What FishHawk Ranch is

FishHawk Ranch is a master-planned community outside Tampa city limits in unincorporated Hillsborough County. Its community development district was created by a Hillsborough County ordinance effective April 30, 2019, which merged FishHawk CDD, FishHawk CDD II and FishHawk CDD III into one district. The district covers about 2,562.8 acres and 5,026 residential and commercial units.

The CDD operates amenities including the Aquatic Club pools and fitness center, the Starling Club pools and the Palmetto Club, which can be rented.

FishHawk Ranch CDD assessments for 2026-27

The district's fiscal year 2027 schedule sets an operations and maintenance assessment of $1,198.49 per unit for every lot type. Some sections also pay debt service on bonds issued in 2013, 2017 or 2020. The totals below will appear on the November 2026 Hillsborough County tax bill and include collection costs; owners can get a discount of up to 4% for paying early.

HOA costs on top of the CDD

FishHawk Ranch has two main homeowners associations, the FishHawk Ranch Homeowner's Association, Inc. and the Starling FishHawk Ranch Homeowner's Association, Inc., plus several smaller associations. They enforce covenants and deed restrictions and handle architectural review. The CDD does not publish HOA dues, so ask the seller or the management company for the current amount and any sub-association fee.

Not every home with a FishHawk address is in this CDD. Other districts nearby, such as FishHawk IV CDD, are separate, so confirm which district is on the tax bill.

What to check before buying in FishHawk Ranch

  • Unincorporated status: this area is outside Tampa city limits, so Hillsborough County (not the City of Tampa) handles zoning, permits and most services. Confirm the jurisdiction on the property appraiser record.
  • Flood zone: look up the address with Hillsborough County's Find My FEMA Flood Zone tool or the FEMA Flood Map Service Center, and ask for an elevation certificate if the seller has one.
