Is Bonita Springs a good place to live? The short answer

Yes, for many buyers, with two big conditions: you can afford the higher end of Lee County prices, and you choose a home whose flood and insurance costs you have priced first. Four numbers frame the decision:

  • $2,428: typical monthly rent, down 0.3% on the year.

The main downside is exposure: the National Hurricane Center measured 8 to 12 feet of Ian surge above ground in Bonita Beach, Bonita Springs and Estero in 2022.

Pros of living in Bonita Springs

1. Beaches and barrier-island parks

Bonita Beach Park is a 2.5-acre beachfront park with a boardwalk, and Barefoot Beach Preserve covers 342 acres at the south end of the island. Nearby, Lovers Key State Park spans 1,616 acres over four barrier islands.

2. The lowest city tax rate in Lee County

The city levies only 0.8470 mills, so its 2025 main-district total of 12.7970 undercuts Estero (13.0214), Cape Coral (15.3806) and Fort Myers (16.5034). On a $500,000 home, each mill is $500 a year before exemptions.

3. Cheaper than Naples, a short drive away

Bonita's typical value is about $41,000 below Naples' and its typical rent about $120 a month lower, yet the Collier County line is at the city's southern edge.

4. Placed between two job and shopping centers

I-75 and US 41 run north to Estero and Fort Myers and south to Naples, so you can work or shop in either county.

5. A busy regional airport

Southwest Florida International Airport in Lee County handled a record 11,154,458 passengers in 2025.

Florida has no personal income tax, which matters most if you are moving from a high-tax state with a salary or pension.

Cons of living in Bonita Springs

1. Serious storm surge exposure

Ian's surge reached 8 to 12 feet above ground on the coast and pushed up the Imperial River and into Estero Bay. Farther south, inland high-water marks were 5 to 7 feet. Elevation, not distance from the beach alone, decides your risk.

2. Insurance costs

Citizens' average HO-3 premium in Lee County was $3,322, with a recommended cut to $3,072 from June 2026. Flood insurance is separate, and condo owners pay an HO-6 policy (average $1,459) plus the building's share through dues.

3. Prices high against local wages

The metro median wage was $46,780 in May 2025 (BLS). Bonita's typical home is about 5.3 times the city's $95,210 median household income.

4. Long, hot, wet summers

The area sees about 120 days a year at 90°F or hotter, and June to September each bring about 9 to 10.4 inches of rain, roughly two-thirds of the year's total.

5. A softer job market

Metro unemployment was 5.2% in July 2026 (preliminary), and nonfarm jobs slipped from 316,100 in May to 311,300 in August.

6. Recent buyers are under water

The typical value is 15.4% below its 2022 peak of $594,023, so anyone who bought near the top may owe close to what the home is worth.

7. Association costs and rules

Condo and gated HOA communities carry fees, possible special assessments and rental limits. Read every budget before you commit.

Winter brings seasonal residents and visitors. Test your commute and your beach trip in February, not only in August.

November to April

The dry season, with warm days and cooler nights. Seasonal owners return, so expect busier roads and restaurants.

May to October

Hot and humid. June to September bring the heaviest rain, often as afternoon storms.

Hurricane season

June 1 to November 30. Lee County uses five evacuation zones, A to E, based on surge; learn yours on the county's evacuation map before you buy.

Getting around

Most trips are by car on I-75, US 41 (Tamiami Trail) and Bonita Beach Road, which becomes Hickory Boulevard on the island. LeeTran runs the county bus service; check its routes for your address.

Things to do

Beaches and paddling on Estero Bay, Lovers Key, the Imperial River, Everglades Wonder Gardens, golf, and shopping and dining along US 41 north into Estero and south into Naples.

Jobs and the local economy

Job data is published for the Cape Coral-Fort Myers metro, which includes Bonita. Naples jobs sit in a separate Collier County metro. Look at the numbers before you move for work.

Wages

The BLS put the metro's mean annual wage at $60,050 and the median at $46,780 in May 2025, across 304,790 jobs covered by the survey. Half of workers earn less than the median, which is far below what the typical Bonita home needs.

Unemployment

The metro rate was 5.2% in July 2026 (preliminary), up from 5.0% in April.

Job counts

Nonfarm employment was 311,300 in August 2026 (preliminary), down about 4,800 from May. Job counts move with the seasons, so compare the same month year to year.

What it costs to own a home in Bonita Springs

Property tax

Electricity

LCEC's service list does not include Bonita Springs, so most homes are likely on FPL, whose typical 1,000 kWh residential bill was $128.45 in September 2026. Ask the seller for a recent bill to confirm the provider and summer usage.

Wind mitigation

HOA, condo and CDD fees

These vary from modest HOA dues to large condo assessments and golf club fees, and CDD charges appear on the tax bill as non-ad valorem lines. Ask for the current budget and the last tax bill, and read the Florida HOA laws guide before you sign.

Sales tax

Lee County's sales tax is 6.5%, the 6% state rate plus a 0.5% county surtax. Budget for it on furniture and appliances when you set up a new home.

What salary do you need to live in Bonita Springs?

MIT's living wage for Lee County, updated February 2026, is $52,525 a year for one adult with no children, $83,389 for one adult with one child and $111,230 for two working adults with two children. Those figures use county-wide rents, which are lower than Bonita's.

Is $60,000 enough to live in Bonita Springs?

For one person renting, it is tight. Typical rent of $2,428 is $29,136 a year, almost half of a $60,000 salary before tax. On that income you may need a smaller unit, shared housing or a cheaper inland area such as Lehigh Acres.

Is $100,000 enough?

To rent, yes: keeping rent to 30% of gross income needs about $97,000. To buy the typical home it is short. With 20% down at 7.03%, principal and interest is about $2,684 a month; add about $490 of homestead property tax and roughly $256 of insurance, and the total of about $3,430 fits a 30% ratio at around $137,000 of income.

Bonita is still growing, slowly. The Census Bureau estimates the city at 57,634 in July 2025, up from a 2020 base of 53,674 (7.4%) and up 442 on 2024. Lee County grew faster, by 15.1% to 875,607. Next door, Estero edged down from 38,456 to 38,365 in the last year.

Public schools are run by the School District of Lee County, which offers school choice options. Check state grades on the Florida Department of Education's school grades page, and confirm the assigned school for any address directly with the district, because zoning can change. Is Bonita Springs a good place to retire?

Look at costs and access. The city's tax rate is low, Lee County gives qualifying low-income seniors a $50,000 exemption on county millages and the city $25,000 on city millage, and there is no state income tax on pensions or Social Security.
