plans were offered, the Dublin, Bali and Oakley, from 1,700 to 1,784 square feet with three or four bedrooms and two and a half baths. Six homes were shown as available, several with a $30,000 reduction.
Lennar: The Townes at Market Edge
Low-maintenance townhomes, marked as a last-chance community. One move-in-ready three-bedroom, 1,787-square-foot townhome on Golden Sands Avenue was listed at $321,800 after a $30,000 price cut. Townhome buyers should ask what the association covers, such as roofs and exterior paint, and how the reserves are funded.
Lennar: South Creek
A master-planned community of single-family homes in Riverview with a new phase listed as coming soon. There were no published prices for the new phase, so join the interest list and ask for the CDD and HOA figures before lot selection.
Pulte Homes: Spencer Glen
Located at 13716 Sunlight Meadow Drive (33578), with 27 home designs listed from $400,990. Homes range from three to six bedrooms and two to five and a half baths, with two- or three-car garages. The builder's listing shows a pool, dog park, fitness center, fire pit and game lawn.
Homes by WestBay: Triple Creek
Larger homes of 2,839 to 4,828 square feet with three to seven bedrooms and three-car garages, across nine floor plans, priced from the $660s to $1.3 million. The Triple Creek community has its own community development district; its 2025-2026 schedule shows $2,154.22 a year for operations on every lot, plus bond payments that depend on the phase.
Mattamy Homes: SkyHawk
Listed as coming in early 2027, with single-family homes near FishHawk Ranch. No prices were published. For the established master plan next door, see the FishHawk Ranch guide.
D.R. Horton: just outside Riverview
D.R. Horton's Riverview search returned no community inside Riverview itself. Nearby, it listed Towns at Waterside in Gibsonton as coming soon and Balm Grove in Wimauma from the $285s, with three to five bedrooms and homes from 1,328 square feet.
M/I Homes: Berry Bay, Wimauma
M/I's Riverview page pointed buyers to Berry Bay in Wimauma, south of Riverview, with single-family homes from $318,100.

CDD and HOA costs on Riverview new homes
What the CDD pays for
A community development district is a special-purpose local government that finances roads, drainage, utilities and often amenities in a new community, then bills owners through the county tax bill. In Triple Creek, the district's operations and maintenance budget for 2025-2026 was $4,685,765 spread across 2,314 lots, and each lot pays $2,154.22 for that part alone.
The bond portion and when it ends
The second part repays the bonds that built the infrastructure. Triple Creek's schedule shows six bond series, with debt payments from $412.72 to $2,382.19 a year per lot depending on the phase and lot width. Ask how many years remain on the series that applies to your lot, and whether a lump-sum payoff is allowed.
The disclosure you will sign
Section 190.048 of the Florida Statutes requires every first sale of a lot or home in a CDD to include a bold, larger-type statement just above the buyer's signature saying the district may levy taxes or assessments. Read it, then get the dollar figures in writing.
HOA dues on top
HOA dues cover things the CDD does not, such as rule enforcement and, in townhome communities, some exterior maintenance. Ask for the current budget and whether the builder is subsidizing dues until the community is sold out. The Florida CDD fees guide and Florida HOA laws guide go further.
New build or resale in Riverview: comparing the real cost
Zillow's typical Riverview value, which covers resales and new homes, was $363,568 in August 2026. With 10% down at the 7.03% average 30-year rate, principal and interest on that price is about $2,184 a month. Then add the pieces that differ between homes.
The first tax bill is not the real one
Florida assesses real property as of January 1, and an improvement that is not substantially complete on that date gets no value that year. A home finished in the spring may be billed mostly as a lot for its first year. Budget from the full value; at the 2025 unincorporated millage of 18.2515, a $363,568 assessed value comes to roughly $6,636 before homestead.
Builder incentives versus price
Lennar was advertising $30,000 reductions on some move-in-ready homes and Pulte a reduced FHA rate through its mortgage affiliate in September 2026. Compare those deals with an outside lender's quote at the same price, and with what the same money would do as a straight price cut.
Resale advantages
A resale in an older section of a subdivision may have fewer years left on its CDD bonds, mature trees and fenced yards already in place, and an insurance history you can inspect. A new home has a warranty and new systems. Put the full monthly cost of each side by side.
Inspections and warranty claims on a new Riverview home
Hire your own inspector
County permit inspections confirm code minimums, not workmanship or finish. Ask the builder in writing, before you sign, whether your inspector can attend a pre-drywall walk and a final inspection, and how much notice they need.
Know the claim process before you need it
Florida's construction defect law, Chapter 558, requires an owner to serve written notice of a claim on the builder at least 60 days before filing a lawsuit, which gives the builder a chance to inspect and offer a repair. Check the lot, not just the house
Look at drainage, the pond or wetland behind the lot, and the flood zone on FEMA's map. Hillsborough County changed its evacuation zones in May 2026, including an expanded Zone A along the Alafia River, so confirm the zone in the county's HEAT tool.
Buying a new Riverview home with a local agent
The people in a model home work for the builder. If you want your own representation, contact an agent before your first visit, because some builders require your agent to register you on that first trip. It depends on the monthly total. A new home may come with a $30,000 incentive or a reduced rate, but its CDD bonds may run for decades. A resale in an older phase may carry less debt. Compare principal, interest, full-value tax, CDD, HOA and insurance side by side.
Will my first property tax bill on a new home be low?+
Possibly, but only once. Florida values real property on January 1, and improvements that are not substantially complete that day are not valued, so a home finished later may be taxed mostly as land that year. The next bill reflects the finished home, so budget for the full amount.
