Where new homes are being built around Coral Springs
Across Broward County, builders pulled permits for 712 single-family homes and 1,904 units in buildings of five or more in 2025. Coral Springs accounted for 2 of those single-family permits and none of the multifamily units. The land has been used up, so new building inside the city now comes from infill sites, teardowns and redevelopment.
When you search for new construction in Coral Springs, portals and builders widen the net. Pulte's Coral Edge ranks for the search but sits in Margate, and Lennar's Parkland Royale is in Parkland. Toll Brothers' "near Coral Springs" page lists only Palm Beach County communities. Always check which city a community is in, because the city sets the tax rate, the building rules and the utility provider.
What are the current construction projects in Coral Springs?
These are the projects we could verify from builder or city sources. Prices and status change, so confirm with the builder or the city before relying on them.
Sunset Trails (Lennar, Coral Springs)
Lennar began sales in March 2023 at this enclave of 144 two-story townhomes at Wiles Road and Coral Ridge Drive. At launch, homes had three or four bedrooms and 1,362 to 1,961 square feet, priced from the mid $500,000s, with a pool pavilion, spa, play area and smart-home features. That was the 2023 launch; ask whether any homes remain and at what price today. Later sales will be resales.
Cornerstone Plaza (proposed, downtown Coral Springs)
The city's Downtown Projects page lists Cornerstone as a proposed project intended to give Coral Springs a downtown gathering place. The page does not publish a developer, unit count or schedule, so treat it as planned, not for sale.
City Village (proposed, downtown Coral Springs)
Also listed as proposed, City Village is described as a mixed-use project with grocery, retail, restaurants and entertainment. Check the city's economic development office for approvals and any residential component before planning around it.
Coral Edge (Pulte Homes, Margate)
This community ranks for Coral Springs new-home searches but is in the City of Margate. We could not load Pulte's pricing or floor plans, so ask the sales office for the current price sheet, HOA fee and any assessments.
Parkland Royale (Lennar, Parkland)
Parkland Royale appears in the local results for Coral Springs new construction and is in the City of Parkland, north of Coral Springs. Lennar's site blocked our check, so confirm prices, fees and availability directly.
Palm Beach County options
If you can go farther north, builders are more active in southern Palm Beach County. Toll Brothers lists Layton Pointe in Delray Beach from $1,544,995 for 4 to 5 bedrooms. See our Delray Beach new construction, Boynton Beach new construction and Boca Raton new construction pages.

Building or rebuilding on a Coral Springs lot
If you want a new house in Coral Springs itself, buying an older home and rebuilding or gutting it is often the only way. These are the checks that decide whether it works.
Zoning and HOA approval
Confirm what the city's zoning allows on the lot, including setbacks and height, and read the HOA's architectural rules. Many associations require approval of plans, roof type and colors before work starts.
Permits and impact fees
Broward County charges new residential construction school impact fees, road impact or transportation concurrency fees and, where platting is required, park fees. Since November 2025, school impact fees are paid directly to the School Board of Broward County. We could not verify current amounts, so ask the county and the school board for the fee on your specific plan.
Water and sewer connection
Your lot will be served by one of four providers: the City of Coral Springs Water District, North Springs Improvement District, Coral Springs Improvement District or Royal Waterworks. Each has its own connection rules and charges, so contact the right one before you finalize plans.
Flood zone and elevation
Check the FEMA flood zone. If a rebuild or major renovation counts as substantial improvement, it may need to meet current elevation rules. Our Florida flood zones guide explains how zones affect cost.
How much would it cost to build a 2,000 sq ft house in Florida?
We cannot give a verified per-square-foot figure for Coral Springs, and national averages hide big local differences. Your total is land (or the older home you buy and tear down), demolition, design and permit fees, impact fees, utility connections and the build itself. Get at least two written bids from licensed contractors, check each license on the Florida DBPR search, and compare the total with a newer resale.
Buying a newer resale instead
A home built in the last few years, such as a Sunset Trails townhome, gives you modern construction without building. Run these checks.
Permits closed and warranty status
Look up the permit history and make sure every permit was finaled. Ask whether any builder warranty is still in force and whether it transfers to you.
Roof, windows and wind report
Newer roofs and impact windows cut insurance costs. Get the wind-mitigation report, and read our wind mitigation guide.
HOA finances
Newer associations may still be building reserves. Get the budget, reserve plan and any planned special assessment before your review period ends. Our Florida HOA law guide lists what you can ask for.
The tax bill
Read the full tax bill, including non-ad valorem assessments, and remember the 2025 Coral Springs millage was 20.2856. Your bill resets to market value after purchase.
CDD and HOA fees on Coral Springs area new homes
Community development districts (CDDs) are mostly set up for large new master-planned areas. In built-out Coral Springs, the monthly costs to check are HOA dues and any special district assessments. Parts of the city are served by North Springs Improvement District and Coral Springs Improvement District, so look at the non-ad valorem lines on the tax bill for any assessment tied to the parcel. In Parkland and Margate, ask each builder in writing whether the community has a CDD or special district and what the annual charge is. Our Florida CDD fees guide explains how they work.
New build or resale around Coral Springs: what costs more?
Price
Sunset Trails launched from the mid $500,000s in 2023, while Zillow's typical value in August 2026 was $523,439 across Coral Springs and $331,786 in ZIP 33065. New usually costs more per square foot than an older home nearby, but you may spend less on roof, air conditioning and repairs in the first years.
Monthly payment
At 7.03% with 20% down, a $523,439 home costs about $2,794 a month in principal and interest. Builders sometimes offer rate buydowns through their lender; compare the full cost with an outside lender's quote.
First-year property tax
Florida values property on January 1. If a new home was not finished on that date, the first bill may cover only the land, and the second will jump. File for homestead by March 1 after you move in. See our Broward County property tax guide.
What is the best time of year to buy a new construction home?
There is no single best month, but a few moments give you more room to negotiate. Ask about incentives on finished inventory homes the builder wants to close, and near the end of a builder's quarter or year. In South Florida, avoid scheduling a closing or final walkthrough in the middle of an active storm threat during hurricane season, June 1 to November 30. In a built-out city like Coral Springs, timing matters less than simply catching a listing when a newer home comes up for resale.
Is Coral Springs, FL affluent?
By Census income data it sits above the county. The 2020 to 2024 American Community Survey put Coral Springs' median household income at $93,602, compared with $77,633 for Broward County, and the median owner-occupied home value at $545,400. For current prices, see the Coral Springs housing market page, and for the wider picture, is Coral Springs a good place to live.
Buying new near Coral Springs with your own agent
The builder's sales staff work for the builder. Your own agent can compare a new home in Parkland or Margate with resales in Coral Springs, review the contract's deposit, price-change and completion terms, and push for incentives. Many builders require your agent to be registered on your first visit, so bring them or name them then. We can introduce you to a local agent through our Coral Springs real estate guide; also see new construction homes in Florida and the Fort Lauderdale new construction page.
Common questions
Are there new construction homes in Coral Springs, FL?+
Very few. The Census Bureau counted 2 single-family building permits in Coral Springs in 2025. Lennar's 144-townhome Sunset Trails, which opened for sales in March 2023, is the most recent builder community we could verify in the city. Most new homes in Coral Springs searches are in Parkland or Margate.
Why is there so little new construction in Coral Springs?+
The city has run out of large vacant sites. New homes inside Coral Springs now come from infill lots, teardowns and redevelopment such as the proposed Cornerstone Plaza and City Village downtown projects, rather than new subdivisions.
Is Coral Edge in Coral Springs?+
No. Pulte's Coral Edge ranks for Coral Springs new-home searches, but Pulte lists it in Margate. The city matters because it sets the tax rate, building rules and utility provider, so check the jurisdiction of any community before comparing prices.
Do new homes near Coral Springs pay impact fees?+
Yes. Broward County charges new residential construction school impact fees, road impact or transportation concurrency fees and, where platting is required, park fees. Since November 2025, school impact fees go directly to the School Board of Broward County. Ask the builder whether they are included in the price.
Who supplies water to a new or rebuilt home in Coral Springs?+
It depends on the lot. The city has four providers: the City of Coral Springs Water District, North Springs Improvement District, Coral Springs Improvement District and Royal Waterworks. Check the city's water districts map and contact the right provider about connection charges before you build.
Is it cheaper to build or buy in Coral Springs?+
Usually buying is simpler and often cheaper, because you would first have to buy an existing home or lot to build on. A rebuild adds demolition, design, permit and impact fees. Compare two written builder bids with the price of a newer resale before deciding.
