Is Wesley Chapel a good place to live? The short answer

For many buyers, yes, with conditions. The area has grown fast because it offers newer, larger homes than most of Tampa at a similar price, inside communities with pools, trails and clubhouses. Four numbers frame the decision:

If a long drive or a yearly CDD charge is a deal-breaker, look closer to Tampa. If you value space, newer construction and amenities, it deserves a visit.

Pros of living in Wesley Chapel

1. Newer homes

With a median build year of 2006, most homes have modern layouts and newer roofs, plumbing and wiring than older parts of Tampa Bay, which matters to insurers and inspectors. About 69% are detached houses and 14% are attached townhomes or villas, according to the Census survey.

2. Prices below their peak

Zillow's typical value peaked at $454,424 in August 2022 and has drifted down each year since, to $400,424. That is still 14.3% above five years ago, but buyers have more room to negotiate than in 2022. The Wesley Chapel housing market page has the ten-year trend.

3. No state income tax and a lower sales tax than Tampa

Florida has no personal income tax. Pasco's 1% local surtax makes the sales tax 7%, against 7.5% in Hillsborough County, according to the Department of Revenue's surtax table.

4. Shopping close to home

The Shops at Wiregrass, Tampa Premium Outlets, The Grove and Cypress Creek Town Center are all in or next to Wesley Chapel, so most errands do not need a trip to Tampa.

5. A hospital on site

AdventHealth Wesley Chapel opened in 2012 as Florida Hospital Wesley Chapel, on Wiregrass Ranch land.

6. A college campus

Pasco-Hernando State College opened its Porter Campus at Wiregrass Ranch in 2013, offering courses without a drive into Tampa.

7. Sports and recreation

The Wiregrass Ranch Sports Campus has a 70,000-square-foot indoor arena and seven outdoor fields, and Epperson Lagoon sells day tickets from $25. Community clubhouses, pools and courts are included in many CDD and HOA fees.

8. Interstate access

I-75 runs through Wesley Chapel, with I-275 nearby, and State Road 56 was extended east to US 301 in late 2019. That makes Tampa, Brandon and points north reachable without city streets for most of the drive.

9. Community amenities with public budgets

Many amenities are owned by CDDs, which are local governments with open meetings and published budgets. You can see exactly what your fees pay for, which is not true of every private HOA.

10. Higher ground than the coast

Wesley Chapel sits about 75 feet above sea level, inland from the Gulf. Storm surge, a coastal hazard, is less of a concern here, although hurricane wind and heavy rain still reach it.

Cons of living in Wesley Chapel

1. CDD and HOA fees

For 2026/27, CDD charges on the tax bill range from about $415 a year in parts of Meadow Pointe II to $4,342.65 in parts of Wiregrass Ranch, before HOA dues. The CDD alone works out to roughly $35 to $362 a month, and some communities add club dues. Two similar homes can differ by several thousand dollars a year in fees.

2. Long commutes

53% of commuters travel 30 minutes or more each way, and about 11% travel an hour or longer, according to the Census survey. About a quarter of workers (26.5%) work from home, which softens the average.

3. Car dependence

About 61% of workers drive alone, and the Census counts only 37 of 39,567 workers using public transit. GoPasco buses cost $1.50 a trip, but routes are limited compared with a city.

4. Heat and summer storms

At NOAA's nearby St. Leo station, average July highs are 90.1°F, and June to September brings about 31 of the year's 53 inches of rain, usually as afternoon storms.

5. Hurricanes and insurance

6. Sinkholes

Parts of Pasco County have recorded sinkhole activity, and the property appraiser publishes a listing of parcels with reported subsidence or completed repairs. Check it for any home, and read our Florida sinkholes guide.

7. Falling values in some communities

Watergrass fell 7.1% over the year to $382,380 and Saddlebrook fell 8.2%, according to Zillow. A new home can also resell for less than its purchase price if builders nearby keep adding incentives.

8. Growth and construction

Pasco added about 113,000 people between 2020 and 2025, and building continues. Expect construction traffic and changing views near unfinished sections.

Winter (December to February)

January averages a high of 70.0°F and a low of 49.4°F, a few degrees cooler at night than Tampa International Airport's 52.8°F. It is the driest stretch, with about 2 to 3 inches of rain a month.

Spring (March to May)

Highs rise from 77.5°F in March to 87.7°F in May, with lows from 55.3°F to 65.7°F. This is outdoor season for the parks and trails.

Summer (June to September)

Highs of about 88 to 90°F and lows around 71 to 73°F, with 6.6 to 8.3 inches of rain a month. Plan outdoor time for mornings.

Fall (October and November)

October averages 83.4°F by day and November 76.6°F, and rain drops to about 2 to 3 inches a month.

Getting around

Life revolves around I-75, State Road 54 and State Road 56. The Census survey counts 206 bike commuters and 210 walkers among 39,567 workers, so plan on a car per adult.

Schools

Pasco County Schools assigns students by address, and its 2026-2027 boundary search is the only reliable way to confirm zoning. Wesley Chapel's schools include Wiregrass Ranch High School, which opened in 2006 and had 2,218 students in 2024-25, and charter options such as Innovation Preparatory Academy, a K-8 school inside Epperson. Charter seats are not tied to your address, so apply early and have a zoned school as the fallback.

Buses

If you do use GoPasco, a one-way trip is $1.50, a one-day pass $3.75 and a 31-day pass $37.50, with half fares for riders 65 and over, people with disabilities and students.

Things to do

Epperson Lagoon, the Shops at Wiregrass, the sports campus and community pools cover most weekends. Tampa's beaches, stadiums and airport are down I-75.

Wesley Chapel's census count grew from 44,092 in 2010 to 64,866 in 2020, a 47% rise. Pasco County as a whole grew from 561,909 at the 2020 base to an estimated 674,516 in July 2025, according to the Census Bureau, and the University of Florida's BEBR counts 96,052 net new residents from migration between 2020 and 2025, while deaths exceeded births.

The Census Bureau's 2020 to 2024 survey estimates 76,011 people in the Wesley Chapel census area, in 25,223 households, of which about 77% own their home. Wesley Chapel has no city government, so it has no official annual population estimate of its own; these survey figures are averages over five years.
