Kings Ridge
Kings Ridge is a gated 55+ community on US Highway 27, about three miles south of State Road 50, according to 55places. Lennar built all 2,088 single-family homes between 1995 and 2000, in sizes from 980 to 2,560 square feet across 15 neighborhoods. There are two 18-hole golf courses: the par-70 South course designed by Lloyd Clifton and the par-57 North course designed by Ron Garl. Golf is by membership or daily fee. Sanctuary at Wellness Ridge
Lennar describes Sanctuary at Wellness Ridge as a master-planned community exclusively for active adults ages 55 and over, within the larger Wellness Ridge development in Clermont. Listings in September 2026 included two- and three-bedroom plans from about 1,580 to 1,875 square feet. Wellness Ridge lies within the Wellness Ridge CDD, whose FY2027 budget sets operations and maintenance assessments of $506.93 to $1,382.54 by product type, plus separate debt assessments. Comparing total cost: new build versus resale
A resale home in Kings Ridge may list for less than a new Del Webb or Lennar home, but compare what you would spend in the first five years. Older homes may need a roof, HVAC or windows. New homes come with builder warranties but can carry a CDD assessment and higher HOA dues while amenities are completed. Put each option's price, dues, CDD, expected repairs and insurance into one table before deciding.
