Where new homes are being built in and near Bonita Springs
Bonita Springs is largely built out along US 41 and the coast, so most new single-family building sits east of I-75 or across the city line in Estero. The Census Bureau's 2025 permit data show how small the city's share is:

Vivid Shores (Pulte Homes, Bonita Springs 34135)
Pulte lists Vivid Shores at 25419 Shimmering Sands Court with single-family lakefront homes from 2,366 to 4,346 square feet, impact glass included, priced from $754,990. When checked it was taking an interest list, so ask which homesites and floor plans are released and when.
Summercrest (Toll Brothers, Estero)
Toll Brothers includes Summercrest on its Bonita Springs page, but lists it as Estero. It sells two-story townhomes with three or four bedrooms and 1,944 to 2,570 square feet, from $549,995. The address pays Estero's village millage, not Bonita's.
Esplanade at Kingston and Kingston South (Estero)
Kingston is a master plan off Corkscrew Road in Estero. Taylor Morrison prices Esplanade at Kingston from the low $400s up to over $1 million, and Neal Communities builds in Kingston South. This is the lowest published entry price in the Bonita and Estero area we found.
Seven Shores (Toll Brothers, Naples)
Toll's Bonita Springs page also shows Seven Shores, which is in Naples, Collier County. Its single-family homes start at $599,995 on Toll's Naples page. Our Naples new construction guide covers it with other Collier projects.
Kalea Bay (condo towers, North Naples)
For new condos near Bonita, Kalea Bay at 13910 Old Coast Road, Naples 34110, is a five-tower development with three- and four-bedroom residences of about 3,200 square feet. Prices are not published.
WildBlue (Stock Development, between Fort Myers and Naples)
At the top of the range, Stock describes custom residences over 4,000 square feet starting above $4 million on its 3,500-acre site.
Lennar and GL Homes
Lennar is also building in the area, but its site did not load, so ask a sales agent for current Bonita communities and prices. GL Homes' Valencia Bonita, an age-restricted community, still shows in searches; ask GL Homes whether any homes remain before you plan around it.

Is it really Bonita Springs? City, Estero or county
A builder's city label is marketing, not a tax district. Lee County's 2025 millage book lists City of Bonita Springs districts, Village of Estero districts served by Bonita Springs Fire, and an unincorporated Bonita Springs Fire district. The city's 2025 main-district total was 12.7970 mills; Estero's was 13.0214. Collier County communities are on a separate tax roll entirely. Ask the sales office for the parcel number and look it up with the Lee County Property Appraiser. The Lee County property tax guide lists every district.
Impact fees on new Bonita-area homes
Unincorporated Lee County
Lee County's schedule dated May 18, 2023 charges a new detached home $5,248 for roads, $2,879 for schools, $806 for parks and up to $821 for fire and EMS, about $9,754 before a 3% administrative fee. Road, park and school fees are collected at 52.5% of the adopted base. Confirm the current schedule on the county's fee page.

Cities and villages can set their own road and park fees, and we could not verify Bonita Springs' own amounts. Ask the builder which fees are already in the base price.
CDD and HOA fees on new homes
What the law requires
Florida Statute 190.048 makes sellers in a community development district put a bold statement in the initial sale contract that the CDD may levy taxes or assessments on top of county taxes. Read that paragraph closely.
Where the charges appear
CDD debt and operating charges show up as non-ad valorem lines on the Lee County tax bill, so they are easy to miss in a monthly HOA quote. Ask for the latest bill on a finished home in the same phase.
What to ask

Is it cheaper to build or buy a house in Bonita Springs?
Usually cheaper to buy resale. Vivid Shores starts at $754,990, while Zillow's typical 34135 home was $456,672. At the 7.03% Freddie Mac rate, principal and interest with 20% down is about $4,031 a month on the new home and $2,438 on the typical resale.
What a new home buys you
Current code, impact glass on some models, a new roof and a builder warranty can lower insurance and repair costs for years. Lee County's FEMA maps took effect on November 17, 2022, so new homes are built to those flood elevations.
Building on your own lot
Few vacant lots remain near the coast. If you find one, add land, design, permits, impact fees and elevation fill to the build cost, and get a survey before you buy.

Hire your own inspector

Ask for the final elevation certificate. Ian pushed 8 to 12 feet of surge into parts of Bonita Springs and Estero, per the National Hurricane Center, so price flood insurance even outside a required zone.

Check what happens if the home is late, including after a hurricane. Read how much room the contract gives the builder on dates, and plan your lease or sale around a range, not one day.

Rate buydowns and closing credits often require the builder's lender or title company. Compare the full offer with an outside lender's quote before you accept.
