What is the Bonita Springs market doing now?
Prices are falling more slowly than a year ago. The typical value dropped 9.6% between August 2024 and August 2025, then 3.2% in the following twelve months. Over five years it is still up 18.5%, because the 2021 and 2022 run-up was so large.
Bonita is holding up better than most of Lee County. Zillow's Lee County typical value fell 4.4% over the same year, Fort Myers 5.0% and Cape Coral 3.9%. Florida as a whole was down 1.5%. Typical rent in Bonita was $2,428, almost flat at 0.3% lower, so landlords are not raising prices either.

2016 to 2020: almost flat
Zillow's August value moved from $332,336 in 2016 to $344,731 in 2020, a gain of under 4% in four years.
2020 to 2022: the surge
The value jumped 23.1% to $424,279 in 2021 and another 40.0% to $594,023 in 2022. In two years the typical home gained about $249,000, the fastest rise in the series.
2022 to 2024: a plateau and the Ian shock
Hurricane Ian made landfall in September 2022. Values barely moved at first: $591,578 in 2023 and $574,588 in 2024. Damaged homes and insurance problems took time to show up in sales.
2024 to 2026: the correction
Over a period of higher mortgage rates and insurance premiums, the value slipped to $519,632 in 2025 and $502,803 in 2026. It remains about 51% above the 2016 level.
Sale speed, price cuts and inventory
Zillow publishes these at metro level, so they describe the whole Cape Coral-Fort Myers metro, not Bonita alone.
Days to pending
About 119 days on average in August 2026, down from 125 a year earlier. That is roughly four months from listing to accepted offer, long by national standards.
Sale-to-list ratio
Homes sold for 95.4% of their final list price in July 2026, up from 94.7%. On a $500,000 list price, that is a typical discount of about $23,000.
Price cuts
21.2% of listings had a cut in August 2026, slightly fewer than 22.0% a year earlier.
Inventory
10,537 listings, down from 13,144, a fall of about 20%. Fewer listings are the first thing that usually slows a price decline.
Median sale price
$360,000 across the metro in July 2026, against $360,917 a year earlier. The metro figure is far below Bonita's typical value because it includes lower-priced Lehigh Acres, Cape Coral and Fort Myers.

34134: the higher-priced ZIP
Zillow's typical value was $628,786, down 3.0%, the highest of the two ZIPs Zillow tracks. At this price level, elevation, flood history and association finances move value more than square footage, so check all three on every listing.
34135: the larger, lower-priced ZIP
$456,672, down 3.2%. This is where newer inland building is happening, including Pulte's Vivid Shores, priced from $754,990, so new homes here sit well above the ZIP's typical value.
Next door: Estero and Naples

Single-family homes
Single-family homes are steadier because owners control their own roof and insurance. Owner-occupied homes made up 81.8% of occupied Bonita housing in the Census 2020-2024 survey, above the Lee County share of 74.3%.
New construction

How Hurricane Ian and insurance shaped prices
The National Hurricane Center recorded maximum surge of 8 to 12 feet above ground in Estero, Bonita Beach, Bonita Springs and North Naples, with inland high-water marks of 5 to 7 feet farther south. Expect buyers to price in any flood history or an elevation below current base flood elevation, and to ask for permits on every repair.

What is the best neighborhood to live in Bonita Springs?
It depends on the kind of home you want, not on a ranking. For beach access, look at condos and homes built up on raised foundations along Bonita Beach Road and Hickory Boulevard, and budget for surge exposure. For golf and amenities, the gated communities along US 41 bring association fees. For newer construction and lakes, look east of I-75 in 34135. Rent vs buy in Bonita Springs
Typical rent was $2,428 a month. Buying the typical $502,803 home with 20% down at 7.03% costs about $2,684 a month in principal and interest, plus about $490 a month in property tax with homestead and roughly $256 a month at the Citizens average premium. That is about $3,430 before any HOA or flood cover, so buying costs about $1,000 a month more than renting at today's rate.
What is the hardest month to sell a house?
There is no official Bonita ranking of months. The hard stretch in practice is the June 1 to November 30 hurricane season: inspections and insurance binding can stop when a storm is named, and many seasonal buyers are away. Listing in winter, with the storm file ready, puts your home in front of more buyers.
Where is real estate booming in Florida?
Not in the big metros. Zillow's county data for August 2026 show 25 of Florida's 67 counties with rising values, led by small northern counties: Taylor up 6.1%, Lafayette 5.8% and Hamilton 5.7%. Days on market against the metro
A listing past the metro average of about 119 days has usually been tested by buyers and found too high. Ask how many price changes it has had and what the original list price was.
Purchase date and price
The Lee County Property Appraiser record shows when the seller bought and for how much. A seller who bought in 2022 may have less room to cut than one who bought in 2019.
Repair and permit history
Look up permits for roof, electrical and drywall work after September 2022, and ask for any flood claim history before you set your offer.
