Is The Villages a good place to live? The short answer

For a household that qualifies under the community's age rule, The Villages offers something few places do: a huge range of recreation included in one monthly fee, low property tax in its Sumter County section, and a hospital inside the community. Whether it is good for you comes down to how much you will use those amenities and whether the fixed costs fit your budget.

  • Typical home value: $392,083 (Zillow, August 2026), -1.1% over one year and +18.4% over five.
  • Typical rent: $2,145 a month, up 1.9% on the year.
  • Amenity fee: $204 a month in the primary community, per the developer.
  • Heat: about 110 days a year at or above 90 degrees at Ocala's NOAA station, the nearest long-record station.

Before anything else, read the eligibility rule. The developer states that at least one member of your household must be 55 and that no full-time resident may be younger than 19. The community operates as housing for older persons under federal law, which is explained below.

Pros of living in The Villages

Recreation is included in one fee

The $204 monthly amenity fee covers free golf on the executive courses, swimming, pickleball, tennis, bocce and indoor and outdoor recreation centers, according to the developer. It says there are more than 3,000 social clubs and resident groups. If you would otherwise pay for a gym, a golf membership and clubs, the fee can cost less than paying for them separately.

More golf than almost anywhere

The developer counts 46 executive golf clubs, all free to play under the amenity fee. Residents are automatically members of the championship country clubs with no dues or minimums and pay a Resident Member rate per round. Low property tax in the Sumter section

Sumter County Villages parcels paid about 10.0315 mills in 2025, including 0.0464 for The Villages Fire District. That is far below the 15.3493 mills in the Marion section and 16.1235 to 16.6035 in Lady Lake. On a $392,083 home with homestead, the Sumter bill comes to about $3,551 a year before district assessments.

No state income tax

Florida does not tax personal income, so pensions, Social Security and retirement account withdrawals are free of state tax. Sales tax is 7% in the Sumter and Lake sections.

A hospital inside the community

The developer says the community is served by a 307-bed acute care UF Health hospital. Check that your insurance or Medicare plan includes it and the doctors you want to use.

Getting around by golf car

Golf cars are a common way to get around: the developer counts about 1.5 per home. For many local trips to shops, courses and squares, you can leave the car at home.

Town squares within reach

The developer lists three town squares, Spanish Springs, Lake Sumter Landing Market Square and Brownwood Paddock Square, plus Sawgrass Grove. The districts run four commercial districts (Village Center, Brownwood, Sumter Landing and Eastport) alongside the residential ones, so shops and services are spread through the community rather than on one strip.

A wide range of home prices

The developer's current price guide runs from Patio Villas "from the low $200s" to Premier homes above $1 million, and resale homes add older, lower-priced options. ZIP-level typical values in Zillow's data range from $334,358 in 34762 to $477,873 in 32163.

Mild winters

January at Ocala's NOAA station averages a high of 70.6 degrees and a low of 45.6. November is the driest month, with about 2.1 inches of rain. Winter and spring are the most comfortable months to be outside.

A community still attracting people

Sumter County grew 21.6% from 2020 to 2025, to 157,772 people, the seventh-fastest growth of Florida's 67 counties by Census estimates. More people are still moving in than moving out.

Tax protection once you homestead

After you file for homestead, Florida's Save Our Homes cap limits yearly increases in your home's assessed value to 3% or the rate of inflation, whichever is lower. The cap was 2.9% for 2025 and 2.7% for 2026, so your tax bill grows slowly even if values rise.

Cons of living in The Villages

Fixed fees whether you use the amenities or not

The amenity fee is due every month. The developer's November 2024 sheet also showed a district assessment for bond, maintenance and fire of $215 to $385 a month on average, depending on the home series. Bond payments that vary from home to home

Each section repays its own infrastructure bonds through the district, so two similar homes can carry very different remaining payments. You need the district's amortization schedule for the specific unit to compare them properly.

Long, hot summers

July at Ocala's station averages a high of 92.0 degrees and a low of 72.2, and the station records about 110 days a year at or above 90. Summer is when outdoor activity moves to early morning and power bills peak.

Heavy summer rain and storm risk

June to September bring 6.5 to 7.4 inches of rain a month on NOAA's normals. Hurricane Milton dropped 8.78 inches at a gauge southeast of The Villages and 11.71 inches near Lady Lake in October 2024, according to the National Hurricane Center. Rules on who can live in the home

The developer's rule requires a household member aged 55 or older and limits full-time residents under 19 and visitors under 18 (30 days a calendar year). If you expect relatives to stay for long periods, read the deed restrictions first.

Resale prices below the 2022 peak

Zillow's typical value peaked at $432,062 in August 2022 and was about 9.3% lower in August 2026. Resale sellers also compete with the developer's new homes. That is good news for buyers but a risk if you may need to sell within a few years.

Higher taxes in the Lake and Marion sections

The low Sumter millage does not apply everywhere. Homes in the Lake and Marion County sections pay 50% to 65% more in ad valorem tax on the same taxable value.

An inland location

The Villages is in the middle of the state, so beaches and the big-city airports are a drive away. If the coast matters to you, compare with Florida's beach towns.

Insurance is a real line in the budget

The developer's November 2024 sheet estimated homeowners insurance at $120 to $155 a month depending on the home series. Older homes can cost more to insure, and insurers often ask for a 4-point inspection on the roof and systems before they quote. See the Florida 4-point inspection.

What is the 80/20 rule in The Villages?

The 80/20 rule is the federal test for housing for older persons. Under HUD's regulation at 24 CFR 100.305, at least 80% of occupied homes in the community must have at least one resident aged 55 or older, and the community must publish and follow policies showing it intends to operate as 55+ housing. Under 24 CFR 100.307, it must verify ages at least every two years. Florida's version is section 760.29 of the Florida Statutes.

What the developer's own rule says

On top of the federal test, the developer's FAQ states that at least one member of your household must be 55 and that no full-time resident may be younger than 19. Visitors under the age of 18 are limited to 30 days in a calendar year.

What The Villages is like day to day

Winter and spring

From December to April, highs at Ocala's station average from about 71 to 84 degrees, and lows from about 45 to 57. It is dry: April averages 2.2 inches of rain. About 8 nights a year drop below freezing.

Summer and the rainy season

From June to September, highs average 89 to 92 degrees and lows about 70 to 73. June is the wettest month, with 7.41 inches on average. Hurricane season runs from June through November.

Getting around

Golf cars cover many local trips within the community, and a car covers the rest. Ask about golf car routes from any home you consider, because a home near a town square or recreation center changes how often you drive.

Things to do

Most social life runs through the clubs, recreation centers and the town squares. The developer lists more than 3,000 clubs and resident groups. Outside the community, Ocala is to the north and Clermont to the south, each with its own shopping, parks and events.

Renting before you buy

The developer rents apartments at The Lofts at Brownwood, where it lists a $189 monthly amenity fee and sample utilities of $383 a month on top of rent: $75 electric, $48 water and sewer, $11 trash and $60 for TV and internet. A season there lets you test summer heat, the clubs and the distances before you commit to buying.

A community of owners

The Census Bureau's 2020-2024 survey counts 45,009 of 48,242 occupied homes in The Villages census area as owner-occupied, about 93%. Rentals exist but are a small share, so expect fewer choices and less turnover than in a typical Florida city.

What income do you need to live in The Villages?

MIT's living wage for Sumter County, the income needed to cover a basic budget, is $44,055 a year before tax for one adult and $61,621 for two adults with no children. Those figures assume a modest rent. At Zillow's typical rent of $2,145, rent alone is $25,740 a year, so a renting household needs more than MIT's figure.

Is $60,000 a year enough?

For two adults, it is just under MIT's living wage of $61,621. It works best with a paid-off home: the developer estimates fixed costs of about $969 to more than $1,500 a month without a mortgage.

Owning with a mortgage

The typical $392,083 home costs about $2,355 a month in principal and interest with 10% down at 7.03%, or $2,093 with 20% down, before the amenity fee, assessments, taxes and insurance. For comparison, the Census Bureau puts median household income at $77,622 in The Villages census area.

Why people are moving to (and leaving) The Villages

Why are people leaving The Villages?

Official figures show more people arriving than leaving. In the year to July 2025, Sumter County gained 5,633 people through net domestic migration, the fourth-highest rate in Florida relative to population. Deaths (2,655) far outnumbered births (584), so the county grows only because people keep moving in. Across The Villages metro, active listings fell to 798 in August 2026 from 894 a year earlier. Reasons individual owners sell are not tracked in any official dataset.

Why people move in

The Census data cannot say why people move, but the draw the developer advertises is the package: amenities included in one fee, new homes across a range of prices, and a hospital on site. The community was the country's top-selling master-planned community in 2025, with 3,611 new-home sales by RCLCO's count.

The wider area is growing too

The two neighboring counties that hold the rest of The Villages are also gaining people. Census estimates show Lake County reaching 456,068 in July 2025, with net domestic migration of 12,230 in the latest year, and Marion County 442,660, with 15,971. So demand around The Villages comes from the whole region, not only the community itself.

For the lowest entry price

Look at older resales and at the developer's Patio Villas, from the low $200s. ZIP 34762 had the lowest typical value of the developer-listed ZIPs in Zillow's data at $334,358.

For newer and larger homes

ZIP 32163 had the highest typical value at $477,873. The developer's Verandas, Designer and Premier series are its larger new homes.

Home sizes by series

The developer's November 2024 sheet gives total square footage for each new-home series: Patio Villas 1,225 to 1,870, Cottage homes 1,702 to 2,254, Courtyard Villas 1,935 to 2,695, Verandas 2,319 to 3,555 and Designer homes 2,030 to 3,560. Check the square footage on any resale, since older homes vary.

  • Eligibility: read the deed restrictions and confirm your household meets the age rule, including anyone who may live with you later.
  • Full monthly cost: add the amenity fee, the district's bond and maintenance assessment for the specific unit, insurance and utilities to any mortgage.
  • County: check whether the home is in Sumter, Lake or Marion County, since the tax rate differs by up to about 6.6 mills.
