How we ranked the cheapest 55+ communities

We ranked 21 age-restricted Florida communities by the bottom of their listed price band on 55places in September 2026, from its community profiles and its guide to affordable Florida retirement communities. Where two communities share the same starting band, the one with lower listed HOA dues ranks higher; communities without published dues come after those with them.

We also show Zillow's typical home value for each community's county in August 2026, so you can see how far below the local market each one sits. A price band describes the range of current listings, not what every home costs, and the cheapest homes in a community are usually its smallest or oldest.

Cheap to buy is not the same as cheap to own. HOA dues, condo special assessments, insurance and any CDD charge can outweigh a lower price within a few years, so we flag those costs for each community.

The communities, one by one

1. Pennbrooke Fairways, Leesburg

A gated community outside Leesburg that began as a manufactured-home community and later added cottage homes and villas, according to 55places. It has three nine-hole golf courses. Check whether a listing is a manufactured home, which finances and insures differently from a site-built house.

2. Highlands Ridge, Avon Park

A gated 55+ community in Avon Park, Highlands County, building since 1990 and still offering some new homes from local builders. Highlands County's typical home value was $233,302 in August 2026, well below the coastal counties.

3. Century Village at West Palm Beach, West Palm Beach

A gated condo community built between 1970 and 1995, and the lowest-priced large 55+ community in this list. The low price reflects small, older condo units in buildings that must meet Florida's post-Surfside rules. Before you buy, ask each building's association for its reserve study, structural integrity reserve study and any milestone inspection report.

4. Bayshore on the Lake, Bradenton

A condo community of 1,010 units near downtown Bradenton, according to 55places' affordable list, with one- and two-bedroom condos from 738 to 1,326 square feet, two pools and a fishing pier on the community lake. It gives Sarasota-Bradenton access at condo prices.

5. Charlotte Square, Port Charlotte

A small condo community of 272 units in Port Charlotte, between Fort Myers and Sarasota, with one- and two-bedroom condos of 644 to 1,169 square feet. Charlotte County's typical value fell 4.9% in the year to August 2026, the steepest drop of any Florida county, so compare recent sales carefully.

6. Monterey Yacht and Country Club, Stuart

A gated community of 510 condos on the St. Lucie River in Stuart, with a golf course, clubhouse, pool and kayak launch, according to 55places. It is one of the few ways into Martin County, where the typical home value was $448,218, at under $200,000.

7. Vendome Village, Pinellas Park

A 55+ community of 304 attached homes in Pinellas Park, each with a one-car garage, from 902 to 1,118 square feet. It is one of the cheapest ways to live near the Pinellas beaches in a home with its own garage rather than a condo tower.

8. Regal Palms Condominium, Palm Springs

A condo community of 307 units in six three-story buildings in Palm Springs, near West Palm Beach. Units run from 660 to 912 square feet. As a three-story building, it may fall under Florida's milestone inspection rules, so ask for the latest report.

9. Lauderdale Oaks, Lauderdale Lakes

A condo community of 716 units off Florida's Turnpike in Lauderdale Lakes, with a clubhouse, heated pool and a busy activities calendar, according to 55places. It is among the cheapest 55+ options in Broward County, where the county's typical value was $423,492.

10. Cypress Lakes, Lakeland

A gated community of 1,604 single-family homes in south Lakeland, with two 18-hole courses at the Big Cypress Golf Club. It has the lowest price band of any single-family 55+ community we found with a full 55places profile, and dues start very low. See our Lakeland 55+ guide.

11. Century Village at Boca Raton, Boca Raton

12. Kings Point, Sun City Center

A gated resale community near Tampa with homes built from 1973 to 2015. Entry prices are low, but listed dues ($425 to $775 a month) are among the highest here, so the cheapest homes are not always the cheapest to own. See our Tampa 55+ guide.

13. Sun City Center, Sun City Center

Florida's long-established retirement town south of Tampa, with homes built from 1961. It is not gated and is resale-only. Its low end starts in the mid $100,000s, and dues start as low as $44 a month in some neighborhoods.

14. Seven Lakes, Fort Myers

A gated community south of Fort Myers with an 18-hole executive golf course and six heated pools, according to 55places. Prices are low for Southwest Florida, but dues are the highest in this list ($466 to $1,230 a month), so work out the total monthly cost.

15. Highland Lakes, Leesburg

A gated community of 938 homes in Leesburg built in the 1990s. It has the lowest top-end dues of any community in this guide ($88 to $178 a month) and a narrow price band that tops out in the high $200,000s.

16. Highland Fairways, Lakeland

A gated golf community of 660 single-family homes in Lakeland, built between 1983 and 1998, with modest dues. It is a step up in price from Cypress Lakes across town.

17. Spruce Creek Country Club, Summerfield

A gated resale-only community in Summerfield, south of Ocala, built by Del Webb and Pulte between 1996 and 2007. With 3,250 homes it offers more choice than most communities at this price, and dues are low ($121 to $214 a month).

18. On Top of the World, Ocala

The cheapest large amenity community for new homes: Florida for Boomers lists new homes from the $200,000s, with 54 holes of golf and more than 175 clubs. Resales start lower, in the high $100,000s.

19. Ocala Preserve, Ocala

A newer gated community in northwest Ocala, building since 2014. Its low end starts in the high $100,000s, but dues ($415 to $567 a month) are well above the Ocala average, so price the whole package.

20. Timber Pines, Spring Hill

A large gated resale community in Spring Hill, north of Tampa, built between 1982 and 1998. Its low end is higher than the Lakeland and Leesburg communities, but it puts you within reach of the Tampa Bay area at well under Tampa's typical value of $377,566.

21. Kings Gate, Port Charlotte

A gated community with new homes from Neal Communities alongside resales. Florida for Boomers puts its starting prices in the $200,000s, with a recreation center, Olympic-sized pool and optional golf membership.

Where is the cheapest place for seniors to live in Florida?

On home values, the cheapest parts of Florida are inland and in the Panhandle. Zillow's typical value in August 2026 was $233,302 in Highlands County (Sebring and Avon Park), $269,197 in Marion County (Ocala), $295,824 in Polk County (Lakeland and Winter Haven) and $218,349 in Putnam County, against $375,470 for Florida as a whole. The Sebring metro's typical value was $233,314.

Those areas also hold most of the affordable 55+ communities with single-family homes: Highlands Ridge, Cypress Lakes, Highland Fairways, Spruce Creek, On Top of the World and the Leesburg communities. The cheapest coastal options are almost all older condos in Palm Beach, Broward, Pinellas and Charlotte counties.

What about healthcare and airports?

Lower prices usually come with longer drives to major hospitals and airports. Check the distance to the nearest full-service hospital and to Orlando, Tampa or Fort Myers airports if you travel often.

Can you retire in Florida on $3,000 a month?

It is tight but possible if you own your home outright or buy at the low end. MIT's living wage calculator puts the pre-tax income a single adult with no children needs in Florida at $50,117 a year, about $4,176 a month, and that figure includes typical rent.

A sample budget

If you buy a $150,000 home with cash in a community with $150 monthly dues, your fixed housing costs are dues, property tax, insurance and utilities. The Villages publishes its own sample of $383 a month for its amenity fee and utilities alone. If you borrow instead, principal and interest on $150,000 at the 7.03% average rate (Freddie Mac, September 24, 2026) with 20% down is about $801 a month, which takes a large share of $3,000.

Is it cheaper to live in a 55+ community?

Often cheaper to buy

Many 55+ homes are smaller than the typical Florida house, so entry prices sit well below county typical values: Cypress Lakes' band tops out in the high $100,000s against Polk County's $295,824 typical value.

Not always cheaper to own

Dues in this list run from $33 to $1,230 a month. A condo in an older building can bring a large special assessment for structural repairs or reserve funding. Add dues and assessments to your mortgage, tax and insurance before comparing with a regular neighborhood.

Check the age rules

A 55+ community must have at least one person 55 or older in at least 80% of occupied homes and verify ages at least every two years, under federal rules. Individual communities often go further. Our guide to Florida 55+ communities explains the 80/20 rule in full.

Panhandle counties such as Jackson and Holmes are cheaper still but have few age-restricted communities.

Starting prices exclude lot premiums and upgrades.
