New construction homes in Wesley Chapel are mostly in large master-planned communities along I-75 and State Road 56, with advertised starting prices from the high $200s at Metro Development Group's Epperson to $594,850 at M/I Homes' Chapel Crossings. Almost every new community has a CDD assessment on the Pasco tax bill as well as HOA dues, and on newer lots the CDD alone can run $2,500 to $4,300 a year. Price the full monthly cost, not the base price, before comparing a new home with a resale near Zillow's $400,424 typical value.

Epperson (Metro Development Group)

A gated lagoon community off Overpass Road with homes advertised from the high $200s. Metro names D.R. Horton, Lennar, M/I Homes, Pulte and DRB Homes as builders; DRB's estate homes run from 2,772 to over 5,200 square feet, and Lennar sells townhomes at the Townes at Epperson. M/I Homes: Chapel Crossings

At 5950 Newberry Pines Avenue (33545), priced from $594,850, with a published range up to $679,690. M/I lists one- and two-story plans of 1,962 to 4,247 square feet with 3 to 6 bedrooms on 40- to 65-foot homesites, and an amenity center with a lazy river, beach-entry pool, fitness center and pickleball. Chapel Crossings CDD is on the county's list of districts billed with taxes.

Taylor Morrison: Esplanade at Wiregrass Ranch (55+)

A 55+ community of single-family homes listed from $425,599, with resort-style amenities and wellness programs. It is in the Wiregrass II CDD. More on the area in our Wiregrass Ranch guide.

Lennar: Estancia and The Arbors at Wiregrass

The Wiregrass Ranch site lists Estancia with townhomes from the $200s and single-family homes from the $300s, 1,620 to 5,660 square feet, and The Arbors with townhomes, town estates and manor homes. Confirm prices with Lennar, since the ranch's page may lag.

GL Homes: The Ridge at Wiregrass Ranch

The largest single-family section on the Wiregrass CDD's schedule, with 564 lots from 30 to over 80 feet wide. Its 2026/27 CDD charge is $1,281.20 a year for every lot size.

M/I Homes: Windmere Estates townhomes

Two- and three-bedroom townhomes of 1,571 to 2,153 square feet, which the ranch lists from the mid $200s, with a pool and a pond dock. The CDD charge is $794.56 a year.

Two Rivers (Eisenhower Property Group)

Just outside Wesley Chapel, Two Rivers describes itself as in Zephyrhills and says 11 builders offer homes from the mid $300s to over $1 million, including townhomes and villas. Its site notes that membership in a private club is mandatory for some homes, with dues separate from the HOA.

Metro's other Pasco lagoon communities

Mirada in San Antonio has a lagoon of more than 15 acres, with Metro advertising homes from the $200s, and Angeline in Land O' Lakes, a 6,200-acre community with homes from the upper $200s, includes land for Moffitt's planned medical city. Both are a drive from Wesley Chapel but compete for the same buyers.

How a new-home CDD bill is built

A new-community CDD bill has two parts. The debt service part repays the bonds that paid for roads, ponds and utilities, and is usually fixed per lot until the bonds are retired. The operations part pays for landscaping, amenities and management, and changes every year: Wiregrass II's rose 42% for 2026/27, while Epperson Ranch's total rose about 1.5%.

Where to find the real number

Builders must disclose the CDD in the contract, but the most current figure is the district's own adopted assessment chart, usually posted under Finances on its website. Match your lot's width and phase to the right row. Our Florida CDD fees guide explains the disclosure rules.

What to ask the builder

  • Which CDD and bond series the lot is in, and the payoff year.
  • Whether the first year's CDD is prorated or paid by the builder.
  • The HOA budget, what it includes (Epperson's covers ULTRAFi internet) and any club dues, as at Two Rivers.

New build or resale: what it really costs

Monthly payment

At Freddie Mac's 7.03% average (week of September 24, 2026), principal and interest on a $400,424 home with 10% down are about $2,405 a month. A $3,000 yearly CDD adds $250 a month, about the same as borrowing another $37,000 at that rate.

Taxes on a new home

Resale alternatives

Older communities such as Meadow Pointe, with a Zillow typical value of $365,604 and CDD charges from about $415 a year, can cost less each month than a new build, even with some updates.

Inspections and warranties on a new home

Pre-drywall inspection

Ask the builder in writing whether you can bring your own inspector before drywall goes up, when framing, plumbing and wiring are still visible.

Final and 11-month inspections

Inspect before closing and again before the first-year warranty ends. Keep a written list and photos of every item.

Warranty and sinkhole checks

What are the new developments in Wesley Chapel?

The most active are the remaining sections of Epperson and Wiregrass Ranch, M/I's Chapel Crossings and, just outside the area, Two Rivers. Metro's Mirada (San Antonio) and Angeline (Land O' Lakes) are elsewhere in Pasco.

How much does it cost to build a 2,000 square foot house in Florida?

We could not find an official statewide per-square-foot figure. In Wesley Chapel, most buyers purchase from a production builder, so compare the builder's base price for a plan of that size with its lot premium and options, then add the CDD. Custom building on your own lot needs quotes from licensed contractors.

Is Wesley Chapel a wealthy area?

We describe homes, not residents. The Census Bureau's 2020 to 2024 survey puts the median household income in the Wesley Chapel census area at $107,504, against $70,492 for Pasco County, and the median owner-occupied home value at $403,700.

What is coming to Wesley Chapel?

Do I pay less property tax on a new home in Wesley Chapel?+

Only at first. The first bill may cover just the land if the house was not finished on January 1. After that the full value is taxed, at 16.8169 mills in unincorporated Pasco for 2025, and you can file for homestead by March 1 to reduce it.
