Nearly one listing in three cut its price

31.2% of listings had a price reduction in August, down from 33.1%. Pricing right at the start is still the best way to avoid a cut.

Fewer homes for sale

Metro inventory was 22,040 listings, 8.3% fewer than the 24,036 a year earlier. Shrinking supply tends to slow price falls, even if it does not reverse them.

Median sale price up, typical value down

The metro's median sale price in July was $369,667, up from $359,000. That reflects which homes sold that month, while Zillow's typical value measures the whole stock, so the two can move in opposite directions.

How the market differs by ZIP code and community

ZIP 33544: $422,915, down 1.3%

The highest-value and most resilient of the three ZIPs over the year. Compare sales by community, since each ZIP mixes older and newer sections.

ZIP 33543: $407,059, down 2.9%

Close to the Wesley Chapel average in both value and decline. The Meadow Pointe clubhouses and the Wiregrass Ranch sports campus have 33543 addresses.

ZIP 33545: $391,312, down 3.3%

The lowest value and the steepest fall. Epperson Lagoon and M/I's Chapel Crossings have 33545 addresses, so resales there often compete directly with builders' incentives.

Communities that held up, and those that fell

Among Zillow's Wesley Chapel neighborhoods, Tampa Downs Heights rose 1.4% to $336,105 and Fox Ridge was flat at $434,078, while Seven Oaks (down 0.6% to $469,659) and The Lakes at Northwood (down 0.6%) barely moved. The largest falls were Saddlebrook (down 8.2%), Watergrass (down 7.1% to $382,380), Ashton Oaks (down 3.2%) and Country Walk and Quail Hollow (both down 3.1%).

Why the suburbs fell faster than Tampa

The fastest-growing suburbs, Wesley Chapel, Riverview and Apollo Beach, all fell 2.8%, while the city of Tampa was almost flat. Wesley Chapel's own history shows one reason: it rose 24.2% and 29.8% in 2021 and 2022, and today its resales compete with builders offering incentives a few streets away. Lower recent growth is not a forecast, but it does mean less pressure to rush. Compare total monthly cost, including CDD charges, in each place you are considering.

New builds, townhomes and higher-priced homes

New construction

Builders are active in Epperson, Wiregrass Ranch and Chapel Crossings, with advertised prices from the mid $200s for townhomes to $594,850 at Chapel Crossings. Builder incentives set the ceiling for nearby resales. See new construction in Wesley Chapel.

Townhomes and villas

About 14% of Wesley Chapel homes are attached, per the Census survey. Many new townhomes carry smaller CDD charges than houses in the same community, for example $794.56 a year for Windermere townhomes in the Wiregrass CDD.

Higher-priced homes

Zillow's top-value areas moved less than the average: Homesteads of Saddlewood fell 1.7% to $757,590 and Fairway Village 1.0% to $662,335. With few sales, one closing can move these figures.

Rentals

Zillow's typical rent was $2,220, down just 0.1%, while home values fell 2.8%. Flat rents and falling prices mean the rent-to-price ratio has improved slightly for investors.

Is now a good time to buy a house in Wesley Chapel?

It is a better time to negotiate than in 2022, but the monthly cost is still high. At Freddie Mac's 7.03% average (week of September 24, 2026), principal and interest on the typical $400,424 home with 10% down come to about $2,405 a month.

Ask for concessions, not just price

With a third of listings cutting prices, ask for seller-paid closing costs or a rate buydown. Compare those against builder incentives on similar new homes.

Add the CDD to the payment

A $3,000 CDD adds $250 a month. Two homes with the same price can have very different real costs.

Price insurance before you commit

Insurance can change a monthly budget as much as a small price cut. Get a written quote during your inspection period, ask whether a wind mitigation report lowers it, and check the flood zone on FEMA's map even though Wesley Chapel is inland.
